About air conditioning in ME18

A new system normally needs a dedicated circuit from the fuse board. Adding a new circuit is notifiable building work under Part P unless it’s done by a registered competent person, and as NICEIC approved contractors we can install and certify it as part of the job. Typical jobs include portable units that are noisy and barely cope and rooms under the roof that stay hot into the night, on ducted systems, VRF systems and ceiling cassettes.

Every visit follows the same order: check the plan with you, put the dust sheets down, carry out the job, test what we have done and talk you through it. The visit itself takes about a day for a single-room system, longer for multi-room and ducted systems.

  1. We survey the rooms and the outside of the property, or work from photos and details for simple jobs.
  2. Cooling loads are worked out room by room, and the written price names the make, the model and every position.
  3. On the day, we fit the indoor and outdoor units and run the pipework, cable and condensate drain.
  4. Once the electrics are connected, the pipework is tested for leaks and put under vacuum before any refrigerant flows.
  5. Last comes the run-up: every mode checked, the controls explained and the paperwork left with you.

Where we install in ME18

From Yalding, Wateringbury and Branbridges outwards, ME18 has every kind of home. We survey every property before we quote, then a fixed-price quote.

Refrigerant work is done by F-gas qualified engineers for a certified company, and the electrics come under our NICEIC approval.

Yalding: A loft bedroom or a glazed extension is often the room that prompts the first call. Homes near St Peter's and St Paul's Church are a good example of where we look up the heritage status of the building before fixing anything to it.

Honest limits

We won’t sell you work that does not address the problem, so these are the things it will not cover:

  • Work that needs permission from a landlord or the council
  • A building fabric problem such as single glazing or no loft insulation
  • Gas boiler or central heating faults (we don’t work on gas boilers)

Why act early?

There’s a tax point for homes: installing energy-saving materials in residential accommodation is zero-rated until 31 March 2027, then 5%. HMRC says most air conditioning units are air source heat pumps, but each case depends on the facts and we confirm the VAT on your quote. This is general information, not tax advice.

What the work involves, system by system

Outdoor unit positions

Outdoor units are fitted on wall brackets, at ground level or on a flat roof, depending on the property and the pipe route. It needs space around it to breathe and for an engineer to work on it.

Electrical supply

A dedicated circuit is normally needed. As NICEIC approved contractors, we install it and issue the certificate and that covers the Part P side.

Let and managed properties

We regularly work with managing agents. Tell us the property, the work and the access arrangements, and we will send a fixed-price quote.

Larger air conditioning systems in buildings need more than servicing: a TM44 inspection by an accredited energy assessor is required at least every 5 years for systems over 12 kW. We can arrange it, prepare the system for it and fix what it finds.

ME18 questions

What does F-Gas certified mean?

Anyone installing, repairing or servicing the refrigerant side must be qualified, and their company certified. Ask to see proof before you book anyone and we’ll gladly show you ours.

How much does air conditioning installation cost?

For one room, a split system is typically £1,200–£2,200 + VAT. A two-room multi-split is typically £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT, with supply, fitting, commissioning and F-Gas documentation included. The price is fixed before work begins.

When will I hear back?

You will hear from us the same working day. If it’s an emergency, ring the 24/7 line instead.

Do you cover ME18?

Yes. ME18 is part of the area we cover, as part of our area across London and the South East. Our base is in East Grinstead, West Sussex.

Do you work on systems someone else installed?

Yes. We start with a proper look and tell you honestly what we find, including any issues with how it was fitted. You get a fixed price before any work goes ahead.

What size air conditioning unit do I need?

We size each room on the survey, from its size, glazing, orientation and use. Too small, and it runs flat out; too big, and it switches on and off and wastes energy and we explain the output we recommend.

Do you offer maintenance contracts?

Yes. Tell us what you have and how it’s used, and we’ll suggest a schedule with a fixed price. That can include the leak checks the F-gas rules require for larger systems.
