How air conditioning works in SS8

Thinking about air conditioning but not sure where to start? Send a few photos of the rooms and the outside walls when you ring 07833 053749 or send an email, and you will hear back from us the same working day to arrange a survey or a quote. The work covers multi-split systems, ducted systems and wall-mounted split systems, and people most often call us about a system on old refrigerant that’s due for replacement and commercial rooms that are too warm for staff.

The visit has three parts, a bit like a doctor’s appointment: diagnose, treat and sign off. First comes a careful look at the system or the space, then we do the work, and finally we test, record and explain. Most of the time goes on the middle part, which takes a day or more, depending on the number of rooms, the pipe routes and the access.

  1. You send pictures, or we visit and survey the rooms and outside.
  2. Output, positions and price are settled before anything is booked.
  3. Sheets go down first, then the indoor unit and the condenser are mounted.
  4. Pipework, cable and drain are run, the circuit is connected and the pipework is pressure tested and evacuated.
  5. We commission, show you the controls and leave the F-Gas and warranty paperwork.

Pricing in SS8

A single unit or a whole estate, the quote is built the same way: the work involved, the access and the equipment. The price is fixed before work begins, and the quote sets out the VAT.

Air conditioning across SS8: local notes

Across SS8, from Canvey Island to the villages, homes range from older terraces and cottages to new estates and flats. We survey every property before we quote, then a fixed-price quote.

Enquiries from SS8 get a reply on the working day they arrive. For a breakdown, use the 24/7 line.

Canvey Island: Most people start with the room that gets hottest, then add more rooms on a multi-split if needed. Homes near St Nicholas are a good example of where we look up the heritage status of the building before fixing anything to it.

Before you call an engineer

There are a few things you can safely do yourself: keep the outdoor unit clear of leaves, plants and clutter, check the settings and the remote, and follow the cleaning the manual describes. Anything inside the units, the electrics and the refrigerant is engineer’s work.

Owner care supports servicing; it does not replace it. Clean filters and a clear outdoor unit help the system run as it should, but the inside of the units, the refrigerant and the electrics still need a qualified engineer.

Honest limits

We won’t sell you work that does not address the problem, so these are the things it will not cover:

  • A lack of fresh air (most split systems recirculate room air rather than bringing fresh air in, which is a job for ventilation)
  • Damp or condensation caused by leaks or poor ventilation in the building (that needs the cause fixing)
  • A room that cannot take an outdoor unit or pipe route without the landlord’s, management company’s or council’s consent (that consent comes first)

Rented and managed buildings

Whether it’s one property or many, the approach is the same: diagnosis, a fixed price, access agreed with the people on site and paperwork at the end.

Where a tenant occupies the property but the landlord owns the system, it’s worth checking the agreement for who looks after the system. We’re happy to deal with either side, and the paperwork can go to both.

Different systems, different jobs

Offices, shops and commercial rooms

Systems over 12 kW of effective rated output bring extra duties for the building, including a TM44 inspection by an accredited energy assessor at least every 5 years. We can arrange and prepare for it.

Wall-mounted split systems

For one room, a wall-mounted split is often the simplest answer. The indoor unit sits high on a wall, the outdoor unit goes outside, and the two are joined by insulated pipework, a cable and a condensate drain, routed as agreed on the survey.

FAQs for SS8

Can I have air conditioning in a flat?

It depends on the building and the lease. An outdoor unit can sometimes go on a balcony, roof or rear wall, with consent and the survey looks at every option. This is general information, not legal advice.

Do you work in SS8?

Yes. We work in SS8 and the rest of Essex, within the London and South East area we cover. For a fixed-price quote, phone us on 07833 053749 or fill in the contact form.

How does the warranty work?

It’s the manufacturer’s, and the terms are theirs. Some brands make regular servicing a condition, so keep your service records.

Which accreditations do you hold?

F-Gas company certification, NICEIC approval for electrical work and MCS certification for heat pumps, and we’re Checkatrade members. Engineers who handle refrigerant hold their own F-gas qualifications as well.

Do I need a new electrical circuit?

Most of the time. The fuse board is checked on the survey, and any electrical work goes on the quote and we install and certify the circuit as NICEIC approved contractors.

What does F-Gas certified mean?

Anyone installing, repairing or servicing the refrigerant side must be qualified, and their company certified. It’s worth checking before you book, and we’re happy to show ours.

Can the outdoor unit go on a roof or at ground level?

It can go on a wall bracket, at ground level or on a flat roof, chosen for the pipe route, airflow and access. Noise near bedrooms and boundaries is part of the decision, and the position can affect planning.
