Commercial air conditioning for homes and businesses in Lake
Server rooms and comms rooms need cooling that keeps going. We look at the heat load and how the room is used, and can discuss backup units so one failure doesn’t take everything down. The work covers wall-mounted split systems, ceiling cassettes and VRF systems, and people most often call us about commercial systems near the end of their life and TM44 recommendations that need acting on.
In a place like Lake, commercial air conditioning is often for a shop, a surgery, a pub, an office unit or a farm business. Many need just one to four indoor units, and we size them from a survey.
The records are your system’s health record: what was fitted or found, what was done and when. It makes the next visit quicker and any warranty question simpler, so keep it safe.

Before you call an engineer
Good habits make our visits easier, not unnecessary. Clean filters and a clear outdoor unit help the system run as it should, but the inside of the units, the refrigerant and the electrics still need a qualified engineer.
Owners can handle the everyday basics: keeping the outdoor unit clear, checking the mode and set temperature, and the routine cleaning in the manual. Opening up the units, the electrics and the refrigerant circuit are a job for us.
The process
We keep the work area tidy as we go, with dust sheets down and offcuts and packaging cleared up. If we need to drill through a wall, we agree the spot with you first. The visit takes a matter of days for a modest fit-out, with larger buildings phased floor by floor or zone by zone. We load the van from the survey notes so the work in Lake can be done in one go where possible.
- You tell us about the building and what’s needed.
- A site survey confirms the heat load, the layout and the access.
- We set out the options, the price and the programme.
- We install around your hours, phased where needed.
- The system is commissioned and maintenance can be arranged.
How to prepare
- Make sure we can reach the outdoor unit, or where it will go
- Let us know where the consumer unit is
- Move furniture away from the wall where we’ll be working

Here’s what helps us quote: the address and the type of property, photos of the rooms or units, the make and model of any existing system and any symptoms, from error codes to drips. Once you have those, ring us on 07833 053749 or email us.
Advice
What commercial work looks like in Lake
At about 1 mile from the coast, Lake is close enough for sea air to matter. For a business near the sea, outdoor plant position and corrosion protection are part of the design. There are about 51 cafés, restaurants and staff canteens, about 64 hotels, B&Bs and guest houses and about 3 schools and colleges within roughly a mile and a half of the centre of Lake, according to the Food Standards Agency’s register. Kitchens and dining rooms gain heat quickly, and hotels need quiet units in guest rooms, so each is designed for its use.
If your office near Lake station has a comms or server room, it needs cooling all year, not just in summer. Clinics, dental practices and pharmacies around Arthur Webster Memorial Hospital for Children (about 1.2 miles south-west) usually want quiet indoor units with filters that are simple to keep clean.
Lake is about 1 mile south-west of Sandown, in the Isle of Wight. Lake gets the same approach as every job we take on: a look at the job first, a fixed-price quote and written records at the end. Our the Isle of Wight coverage runs to 125 places, and Lake is one of them. Our Worthing page covers places nearby, about 36 miles away.
Lea Road, New Road and Percy Road and the roads off them are all inside our area. Our working area takes in PO36 and PO37 in full. Close by, we work in Sandown (1 mile north-east), Alverstone (1 mile north-west), Queen's Bower (1 mile north-west), Shanklin (1 mile south) and Alverstone Garden Village (1 mile north-west). Further out, we also cover Newport (7 miles north-west), Ryde (5 miles north), Cowes (10 miles north-west) and Ventnor (4 miles south-west). Island and remote properties take a little more planning, so tell us where you are when you ask for a quote for commercial air conditioning.
Around Lake
Locally, jobs take us to houses, flats and workplaces close to Sandown Bay Academy, The Old Comical pub and The Bay Church of England School. There’s a railway station in Lake itself: Lake station. Other landmarks nearby include National Poo Museum (within half a mile east) and Arthur Webster Memorial Hospital for Children (1.2 miles south-west). Open spaces near Lake include Brading Down and Alverstone Mead.
What the work involves, system by system
Ducted systems
A single ducted unit can feed several grilles where the layout allows.
Server and comms rooms
Planned maintenance is especially important for continuous cooling and we can cover it under a contract.
What commercial air conditioning can’t fix
Commercial air conditioning can’t fix everything, and we’ll tell you before any work starts. It won’t put right:
- Issuing TM44 reports
- Planning permission or landlord consent on your behalf
- Building work beyond the installation itself
If you’re not sure, just give us a ring on 07833 053749 or email us and we’ll give you a straight answer before booking.

Questions from Lake
Does being near the sea make a difference to commercial air conditioning in Lake?
It can. Lake is within about 1 mile of the coast, and salt air speeds up corrosion on outdoor units. The outdoor unit position, its fixings and regular servicing all help near the sea.
Can I fit air conditioning in Lake without planning permission?
It comes down to the building and the spot chosen for the outdoor unit. A conservation area takes in the middle of Lake. Since 2025, an air-to-air heat pump on a house can count as permitted development if it meets the conditions and is not used only for cooling. Listed buildings still need consent, and in a conservation area a road-facing wall or roof isn’t allowed under those rules. If there’s any doubt, we ask the local planning authority (for Lake, typically Isle of Wight council).
Is there a survey before the work?
Yes, always. Diagnosis comes before treatment: the survey tells us what the job needs and how to do it and the fixed price is built on it.
Does my building need a TM44 inspection?
Over 12 kW, a TM44 inspection is needed at least every 5 years. GOV.UK has guidance on how it works, and we can help you prepare.
Do you offer maintenance contracts?
Yes. We offer maintenance contracts, set at the interval the system and the manufacturer’s terms need. Each visit is written up, with F-Gas records where refrigerant work is involved.
Will you make a mess?
Protection goes down first: dust sheets over floors and anything close to the work. Holes and fixings are agreed with you, and we clean up afterwards before we leave.
Is Lake in your area?
Yes. Our engineers work in Lake, as part of our area across London and the South East. Our base is in East Grinstead, West Sussex.
A customer’s words
“Very professional from the initial survey through to installation. The engineer explained everything clearly and the quote was exactly what we paid. Would not hesitate to recommend AirCon Doctor.”
