Air conditioning in Downside

Downside: your questions answered

Is planning permission needed for air conditioning in Downside?

The answer turns on the property and where the outdoor unit would sit. The Downside Village Conservation Area takes in the middle of Downside. Permitted development only covers heat pumps that aren’t used solely for cooling, and not within the grounds of a listed building. Conservation areas add limits on outdoor units facing a road. Where necessary, we check with the planning department at Elmbridge council, usually the authority for Downside.

Can you do air conditioning in Downside?

Yes. Downside is one of the places we cover. Just call us on 07833 053749 or email us with a few details.

How does the warranty work?

The manufacturer provides it, on its own terms. Some brands make regular servicing a condition so it’s worth keeping the service records.

Do you offer emergency call-outs?

Yes. There’s a 24/7 emergency line for breakdowns that cannot wait. Ring 07833 053749 any time and explain the problem.

Which accreditations do you hold?

F-Gas certified, NICEIC approved and MCS certified for heat pumps, plus Checkatrade membership. Our engineers also hold the individual F-gas qualifications needed to work on refrigerant.

Which brands do you work with?

The main ones, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. For a new system, we suggest the make and model that suit the property and explain why.

Can the outdoor unit go on a roof or at ground level?

It can go on a wall bracket, at ground level or on a flat roof, wherever the pipe route, airflow and servicing access work best. Noise near bedrooms and boundaries is part of the decision, and the position can affect planning.

Air conditioning in Downside

Across Downside, every installation follows the same steps: survey, fixed-price quote, a neat installation, full commissioning and the F-Gas paperwork. The price is fixed up front and the records are handed over at the end. Looking for air con installers near Downside? We’re based in East Grinstead and cover London and the South East, as an F-Gas certified company with NICEIC approval.

Space outside is rarely the problem in a place like Downside. The questions are more often the age of the walls, the electrics and how far the pipes need to run.

Warranty periods vary by brand and by product. For instance, Daikin’s standard warranty on split air conditioning is 2 years, and its longer extensions apply to its air-to-water units only. Whatever the brand, the manufacturer’s terms are explained on your quote.

What happens on the day

Each visit follows the same order: agree the plan on site, protect the area, carry out the job, test what we have done and talk you through it. The visit itself takes anything from a day for one room to several days for a multi-room or ducted system. We plan the trip to Downside around you.

  1. Diagnosis comes first, with a survey of the rooms, outside space and fuse board.
  2. Next, a recommendation for each room and a fixed price.
  3. Then the work: units up, pipes and drain run, and a new circuit where needed.
  4. Checks: a pressure test for leaks, then a vacuum to clear moisture.
  5. The sign-off: commissioning, a walk through the controls, and the F-Gas records and warranty details.

Preparing for the visit

  • Dig out any previous service or F-Gas records
  • Name a contact who can meet us at the agreed time
  • Clear the space around the indoor unit, or where it will go

Getting a quote

Photos are the fastest route to a quote: the inside and outside of the property where the work is, plus the rating plate of any unit already there. Tell us the address and what you need, and many jobs can be priced from that.

What an install looks like in Downside

About 62% of households live in detached or semi-detached houses, according to the last census (2021). Detached and semi-detached houses usually have space for the outdoor unit, and several rooms can share one on a multi-split.

If your home is in one of the older streets near St Michael's Chapel, it’s worth checking whether it’s listed or in a conservation area before an install. With historic houses such as Byfleet Manor about 2.7 miles north-west, it’s a reminder that older homes nearby may be listed, which changes the planning rules.

Downside is about 4 miles west of Leatherhead, in Surrey. Whether you’re in the middle of Downside or further out, we cover air conditioning, from small jobs to large ones. 395 places in Surrey are on our list, large and small. Guildford, roughly 8 miles off, has its own page on this site.

Not far from Downside, a recent job of ours was on Between Streets, Cobham (KT11), about 2 miles north: installing a Mitsubishi Electric multi-split system in the main house: covering four bedrooms and the kitchen-living area: and a separate split system in the annexe, which is used as a home office and guest accommodation. More about it

Work in KT11 follows the same survey, fixed-price quote and written records as everywhere else we cover. That includes properties on Downside Common, Downsview Close and Deacon Close and the roads around them. We also cover Hatchford (1 mile west), Martyr's Green (1 mile south-west), Hatchford End (2 miles west), Whiteley Village (3 miles north) and Wisley (3 miles west). Larger places within reach include Guildford (8 miles south-west), Woking (7 miles west), Camberley (14 miles west) and Epsom (6 miles east).

For landlords and property managers

Running several properties is easier with one contractor. We work across London and the South East, so a run of properties can go into one programme and kept on a regular cycle.

If you look after several properties, we can quote and plan the work across all of them. Each property gets its own records, so each one has its own history.

How the job changes from property to property

Ceiling cassettes

A cassette needs a void above the ceiling for the unit, pipework and drain, and many use a built-in condensate pump to lift the water away. We check the ceiling void on the survey.

Pipework and condensate drains

Between the units run the refrigerant pipes, the control cable and the condensate drain. The route is agreed before any drilling, and keep it as short and neat as the building allows.

What owners can safely do

There are a few things you can safely do yourself: keep the outdoor unit clear of leaves, plants and clutter, check the settings and the remote, and follow the cleaning the manual describes. Anything inside the units, the electrics and the refrigerant is engineer’s work.

Never try to top up, release or handle refrigerant yourself. The law requires anyone working on equipment containing F gas to hold the right qualifications, and the company to be certified, and escaping refrigerant can cause cold burns. If you suspect a leak, switch the system off and call us.

A customer’s words

“Office air con broke down in the July heatwave. Called at 8am, engineer was here by noon and fixed within 2 hours. Brilliant emergency response. They now hold the service contract for the whole building.”
