Air conditioning across SM3: what to expect
Good air conditioning starts with the right system in the right place. Each room is assessed for its size, windows, direction and how it’s used, and we agree the unit positions and the route for the pipes, cable and drain before you get a fixed-price quote. The work covers VRF systems, wall-mounted split systems and multi-split systems, and common reasons people get in touch are working from home in a room that gets too warm and an old system that needs replacing.
The visit goes in the diary at a time that works for you, and we let you know if plans need to move. When we arrive, we check the job against the survey or the photos you sent. Anything unexpected is raised with you before we go further. From there, the work takes a day or more, depending on the number of rooms, the pipe routes and the access.
- First comes a site survey, or photos and measurements for a straightforward job.
- The quote is fixed and shows the equipment, where each unit goes and what’s included.
- On the day, we fit the indoor and outdoor units and run the pipework, cable and condensate drain.
- Once the electrics are connected, the pipework is tested for leaks and put under vacuum before any refrigerant flows.
- The system is commissioned and checked in every mode, and we hand over the controls, F-Gas records and warranty information.

Air conditioning across SM3
Planning rules are the same across England, SM3 included: an air-to-air system that heats as well as cools can be permitted development on a house, but cooling-only units, listed buildings and outdoor units facing a road in conservation areas need more care.
SM3 is within the area we cover from our base in East Grinstead. Each job starts with a survey and a fixed-price quote.
North Cheam: Older streets near St Oswald Church may fall within a conservation area, so we check the planning position before choosing where the outdoor unit goes. If you commute from West Sutton station and work from home on other days, one wall-mounted unit in the home office is often all that is needed.
Rented and managed buildings
The F-gas rules share responsibility for leak checking between the equipment’s operator and the service technicians. Where a building is let or managed, the lease or contract should make clear who looks after the system and we are happy to deal with whoever it is.
Keeping records across a portfolio is half the battle. Each visit is written up, with F-Gas records wherever refrigerant work is involved, so you can show what was done and when.
What affects the cost of air conditioning
Your quote is based on your property. We take into account:
- What kind of system it is
- What electrical work the job needs
- The condition of any existing system
- One-off work versus a regular service cycle
Every job is different, so each one gets its own fixed-price quote. The system, the access, the pipe routes and the parts involved all play a part.
What we need to know
Good pictures often save a visit. Try to include:
- Wide photos of the room or the existing unit
- Your consumer unit or fuse board
- The remote or wall controller showing any error
- The paperwork from the last service, if you have it
Some jobs can be priced from pictures, while others need a survey. Bigger systems, commercial sites and awkward pipe routes are normally surveyed on site. Either way, the quote is fixed before anything goes ahead.
Why deal with it now?
Refrigerant rules have changed what new systems use. Since 2025, new single split systems with less than 3 kg of refrigerant can’t use F gases with a GWP above 750, which is why R32, with a GWP of 675, is now common. Older R410A systems have a GWP of 2088.
Questions to ask before you book
- Whether the quote shows VAT clearly
- What’s in the price and what is not
- Whether anyone has checked the property or the system first
- Whether the company is F-Gas certified, and whether you can check it
What air conditioning cannot fix
A few issues sit outside what this work can do:
- Damp from leaks or a lack of ventilation
- Central heating repairs
- Draughts and missing insulation
FAQs for SM3
How do you size the system?
Sizing is done on the survey, room by room. An undersized unit never catches up, and an oversized one cycles and wastes energy and we explain the output we recommend.
Can I have air conditioning in a flat?
In many cases, but permissions come first. You’ll normally need the landlord’s or management company’s consent for the outdoor unit and the pipe route, so check the lease. Permitted development rules for flats are also tighter than for houses, so we point out anything that may need permission on the survey. This is general information, not legal advice.
Will skipping a service affect the warranty?
It depends on the manufacturer’s terms. Some manufacturers make regular servicing by a qualified engineer a condition of the warranty, so it’s worth checking. Keep every service record either way.
Which accreditations do you hold?
We are an F-Gas certified company, with NICEIC approval for electrical work and MCS certification for heat pumps. We are also Checkatrade members.
Where does the outdoor unit go?
It can go on a wall bracket, at ground level or on a flat roof, chosen for the pipe route, airflow and access. Noise near bedrooms and boundaries is part of the decision and position can affect planning.
Will you work on another installer’s system?
Yes. Systems fitted by other companies are fine, on all the main brands. Send us the make and model, and any records you have.
Can we book visits on a schedule?
Yes. We offer maintenance contracts, set at the interval the system and the manufacturer’s terms need. Each visit is recorded and F-Gas records kept where they apply.
