How we handle commercial air conditioning in Ore
Commercial air conditioning is a big part of what we do, for businesses in Ore and the rest of East Sussex. Offices, shops, restaurants, hotels, schools and server rooms all come with different demands, and each one gets a system chosen for how the space is used. The work covers server and comms room cooling, ducted systems and wall-mounted split systems, and the jobs we see most are ageing air conditioning that keeps breaking down and TM44 recommendations that need acting on.
Around Ore, many businesses choose systems that heat as well as cool, useful where old heaters struggle.
Each manufacturer sets its own warranty period. Daikin, for instance, gives a standard 2 years on split air conditioning, with longer extensions only on its air-to-water heat pumps. For any other brand, we explain the manufacturer’s terms on your quote.

Different systems, different jobs
VRF and VRV systems
VRF (variable refrigerant flow), also called VRV, connects many indoor units to shared outdoor units. Rooms can have their own temperature settings, which suits offices, hotels and multi-room buildings.
Ceiling cassettes
A cassette needs space above the ceiling and a route for the condensate. Many have a built-in pump to lift the condensate, which we check on every service.
Business air conditioning in Ore
Ore lies within about 1 mile of the sea. Salt air shortens the life of unprotected outdoor coils, so coastal commercial systems need the right kit and regular servicing. Food Standards Agency data counts about 111 cafés, restaurants and staff canteens, about 4 hotels, B&Bs and guest houses and about 5 schools and colleges within roughly a mile and a half of the centre of Ore. Many of those sites need air conditioning that is sized for long hours and maintained on a schedule. VOA council tax data put about 41% of homes in Ore and the neighbourhoods around it before 1919, and about 38% of households live in terraced houses, according to Census 2021 figures. In mixed streets, commercial outdoor units have to be placed and sized with the homes nearby in mind.
For premises near Ore station, we plan plant positions and working hours with the landlord or managing agent first, where there is one. If you look after a church or hall such as Christ Church, an air-to-air system that warms up quickly can suit a building used on and off, subject to the right consents.

The process
You do not need to do much on the day. Someone needs to let us in and show us the units, or where they’re going, and we take it from there. Before we leave, the area is tidied and we explain what we’ve done. Visits to a place like Ore are planned ahead, so we arrive with what the job needs.
- We visit the site to look at the building, how it’s used and what the system needs to do.
- You get a fixed-price quote with the equipment, the layout and the programme set out.
- Dates are set with you so trading, teaching or treatment carries on, using evenings, weekends or phases where it helps.
- We fit the units, run and test the pipework, connect the condensate and wire in the controls.
- The system is commissioned and you receive the F-gas records, handover notes and manufacturer paperwork.
Getting ready for the visit
- Dig out any previous service or F-Gas records
- Keep pets out of the rooms we’re working in
- Unlock any gate, garage or side passage we need

Looking after your system
Simple habits make a real difference. We recommend:
- Note the 5-yearly TM44 date for systems over 12 kW
- Review older R410A systems before they need major repairs
- File every leak check and service record in one place
For systems that require leak checks, the first date goes in the diary and can include it in a maintenance contract.
Replace ageing systems on your own timetable, particularly where they use R410A.
Managing agents and facilities teams in Ore
Under the GB F-gas rules, responsibility for leak checks is shared between whoever operates the equipment and the engineers who work on it. Where a building is let or managed, the lease or contract should make clear who looks after the system and we are happy to deal with whoever it is.
Bigger systems bring extra duties: a TM44 inspection by an accredited energy assessor is required at least every 5 years for systems over 12 kW. We can arrange it, prepare the system for it and fix what it finds.
Common questions in Ore
Is Ore within the area you cover?
Yes, smaller places are covered as well as towns. Send a few details and pictures, and we reply the same working day.
Does sea air affect air conditioning in Ore?
It can, as Ore is within about 1 mile of the sea, where salt in the air is hard on coils and fixings. We site outdoor units out of the worst of the sea wind where possible and can suggest models with corrosion protection where the manufacturer offers it.
What are the F-gas responsibilities for commercial air conditioning?
For systems at or above 5 tCO2e, the operator must have leak checks carried out and keep records. The intervals are at least yearly from 5 to under 50 tCO2e, and 6-monthly from 50 to under 500 tCO2e, and we can handle both.
Do you offer commercial maintenance contracts?
Yes. A contract keeps the system serviced and any required leak checks on schedule and every visit is recorded.
Do I get paperwork after the visit?
Yes. You get a written record of each visit, and any work on the refrigerant circuit goes in the F-Gas records. Keep them with the manual and the warranty documents.
Can you look at a system you didn’t fit?
Yes. We look at it first and tell you what we find, including any issues with how it was fitted. You get a fixed price before any work goes ahead.
Which brands do you work with?
We work with the leading brands, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. Send us the make and model if you have it.
