Air conditioning across ME1: what to expect
Across ME1, every installation follows the same steps: a site survey, or pictures for simple jobs, then a fixed-price quote, the installation, commissioning and F-Gas records. The price is fixed up front and the records are handed over at the end. Common call-outs are for expensive direct electric heating and an office, shop or restaurant that’s uncomfortable for staff and customers, across air-to-air heat pumps, wall-mounted split systems and ceiling cassettes.
Everything the job needs comes with us, from tools and test equipment to ladders and dust sheets. All we ask is clear access to the units, or to where they’ll go, and to the consumer unit. On site, the work takes a day for most single-room installations, with multi-split, ducted and cassette systems taking longer.
- You send photos, or we visit and survey the rooms and outside.
- The system is sized, positions are agreed and the price is fixed.
- Sheets go down first, then the indoor unit and the condenser are mounted.
- Connections are made, checked for leaks and pulled down to a vacuum.
- We commission, show you the controls and leave the F-Gas and warranty paperwork.
How we quote
The cost depends on the system and the number of rooms or units, how easy the units are to reach and the parts and time the job needs. We give you a fixed price before work begins, so you know where you stand.

Air conditioning across ME1: local notes
Across ME1, from Chatham, Rochester and Strood to the villages, homes range from older terraces and cottages to new estates and flats. We survey every property before we quote.
ME1 is part of a working area that runs from Greater London to the Sussex coast and out to Oxfordshire and Essex. One phone number covers all of it. In the coastal parts of ME1, outdoor units benefit from a sheltered position and regular servicing, and some manufacturers offer corrosion-protected coils.
Rochester Riverside: Close to Rochester station? A small study or box room used for work can usually be cooled with a single indoor unit. Restoration House (roughly 0.3 miles south-west) shows the area has its share of heritage. A listed home needs consent before an outdoor unit or pipework goes on.
Why it fails
Some people come to us for heating rather than cooling. Old direct electric heaters turn electricity straight into heat, while a heat pump moves heat in from the outside air, which means more heat out than electricity in. Most modern split systems work this way.
Common reasons people call us include:
- Rooms heated by plug-in heaters
- An ageing air conditioning system near the end of its life
- A business premises that overheats in summer
- Portable units that are noisy and barely cope
System by system
Pipework and condensate drains
The indoor and outdoor units are joined by insulated refrigerant pipes, a cable and a condensate drain. We agree the route with you before we drill and kept as tidy as the building allows.
Ducted systems
Ducted systems need space for the unit and the ductwork, and access for servicing. The survey confirms whether there’s room.
Aftercare tips
Here’s the after-treatment advice, in brief:
- Don’t cover or box in the outdoor unit
- Keep to the service interval the manufacturer recommends
- Tell us if the unit starts to leak, rattle or show a code
- Clean the filters every few weeks when the system is in heavy use
We recommend an annual service, and some manufacturers make servicing a warranty condition. We will remind you when it’s due, so it doesn’t get forgotten.
Keep the outdoor unit clear. Anything piled against it, from leaves to garden furniture, reduces the airflow, which makes the whole system less efficient.
Managing agents and facilities teams in ME1
Landlords, letting agents and managing agents book us, not only the people who live or work in the property. Let us know who will give us access and who the records should go to and we’ll copy in whoever needs it.
When the building owner and the occupier are different, the lease or tenancy agreement normally sets out who maintains what. We are happy to deal with either side and send the records to whoever needs them.
ME1: your questions answered
Where will you put the outdoor unit?
The position is agreed on the survey, not on the day. It must have clear airflow and space for servicing, and walls or roofs facing a road can raise planning questions. We explain the options and any permissions to check.
How much is air conditioning for one room?
For one room, a split system is typically £1,200–£2,200 + VAT. Two rooms on a multi-split are typically £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT, including supply, installation, commissioning and F-Gas documentation. You get a fixed price before any work starts.
How quickly will you reply?
On the same working day you contact us. Then we agree a date that works for you, and you get a fixed price before any work goes ahead.
Do you offer maintenance contracts?
Yes. Send details of the systems and how they’re used, and we’ll suggest a schedule with a fixed price. Leak checks required by the F-gas rules can be built in for larger systems.
Do you work on systems someone else installed?
Yes. We look at it first and tell you what we find, including anything about the original installation that needs putting right. You get a fixed price before any work goes ahead.
Do you have a 24/7 line?
Yes, 24/7. When you call, tell us the make, what’s happening and any error code, and we will talk you through the next steps.
Is air conditioning possible in a flat?
In many cases, but permissions come first. You’ll normally need the landlord’s or management company’s consent for the outdoor unit and the pipe route, so check the lease. Permitted development rules for flats are also tighter than for houses, and we flag anything that may need permission. This is general information, not legal advice.
