Air conditioning across Abinger Bottom

Air conditioning for homes and businesses in Abinger Bottom

Wall-mounted, multi-split, ducted and cassette systems are all part of what we install, plus VRF systems for bigger commercial buildings. Which one suits you depends on the space, the building and how much of the unit you want to see and we talk you through it on the survey. A lot of the calls we get from Abinger Bottom are about one room that’s too hot to sleep or work in. A single-room split system is often the answer, from £1,200 + VAT.

Planning permission is not normally needed for a house if the unit qualifies as permitted development, but listed buildings, conservation areas and flats need more care: we flag that at the survey.

Space outside is rarely the problem in a place like Abinger Bottom. More often it’s the walls, the electrics and the length of the pipe run that need thinking about.

We’re an F-Gas certified company, NICEIC approved for electrical work, MCS certified for heat pumps and a Checkatrade member. Refrigerant work is done by engineers who hold the F-gas qualifications the law requires.

Landlords, agents and facilities managers

Running several properties is easier with one contractor. We work across London and the South East, so work at different addresses can be planned together and kept to a regular schedule.

We regularly work with managing agents. Tell us the property, the work and the access arrangements and we will come back with a fixed-price quote.

What we’re called out for in Abinger Bottom

Loft rooms and top floors tend to suffer most. Heat comes in through the roof and rises from the rest of the building, so a bedroom or office under the roof can stay warm well into the night.

What we are most often called about:

  • Fans and portables that don’t keep up
  • Commercial rooms that are too warm for staff
  • Rooms that get too hot to sleep or work in

Polesden Lacey, about 4.6 miles north, is one of the historic houses nearby, and if your own home is listed, consent comes before any air conditioning is fixed to it.

Homes in Abinger Bottom and air conditioning

Valuation Office Agency council tax records put about 40% of homes across Abinger Bottom and its surrounding area before 1919, and Census 2021 figures found about 76% of households in detached or semi-detached houses. Older homes often have solid walls, which take longer to core drill, so we plan pipe routes carefully and keep them as discreet as we can. A side passage or back wall normally gives the outdoor unit a home, and more than one bedroom can be cooled through a multi-split. In the mile around Abinger Bottom’s centre, 2 conservation areas have been designated. If your property is listed or sits inside a conservation area, expect us to raise planning at the survey and to speak to the local planning authority (usually Guildford council) where it’s needed.

Homes near Church of St James are a good example of where we look up the heritage status of the building before fixing anything to it.

Abinger Bottom questions

How do I get a quote for air conditioning in Abinger Bottom?

Start with a short message: the address, what you need and a picture or two. Where pictures are not enough, a survey comes first and the fixed-price quote follows.

Will you come out to Abinger Bottom?

Yes, smaller places are covered as well as towns. Send a few details and photos, and we reply the same working day.

Do you work on commercial properties?

Yes. From one rented home to commercial buildings, the approach is the same: survey or diagnosis, a fixed price and proper paperwork.

What accreditations do you have?

F-Gas certified, NICEIC approved and MCS certified for heat pumps, and we are Checkatrade members. Our engineers also hold the individual F-gas qualifications needed to work on refrigerant.

Which type of air conditioning is best?

It depends on the rooms and the building. Wall-mounted splits suit single rooms, multi-splits run several rooms from one outdoor unit, ducted systems hide the unit in the ceiling, and cassettes suit offices and larger rooms. The survey ends with a recommendation and the reasons.

Do I need to service the system to keep the warranty?

For some brands, yes. Send us the make and model and we’ll tell you what the manufacturer expects, and book the service at the interval they recommend.

Where will you put the outdoor unit?

Wall brackets, ground level and flat roofs are all options, wherever the pipe route, airflow and servicing access work best. We also think about noise near bedrooms and neighbours, and the position can affect planning.

Before you call an engineer

Never try to top up, release or handle refrigerant yourself. The law requires anyone working on equipment containing F gas to hold the right qualifications, and the company to be certified, and refrigerant lines can cause cold burns. A suspected leak is our job, not yours.

Leave the units and pipework where they are. Moving a unit involves the refrigerant circuit, so it needs an F-Gas qualified engineer, and the electrical side needs a competent person. Ask us to quote for a move instead.

The process

Where something has to be switched off during the work, we agree it with you first so it does not catch you out. For businesses, we can normally work room by room or zone by zone. The work takes a day or more, depending on the number of rooms, the pipe routes and the access. Somewhere like Abinger Bottom, it helps to know about lanes, gates and where to park.

  1. You send photos, or we visit and survey the rooms and outside.
  2. Output, positions and price are settled before anything is booked.
  3. On the day, dust sheets go down and the indoor and outdoor units are fitted.
  4. Pipework, cable and drain are run, the circuit is connected and the pipework is pressure tested and evacuated.
  5. It’s switched on, checked and handed over with its records.

Before we arrive

  • Dig out any previous service or F-Gas records
  • Mention any parking restrictions near the property
  • Arrange for someone to be there to let us in
