Air conditioning in TN11: how it works
Think of it as diagnose, treat and sign off: the survey diagnoses what the rooms need, the installation is the treatment and commissioning is the sign-off. The sign-off includes testing every mode, showing you the controls and handing over the F-Gas records. The work covers ceiling cassettes, multi-split systems and air-to-air heat pumps, and the jobs we see most are a loft room or top floor that bakes in summer and too many options and no clear advice.
There’s very little for you to do on the day. Just let us in and point us to the units, or to where they’ll be fitted, and we take it from there. At the end, we tidy up and run through the work with you.
- You send pictures, or we visit and survey the rooms and outside.
- Output, positions and price are settled before anything is booked.
- On the day, dust sheets go down and the indoor and outdoor units are fitted.
- Pipework, cable and drain are run, the circuit is connected and the pipework is pressure tested and evacuated.
- The system is commissioned, the controls explained and the F-Gas records handed over.
What affects the price in TN11
A single unit or a whole estate, we price it on the same basis: the work involved, the access and the equipment. The price is fixed before we start, and the quote sets out the VAT.

Air conditioning across TN11: local notes
Planning rules are the same across England, TN11 included: cooling-only units aren’t covered, listed buildings need consent and conservation areas restrict outdoor units facing a road.
Enquiries from TN11 get a reply on the working day they arrive. For a breakdown, use the 24/7 line.
Hadlow: Living close to St Mary's Church? Some older properties in parts like that are protected, and the survey finds out whether yours is. With historic houses such as Old Soar Manor about 2.6 miles north, it’s a reminder that older homes nearby may be listed, which changes the planning rules.
Managing agents and facilities teams in TN11
If you look after several properties, we can quote and plan the work across all of them. Every address has its own paperwork, so the files stay tidy.
We also work for facilities teams in offices, schools and public buildings across Kent. Work can be phased by floor, zone or building to keep disruption down.
System by system
Ducted systems
Ducted units can feed several rooms through a network of ducts, which suits new builds, extensions and refurbishments where ceilings are open.
Pipework and condensate drains
Between the units run the refrigerant pipes, the control cable and the condensate drain. We agree the route with you before we drill, and keep it as short and neat as the building allows.
What you can do yourself, and what needs us
Leave the units and pipework where they are. Moving a unit involves the refrigerant circuit, so it needs an F-Gas qualified engineer, and the electrical side needs a competent person. Ask us to quote for a move instead.
Keep a note of anything odd: an error code, a new noise, a drip, a smell or a change in how well the system heats or cools. It helps us diagnose quickly, and a photo of the display helps even more.
Leave it or put it right?
Fans and portables move warm air around rather than removing it. A properly installed split moves heat outside, keeps the noisy parts out of the room and most of the time heats too, so it works for you in winter as well.
What your quote should include
- Whether they looked at the job before pricing it
- Whether the electrical work is done by a registered contractor, such as NICEIC approved
- Whether the price is fixed or an estimate
- Whether the manufacturer’s warranty depends on regular servicing
TN11: your questions answered
Is planning permission needed for the outdoor unit?
That depends on what’s being fitted and where. In England, an air source heat pump on a house can be permitted development if it meets set conditions, including the MCS 020(a) noise check, but a cooling-only unit isn’t covered, so check with the council. Listed buildings, conservation areas and flats have extra limits. This is general information, not legal advice.
Can I do any of the installation myself?
Not the refrigerant work. Under the F-gas rules, it must be done by qualified engineers from a certified company, and a new electrical circuit is notifiable building work unless a registered competent person does it.
Are you F-Gas certified?
We are an F-Gas certified company, NICEIC approved for electrical work and MCS certified for heat pumps. We’re members of Checkatrade too.
Can you come out in an emergency?
Yes. There’s a 24/7 emergency line for problems that cannot wait for a planned visit. Call 07833 053749 and tell us what’s happened.
Do I get paperwork after the visit?
Yes, on every job. A new system comes with commissioning details, F-Gas records and the manufacturer’s warranty information, and repairs and services get a record of the work.
Where will you put the outdoor unit?
Wall brackets, ground level and flat roofs are all options, chosen for the pipe route, airflow and access. Noise near bedrooms and boundaries is part of the decision, and the position can affect planning.
Is the equipment covered by a warranty?
Warranty comes from the manufacturer and depends on the brand and product. For example, Daikin’s standard warranty on split air conditioning is 2 years and we explain the terms for your brand on the quote.
