How air conditioning works in BR8

Not sure what you need, or where it would go? Just phone 07833 053749, or email if that’s easier with pictures of the rooms and the outside of the property, and we will reply the same working day about a survey or a fixed-price quote. Common call-outs are for too many options and no clear advice and rooms heated by plug-in heaters, across VRF systems, ducted systems and multi-split systems.

Our engineers arrive at the time agreed with you and run through the plan before anything else. Dust sheets go down over floors and anything close to the work, and anything electrical is made safe before work starts. On site, it takes about a day for a single-room system, longer for multi-room and ducted systems.

  1. You send pictures, or we visit and survey the rooms and outside.
  2. The system is sized, positions are agreed and the price is fixed.
  3. Sheets go down first, then the indoor unit and the condenser are mounted.
  4. We run and connect the pipes, cable and drain, then pressure test and evacuate the circuit.
  5. It’s switched on, checked and handed over with its records.

What affects the price in BR8

Homes, offices, shops and public buildings are all priced the same way: the equipment, the access, the work involved and the time it takes. Ask for a fixed-price quote and we will explain each part.

Local landmarks in Swanley

Locally, jobs take us to houses, flats and workplaces close to Orchards Academy, St Bartholomew's Catholic Primary School and St Mary the Virgin, among other places. There’s a railway station in Swanley itself: Swanley station. A little further out are London Borough of Bromley Museum (3.2 miles south-west) and Queen Mary's Hospital (3.4 miles north-west). The countryside around Swanley includes The Warren and Summer Hill.

Air conditioning around BR8

Planning rules are the same across England, BR8 included: an air-to-air system that heats as well as cools can be permitted development on a house, but cooling-only units, listed buildings and outdoor units facing a road in conservation areas need more care.

We are based in East Grinstead and work across London and the South East, BR8 included. Each job starts with a survey and a fixed-price quote.

Swanley: Lullingstone Castle, about 2.9 miles south, is one of the historic houses nearby, and if your own home is listed, consent comes before any air conditioning is fixed to it. If you work from home near Swanley station, a home office that overheats is one of the easiest rooms to cool.

What air conditioning cannot fix

It’s worth knowing the limits before booking:

  • A building fabric problem such as single glazing or no loft insulation
  • Problems with a gas boiler or the radiators
  • A room that cannot take an outdoor unit or pipe route without the landlord’s, management company’s or council’s consent (that consent comes first)

What the work involves, system by system

Electrical supply

Most systems need their own circuit from the consumer unit. We’re NICEIC approved, so we fit and certify the circuit ourselves, which takes care of the Part P notification.

Ceiling cassettes

Cassettes need space above the ceiling and a route for the condensate, with a condensate pump where the drain cannot fall naturally. We check the ceiling void on the survey.

For landlords and property managers

From a single flat to a whole estate, you get the same standard: diagnosis, a fixed price, access agreed with the people on site and paperwork at the end.

Landlords, letting agents and managing agents book us, not only the people who live or work in the property. Let us know who will give us access and who the records should go to and we’ll copy in whoever needs it.

Common problems we fix in BR8

Poor sleep is one of the most common reasons homeowners ask about air conditioning. Once a bedroom has soaked up heat during the day, opening a window may not bring the temperature down far enough, especially on a still night.

These are the situations we see most often:

  • Bedrooms and offices that overheat in summer
  • Rooms heated by plug-in heaters
  • Fans and portables that do not keep up
  • A loft room or top floor that bakes in summer

BR8: your questions answered

Are you F-Gas certified?

As the law requires for refrigerant work, we’re an F-Gas certified company. NICEIC approval, MCS certification for heat pumps and Checkatrade membership sit alongside it.

What warranty do I get?

It’s the manufacturer’s warranty, which varies by brand. For instance, Daikin’s standard warranty on split air conditioning is 2 years, and we explain the terms for whichever brand you choose.

How do you keep the place clean during the work?

Floors and furniture near the work are covered with dust sheets before work begins, and we tidy up as we go. At the end, we clear up and show you what we’ve done.

Can the outdoor unit go on a roof or at ground level?

Wall brackets, ground level and flat roofs are all options, chosen for the pipe route, airflow and access. We also think about noise near bedrooms and neighbours and position can affect planning.

Will I need planning permission?

That depends on what’s being fitted and where. Heat pumps on houses in England can be permitted development when they meet set conditions, including the MCS 020(a) noise check, but a cooling-only unit is not covered, so check with the council. Listed buildings, conservation areas and flats have extra limits. This is general information, not legal advice.

Whose job is it to check the system for leaks?

Whoever operates the equipment, together with the technicians who service it. Systems below 5 tCO2e fall outside the set leak check intervals, while larger ones need checks at least every 12 months, or every 6 months from 50 tCO2e. We can tell you which band your system falls into.

Why does F-Gas certification matter?

Companies working on equipment that contains F gas must be certified by an approved body, and each engineer needs the right qualifications too. It’s how you know the refrigerant is being handled legally and safely.
