Air conditioning in SO18

How air conditioning works in SO18

Thinking about air conditioning but not sure where to start? Just phone us on 07833 053749 with photos of the rooms and the outside of the property, and you’ll hear back from us the same working day to arrange a survey or a quote. Typical jobs include a system on old refrigerant that’s due for replacement and a business premises that overheats in summer, across wall-mounted split systems, ceiling cassettes and multi-split systems.

The work area is kept tidy throughout, with sheets down and mess cleared as we go. If we need to drill through a wall, we agree the spot with you first. The visit takes a day for most single-room installations, with multi-split, ducted and cassette systems taking longer.

  1. You send photos, or we visit and survey the rooms and outside.
  2. Output, positions and price are settled before anything is booked.
  3. We protect the area, then fit both halves of the system.
  4. Pipework, cable and drain are run, the circuit is connected and the pipework is pressure tested and evacuated.
  5. The system is commissioned, the controls explained and the F-Gas records handed over.

A single unit or a whole estate, we price it on the same basis: what needs doing, how we get to it and what it needs. The price is fixed before we start, and the quote sets out the VAT.

Air conditioning across SO18: local notes

Across SO18, from West End, Townhill Park and Midanbury to the villages, homes range from older terraces and cottages to new estates and flats. We survey every property before we quote.

London and the South East cover everything from city flats to rural cottages. We’re F-Gas certified, NICEIC approved and MCS certified for heat pumps. SO18 includes coastal places, where salt in the air speeds up corrosion of outdoor coils and fixings. Outdoor unit position and regular servicing both help near the sea.

Townhill Park: With historic houses such as South Stoneham House about 0.9 miles north-west, it’s a reminder that older homes nearby may be listed, which changes the planning rules. If your home is in one of the older streets near St. Mary's Church, it’s worth checking whether it’s listed or in a conservation area before an install.

Before you call an engineer

Before you call us about a fault, a few checks can save a visit: is the system in the right mode, is the set temperature sensible, are the remote’s batteries working and has the breaker tripped. If a breaker trips again after you reset it, leave it off and call us on 07833 053749 or fill in the contact form.

For air conditioning, cleaning the indoor unit’s filters is the main job owners can do, if the manual says so. With the power off, they lift out, can be vacuumed or rinsed and must be fully dry before they go back. For a heat pump, the main owner jobs are a clear outdoor unit and sensible control settings.

Managing agents and facilities teams in SO18

We work for landlords, letting agents and managing agents as well as homeowners and businesses. Let us know who will give us access and who the records should go to and we’ll copy in whoever needs it.

We regularly work with managing agents. Send the address, what’s needed and how access works and we will come back with a fixed-price quote.

Why deal with it now?

A system that is the wrong size never works well. An undersized unit runs hard and still cannot keep the room cool; an oversized one cycles on and off and wastes energy. Getting the sizing right at the survey stage avoids both problems.

What the work involves, system by system

Pipework and condensate drains

The indoor and outdoor units are joined by insulated refrigerant pipes, a cable and a condensate drain. We agree the route with you before we drill, and keep it as short and neat as the building allows.

Electrical supply

We check the consumer unit on the survey, so any extra electrical work is on the quote rather than a surprise on the day. An older board may need extra work, and we explain why if so.

SO18 questions

Do I need a new electrical circuit?

Most systems need their own supply from the consumer unit. Under Part P, a new circuit has to be notified unless a registered competent person does it, and we’re NICEIC approved, so we can install and certify it.

Do I need planning permission?

Not always. Permitted development can cover a heat pump on a house, including an air-to-air system that heats as well as cools since 2025, provided the conditions are met. Cooling-only units, listed buildings, flats and road-facing spots in conservation areas are where it normally comes up, and we tell you at the survey. This is general information, not legal advice.

Do you offer maintenance contracts?

Yes. Tell us what you have and how it’s used and we’ll propose a schedule and quote for it. Leak checks required by the F-gas rules can be built in for larger systems.

Who has to arrange F-Gas leak checks?

Responsibility is shared between the operator, usually whoever owns or controls the equipment, and the service technicians. The interval depends on the refrigerant charge, measured in tonnes of CO2 equivalent: at least every 12 months from 5 tCO2e, and every 6 months from 50 tCO2e.

How quickly will you reply?

The same working day. Then we agree a date that works for you, and you get a fixed price before any work goes ahead.

Do you work for landlords and businesses?

Yes. From a single let flat to offices, shops and public buildings, we work the same way: survey or diagnosis, a fixed price and proper paperwork.

Can I do any of the installation myself?

Not the refrigerant work. Under the F-gas rules, it must be done by qualified engineers from a certified company, and a new circuit is notifiable under Part P unless a registered electrician, such as a NICEIC approved contractor, does it.
