About our air source heat pumps in Lee
A heat pump takes heat from the outside air and moves it into your home with electricity running the compressor and fans. The technology is close to air conditioning, which is why we install both and the Energy Saving Trust notes that air-to-air heat pumps are sometimes referred to as air conditioning. If you’re dealing with ageing boilers that will need replacing and not knowing whether a grant applies, we can help.
In a flat in Lee, the lease and the freeholder typically decide where a heat pump can go. The planning rules for flats are stricter than for houses, and we check before designing.
AirCon Doctor is an F-Gas certified company and NICEIC approved for electrical work, MCS certified for heat pumps and a Checkatrade member. Our engineers hold the F-gas qualifications needed to work on refrigerant.

Why act early in Lee
A sudden boiler failure rarely leaves room to plan a heat pump properly. Surveying and designing in advance means the system is sized right and any grant is applied for before you need the heat. If a lease or managing agent is involved in Lee, start the conversation early.
What you pay reflects the actual work. That is why every job is looked at first, and why the quote is fixed before we start.

What air conditioning will not do
Not every problem is solved by air source heat pumps, and we’d rather say so up front. It doesn’t solve:
- Promising eligibility for the Boiler Upgrade Scheme
- Disconnecting or servicing a gas boiler
- Tax rulings, which only HMRC can give
If you are not sure, just give us a ring on 07833 053749 or fill in the contact form and we will give you a straight answer before booking.
Parts of the system we cover
- Homes heated by oil, LPG or gas
- Air-to-water heat pumps
- Hot water cylinders
- Air-to-air heat pumps
- Underfloor heating
- Radiator systems
What we do, step by step
Our engineers arrive at the time agreed with you and check the plan with you first. Dust sheets go down over floors and anything close to the work, and the electrics are made safe before any panel comes off. The work itself takes several days for an air-to-water system with a new cylinder, less for an air-to-air system. If a freeholder or agent needs to agree the work in Lee, we can send them the details.
- It starts with a conversation about the home, the existing heating and your plans.
- On the visit we calculate what every room loses on a cold day, then check the radiators, room for a cylinder and outdoor unit options.
- The price comes back fixed and in writing, with the grant and VAT shown line by line.
- The outdoor unit, the indoor equipment and the controls are installed and connected.
- The system is commissioned and registered under MCS, and we show you how to use it.
Preparing for the visit
- Clear access to the fuse board
- Mention any parking restrictions near the property
- Clear the space around the indoor unit, or where it will go

Common questions in Lee
Can you fit air conditioning in a London flat in Lee?
In many cases, yes, once the lease and the building’s rules are checked. We look at where the outdoor unit could go, such as a balcony, flat roof or rear wall, and write it up for the freeholder or agent.
Will a heat pump in Lee need planning permission?
That depends on the building and where the outdoor unit goes. The Lee Manor Conservation Area takes in the middle of Lee. The permitted development rules for heat pumps leave out listed buildings and stop outdoor units going on road-facing walls or roofs in conservation areas. Anything outside the rules needs an application, and we raise it with the planning department at Lewisham council, usually the authority for Lee first.
Are you F-Gas certified?
As the law requires for refrigerant work, we are an F-Gas certified company. We’re also NICEIC approved, MCS certified for heat pumps and Checkatrade members.
How much does an air source heat pump cost?
Air-to-water work is in the £8,000–£16,000 range (0% VAT on homes), with any grant still to come off. Where you land depends on the size of heat pump, any radiators that need changing and the hot water cylinder. Air-to-air is priced after a survey.
Which manufacturers do you install and repair?
Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries, Hitachi and others. For a new system, we suggest the make and model that suit the property and tell you why.
Can I fit air conditioning or a heat pump myself?
Anything that involves the refrigerant needs an F-Gas qualified engineer from a certified company. That is a legal requirement, and it also matters for the manufacturer’s warranty. We can quote for the whole job, from supply to commissioning.
Will my home qualify for the Boiler Upgrade Scheme?
Not every home qualifies, so we check. Only one grant is available per property, it cannot replace a low-carbon system, and hybrids don’t qualify, among other rules.
Homes in Lee and heat pumps
The Valuation Office Agency’s council tax figures put about 49% of homes in Lee and the neighbourhoods around it before 1919, and the 2021 Census found about 57% of households live in flats. Older homes can lose heat faster, so a room-by-room heat loss calculation, and sometimes insulation or larger radiators, comes before sizing a heat pump. Flats are often harder for air-to-water systems, so we look at whether air-to-air suits better. In London, outside space and the rules for flats often decide which kind of heat pump suits.
For a home near Lee station, the survey looks at whether an air-to-water or air-to-air heat pump suits better.

Common problems we fix in Lee
Many people look at heat pumps when an oil, LPG or gas boiler is getting old. Starting early leaves time for the survey, the design and any grant application, rather than rushing a replacement in winter.
If any of these sounds familiar, it’s worth a diagnosis:
- Working out where a cylinder could go
- Questions about listed buildings or conservation areas
- Ageing boilers that will need replacing
Eltham Palace, roughly 1.7 miles east, is a reminder to check your home’s listing status: permitted development does not cover listed buildings.
Questions to ask before booking
- Whether the company is F-Gas certified, and whether you can check it
- Whose warranty applies, and on what terms
- Whether extra work needs your approval first
