How air conditioning works in KT11
Wall-mounted, multi-split, ducted and cassette systems are all part of what we install, plus VRF systems for bigger commercial buildings. The right choice depends on the rooms, the building and how visible you want the indoor units to be, and we explain the options on the survey. The work covers ducted systems, VRF systems and multi-split systems, and people most often call us about fans and portables that don’t keep up and rooms under the roof that stay hot into the night.
Anything involving refrigerant is handled by F-Gas qualified engineers, as the law requires, while the electrical side is covered by our NICEIC approval. So on the day, you don’t need a separate electrician for the electrical side. On site, it takes about a day for a single-room system, longer for multi-room and ducted systems.
- We start by looking at the rooms, the walls and where the outdoor unit can go.
- You receive one fixed figure covering the kit, the fitting and the positions we agreed.
- The units go up and the pipework, cable and condensate drain are run neatly between them.
- We connect the supply, pressure test the pipework and evacuate it before the refrigerant is released.
- Finally, it’s commissioned, tested in each mode and handed over with the F-Gas records.

For rail, the closest station is Cobham & Stoke Dabernon station, about 1.1 miles south. Air conditioning across KT11: local notes
Planning rules are the same across England, KT11 included: an air-to-air system that heats as well as cools can be permitted development on a house, but cooling-only units, listed buildings and outdoor units facing a road in conservation areas need more care.
We are based in East Grinstead and work across London and the South East, KT11 included. Each job starts with a survey and a fixed-price quote.
Cobham: The Homewood (roughly 1.2 miles north) shows the area has its share of heritage. A listed home needs consent before an outdoor unit or pipework goes on. Older streets near Church of St Andrew may fall within a conservation area, so we check the planning position before choosing where the outdoor unit goes.
Before you call an engineer
Owners can handle the everyday basics: keep the outdoor unit clear of leaves, plants and clutter, check the settings and the remote, and follow the cleaning the manual describes. Anything inside the units, the electrics and the refrigerant is engineer’s work.
Some faults have simple causes you can check first: is the system in the right mode, is the set temperature sensible, are the remote’s batteries working and has the breaker tripped. If a breaker trips again after you reset it, leave it off and phone us on 07833 053749.
Common problems we fix in KT11
In shops, offices and restaurants, the heat comes from customers, staff, equipment and lighting as well as the sun. Comfortable staff and customers are the usual reason businesses get in touch, along with keeping equipment rooms at a steady temperature.
Reasons to give us a call include:
- An old system that needs replacing
- Working from home in a room that gets too warm
- Bedrooms and offices that overheat in summer
- A business premises that overheats in summer
Let and managed properties
Whether it’s one property or many, you get the same standard: diagnosis, a fixed price, access agreed with the people on site and paperwork at the end.
Portfolio owners often want one contractor and one number. Our area covers Greater London and the South East, so a run of properties can go into one programme and kept to a regular schedule.
System by system
Multi-split systems
You can mix indoor unit types on many multi-split systems, choosing what suits each room, as the manufacturer allows. The survey settles which units go where.
Offices, shops and commercial rooms
Bigger systems in buildings come with extra duties, such as a TM44 inspection by an accredited energy assessor at least every 5 years. We can arrange and prepare for it.
FAQs for KT11
Who is responsible for leak checks?
The F-gas rules share it between the equipment’s operator and the engineers who work on it. The interval depends on the refrigerant charge, measured in tonnes of CO2 equivalent: at least yearly for 5 to under 50 tCO2e, and every 6 months for 50 to under 500 tCO2e.
How do I know what size unit to get?
It depends on the room, not only its floor area. Glazing, orientation, the roof and what goes on in the room all affect it and the survey covers each of them.
Can I have air conditioning in a flat?
Often, yes, but there are extra steps. You will usually need the landlord’s or management company’s consent for the outdoor unit and the pipe route, so check the lease. Permitted development rules for flats are also tighter than for houses, so we point out anything that may need permission on the survey. This is general information, not legal advice.
Do you work on all makes?
We install and work on the leading makes, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. Tell us the make and model and we will take it from there.
Are you F-Gas certified?
F-Gas certified, NICEIC approved and MCS certified for heat pumps, plus Checkatrade membership. Engineers who handle refrigerant hold their own F-gas qualifications as well.
Can I fit air conditioning or a heat pump myself?
The refrigerant side has to be done by a qualified engineer working for an F-Gas certified company. That’s a legal requirement, and manufacturers expect it for their warranty too. We can quote for the whole job, from supply to commissioning.
Can landlords and managing agents book you?
Yes. From one rented home to commercial buildings, we work the same way: a look first, a fixed-price quote and written records.
