Southcote air conditioning servicing
Air conditioning servicing across Southcote and nearby, from a site survey or diagnosis to sign-off with the price fixed before work begins.
- Systems that need a 6 or 12-monthly leak check
- Water dripping from the indoor unit
- Systems that haven’t been serviced for a while
Common problems we fix in Southcote
A slow leak can go unnoticed for a long time. Performance drops slowly and only becomes obvious when the weather is at its extreme.
Any of these is worth a proper look:
- Ice forming on the pipework or outdoor unit
- A system that struggles to cool on warm days
- Condensate leaking into the room
Most homes book one service a year; busy offices and shops may want more.
Questions to ask before you book
- Whether the quote is a fixed price
- Why the equipment they’re quoting suits the job
- Whether you get F-Gas records where refrigerant is involved
About our air conditioning servicing in Southcote
Every hour, an indoor unit draws the room’s air through its filter and over its coil again and again. Whatever is in the air, from dust to pet hair, collects on the filter and coil. A service clears it away, so the system can move air properly and the drain can do its job. The work covers air-to-air heat pumps, ceiling cassettes and VRF systems, and the jobs we see most are smells coming from the indoor unit and systems that haven’t been serviced for a while.
In a place like Southcote, the outdoor unit often sits near a garden, hedge or trees, which can clog the outdoor coil. Every service includes cleaning it.
Refrigerant work is written up in the F-Gas records: what was done, the refrigerant type and any amount added or recovered. Keep the records with the manual and the warranty documents, ready for the next service or a warranty query.

Questions from Southcote
Will you come out to Southcote?
We do. Villages and hamlets get the same service as the bigger towns. We are based in East Grinstead and plan each visit so the job can be finished in one trip where possible.
How often should air conditioning in Southcote be serviced?
Once a year suits most home systems. Larger systems holding 5 tonnes CO2 equivalent or more also need a leak check at least every 12 months under the F-gas rules.
How much time does an air con service need?
It takes a short visit for one split system, longer for multi-split, ducted or commercial plant. The number of indoor units and how easy they are to reach make the biggest difference so we will confirm the time when we book.
When will I hear back?
You’ll hear from us the same working day. If it’s an emergency, ring the 24/7 line instead.
What does F-Gas certified mean?
The law says any company working on equipment containing F gas has to be certified, and the engineers need their own qualifications. It’s how you know the refrigerant is being handled legally and safely.
Do you provide F-Gas records?
Yes. It’s your proof of what was done: a dated note of the work, with refrigerant details where they apply.
Do you survey before quoting?
Yes. Photos often do the job for simple work, while larger systems and faults that need testing are seen on site.

What else we do in Southcote
System by system
Condensate drains and pumps
Where water cannot drain by gravity, a condensate pump lifts it. We check the pump runs and switches as it should since a stuck pump often means water from the unit.
Refrigerant performance and leak checks
The law requires leak checks once a system reaches 5 tCO2e: at least every 12 months from 5 to under 50 tCO2e, and every 6 months from 50 to under 500 tCO2e. Hermetically sealed equipment holding less than 10 tCO2e doesn’t need them.
How we price air conditioning servicing
You will get a fixed price before any work starts. It takes into account:
- What state the existing equipment is in
- Access, including height, roofs and ladders
- The pipe route between the units
No two properties are the same, so we price each one individually. The equipment, how we reach it, the route between units and the work needed all make a difference.
Helping us quote
There’s no need for technical detail. Just send:
- The make and model of the system, from the label
- The paperwork from the last service, if you have it
- Where the outdoor unit is, or where you’d like it
To help us quote: the address and the type of property, photos of the rooms or units, the make and model of any existing system and any symptoms, from error codes to drips. Then phone 07833 053749.
What we do, step by step
On the day, we arrive at the time agreed with you and run through the plan before anything else. Dust sheets go down over floors and anything close to the work, and the electrics are made safe before any panel comes off. The work itself takes around an hour for one indoor and one outdoor unit, with extra time for each additional indoor unit. We plan the visit to Southcote from the survey or your photos.
- We start with the details of the system and anything you’ve noticed.
- Each indoor unit has its covers lifted so the filters, coil and tray can be cleaned.
- Outside, the coil is cleaned, the fan checked and the area cleared.
- Readings are taken on the electrics and refrigerant circuit, and the controls are tried in each mode.
- If a repair is needed, you hear why and what it costs before anything is done.
Preparing for the visit
- Move furniture away from the wall where we will be working
- Clear access to the fuse board
- Tell us about access, such as roof hatches, high walls or locked plant areas
Ask for a quote
Some jobs can be priced from photos, while others need a survey. Multi-room systems, commercial buildings and anything with a long or hidden pipe route are normally surveyed first. Either way, the quote is fixed before anything goes ahead.
