Our air conditioning service in RM20

Not sure what you need, or where it would go? Send a few pictures of the rooms and the outside walls when you call us on 07833 053749, and you will hear back from us the same working day to arrange a survey or a quote. We’re often asked to deal with rooms that get too hot to sleep or work in and uncertainty over the right type and size of system, across air-to-air heat pumps, multi-split systems and ceiling cassettes.

You don’t need to do much on the day. Someone needs to let us in and show us the units, or where they’re going, and we take it from there. Before we leave, the area is tidied and we explain what we’ve done.

  1. Diagnosis comes first, with a survey of the rooms, outside space and fuse board.
  2. Next, a recommendation for each room and a fixed price.
  3. The treatment: units fitted, pipework and drain routed, and the electrics installed.
  4. Before it runs, the pipework is proved tight and put under vacuum.
  5. The sign-off: commissioning, a walk through the controls, and the F-Gas records and warranty details.

If you commute from Chafford Hundred station and work from home on other days, one wall-mounted unit in the home office is often all that’s needed.

Before you call an engineer

Keep a note of anything odd: an error code, a new noise, a drip, a smell or a change in how well the system heats or cools. It helps us diagnose quickly, and a photo or a short video of the display is even better.

Owners can handle the everyday basics: keep the outdoor unit clear of leaves, plants and clutter, check the settings and the remote, and follow the cleaning the manual describes. Anything inside the units, the electrics and the refrigerant is engineer’s work.

System by system

Multi-split systems

You can mix indoor unit types on many multi-split systems: a wall unit in one room, a ducted or floor unit in another, as the manufacturer allows. We plan the mix on the survey.

Ducted systems

Ducted units can feed several rooms through a network of ducts, which suits new builds, extensions and refurbishments where ceilings are open.

Common problems we fix in RM20

Some people come to us for heating rather than cooling. Old direct electric heaters turn electricity straight into heat, while a heat pump moves heat in from the outside air, which means more heat out than electricity in. Most modern split systems work this way.

What we’re most often called about:

  • Old electric heaters you’d like to replace with something more efficient
  • Fans and portables that don’t keep up
  • Uncertainty over the right type and size of system
  • A room that is unbearable on warm days

Leave it or put it right?

New systems now use lower-impact refrigerants. Since 2025, new single split systems with less than 3 kg of refrigerant cannot use F gases with a GWP above 750, which is why R32, with a GWP of 675, is now common. R410A, used in many older systems, has a GWP of 2088.

Questions to ask before booking

  • What paperwork you will receive afterwards
  • Whether extra work needs your approval first
  • Whether anyone has checked the property or the system first
  • Why the equipment they’re quoting suits the job

Common questions in RM20

Is air conditioning possible in a flat?

It depends on the building and the lease. Balconies, flat roofs and rear walls can all work, subject to consent, and we check the options on the survey. This is general information, not legal advice.

Where does the outdoor unit go?

The position is agreed on the survey, not on the day. It must have clear airflow and space for servicing, and walls or roofs facing a road can raise planning questions. We will tell you what to check before we fit it.

Is RM20 in your area?

Yes. We cover RM20 and across Thurrock, as part of our area across London and the South East. For a fixed-price quote, call 07833 053749 or write to us at info@aircondoctor.co.uk.

Can you come out in an emergency?

Yes, any time. If something urgent happens, like water coming from a unit or a critical room overheating, call our 24/7 line and we will agree what happens next.

Can landlords and managing agents book you?

Yes. We work for homeowners, landlords, letting and managing agents, and businesses of every size in RM20 and across Thurrock. Let us know who the records should go to.

What size air conditioning unit do I need?

It depends on the room, not only its floor area. Windows, the direction the room faces, the roof above and the people and equipment in it all count, and we take them all into account on the survey.

Can I do the refrigerant work myself?

No, not the refrigerant side. Under the F-gas rules, it must be done by qualified engineers from a certified company, and a new electrical circuit is notifiable building work unless a registered competent person does it.
