About our air source heat pumps in Lynsted

Until 31 March 2027, a heat pump installed in residential accommodation carries 0% VAT, with 5% from 1 April 2027. That follows HMRC Notice 708/6, and it doesn’t apply to businesses, and for air-to-air systems we confirm the VAT on your quote. This is general information, not tax advice. We are often asked to deal with checking emitters for a heat pump and plans to switch to electric heating with a heat pump, across radiator systems, air-to-air heat pumps and air-to-water heat pumps.

If your home in or near Lynsted is heated by oil, LPG or electric heaters with no mains gas, an extra £1,500 is available through the Boiler Upgrade Scheme until March 2027, on top of the £7,500.

Refrigerant work is written up in the F-Gas records: what was done, the refrigerant type and any amount added or recovered. Keep the records with the manual and the warranty documents, ready for the next service or a warranty query.

Managing agents and facilities teams in Lynsted

For anyone managing more than one building, we can plan visits across the portfolio and price them together. Each property gets its own records, so each one has its own history.

Where a tenant occupies the property but the landlord owns the system, it’s worth checking the agreement for who looks after the system. We are happy to deal with either side, and the paperwork can go to both.

What happens on the day

If the system has to be off for part of the visit, we tell you before we start, so you can plan around it. For businesses, we can typically work room by room or zone by zone. The work takes a few days on site, depending on the cylinder, the radiators and the pipework involved. Rural lanes and tight entrances are worth mentioning before a visit to Lynsted.

  1. It starts with a conversation about the home, the existing heating and your plans.
  2. On the visit we calculate what every room loses on a cold day, then check the radiators, room for a cylinder and outdoor unit options.
  3. A fixed-price quote follows, setting out the system, any grant that applies and the VAT.
  4. Fitting day: the outdoor unit is placed, the indoor side connected and the controls set up.
  5. We commission the heat pump, complete the MCS paperwork and talk you through the controls.

Before we arrive

  • Tell us about access, such as roof hatches, high walls or locked plant areas
  • Clear the space around the indoor unit, or where it will go
  • Mention any parking restrictions near the property

How to get a quote

Our prices page gives typical ranges, but your quote is based on your job, because no two buildings, rooms or systems are the same. After a look at the job, by photos or a survey, the price is fixed. To start, ring us on 07833 053749 or email us.

Leave it or put it right?

From 1 April 2027, VAT on heat pumps in homes rises from 0% to 5%. If you are thinking about a heat pump, that date is worth knowing, though the right time also depends on your home and heating. An early booking makes the visit to Lynsted easier to arrange.

Height, access and the distance between the indoor and outdoor units can all change the price. Each of those is built into the quote, and the price is fixed before we start.

Lynsted: your questions answered

Is Lynsted within the area you cover?

Yes, and the size of the place makes no difference to how we work. Send a few details and pictures, and we reply the same working day.

Will a heat pump in Lynsted need planning permission?

That depends on the building and where the outdoor unit goes. Central Lynsted is a short walk from the Street, Lynsted Conservation Area. Heat pumps on houses are often permitted development, but listed buildings need consent and conservation areas restrict outdoor units facing a road. Where it’s needed, we check with Swale council, which is normally the planning authority for Lynsted.

How much does an air source heat pump cost?

Expect £8,000–£16,000 for an air-to-water system, with 0% VAT on homes, before the grant is taken off. Where you land depends on the size of heat pump, any radiators that need changing and the hot water cylinder. Air-to-air is priced after a survey.

Do I get paperwork after the visit?

Yes. You get a written record of each visit, including F-Gas records for any refrigerant work. Keep them with the manual and the warranty documents.

Can I do any of the installation myself?

No, not the refrigerant side. Under the F-gas rules, it must be done by qualified engineers from a certified company, and a new electrical circuit is notifiable building work unless a registered competent person does it.

Will my radiators work with a heat pump?

We find out during the survey. Rooms where the radiator is big enough stay as they are and any changes are in the quote.

Can landlords and managing agents book you?

Yes. From one rented home to commercial buildings, the approach is the same: survey or diagnosis, a fixed price and proper paperwork.

Air source heat pumps in Lynsted: the local picture

The Valuation Office Agency’s council tax figures put about 35% of homes in and around Lynsted before 1919, and the last census (2021) found about 69% of households in detached or semi-detached houses. Older homes can lose heat faster, so a room-by-room heat loss calculation, and sometimes insulation or larger radiators, comes before sizing a heat pump. Houses normally have space for an outdoor unit and a hot water cylinder.

Belmont House and Gardens lies about 3.8 miles south-east. Owners of listed homes need consent before a heat pump is fitted, so it’s one of our first questions. Period properties close to Church of St Peter and St Paul can suit a heat pump, though insulation and any heritage protection are checked first.
