Looking after your system

Here’s the after-treatment advice, short and simple:

  • Diary TM44 inspections in advance
  • Keep F-gas records together and up to date
  • Tell us early about fit-outs or changes of use

For systems that require leak checks, the first date goes in the diary and can include it in a maintenance contract.

Plan replacements before old systems fail, particularly where they use R410A.

About our commercial air conditioning in Kimbridge

Many sites need more than cooling. Air conditioning systems can heat as well as cool, and we also install ventilation and MVHR, so the building works as a whole. Typical jobs include F-gas leak checks and records that are overdue and server rooms running too warm, on VRF systems, wall-mounted split systems and ducted systems.

For a business near Kimbridge, outdoor units normally have room at the back of the building, out of sight and away from neighbours.

Aftercare is simple, and most of it is in the manual: clear space around the outdoor unit, the cleaning the manual describes and a service at the recommended interval. It also keeps you on the right side of any warranty terms that ask for servicing.

Kimbridge: your questions answered

Is Kimbridge in your area for commercial air conditioning?

Yes. We work across London and the South East from our base in East Grinstead, and Kimbridge is part of that. To start, ring 07833 053749 or email us with a few photos.

Is Kimbridge within the area you cover?

We do. Villages and hamlets get the same service as the bigger towns. We are based in East Grinstead and plan each visit so the job can be finished in one trip where possible.

Is planning permission needed for the outdoor unit?

Not always. Permitted development can cover a heat pump on a house, including an air-to-air system that heats as well as cools since 2025, provided the conditions are met. Cooling-only units, listed buildings, flats and road-facing spots in conservation areas are where it usually comes up and the survey picks it up. This is general information, not legal advice.

Will skipping a service affect the warranty?

For some brands, yes. Read the manufacturer’s terms, or send us the make and model and we’ll explain them, and book the service at the interval they recommend.

When is a TM44 inspection required?

Systems with an effective rated output over 12 kW need a TM44 inspection at least every 5 years. An accredited energy assessor carries it out and we can help before and after.

Will you work on another installer’s system?

Yes. We look at it first and tell you what we find, including any issues with how it was fitted. You get a fixed price before any work goes ahead.

Which brands do you work with?

The main ones, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. For a new system, we suggest the make and model that suit the property and explain why.

The process

There’s very little for you to do on the day. Just let us in and point us to the units, or to where they’ll be fitted, and we take it from there. Before we leave, the area is tidied and we explain what we’ve done. We agree a date with you and plan the visit to Kimbridge so we arrive with what’s needed.

  1. It starts with a survey on site, looking at the space, the people in it and the equipment.
  2. We send a fixed-price quote showing the system, the unit positions and how the work will be phased.
  3. The work is planned around your opening hours, with out-of-hours or phased work where it helps.
  4. We fit the units, run and test the pipework, connect the condensate and wire in the controls.
  5. The system is commissioned and you receive the F-gas records, handover notes and manufacturer paperwork.

Getting ready for the visit

  • Find the manual or the paperwork for the system, if you have it
  • Unlock any gate, garage or side passage we need
  • Plan for pets to be kept clear during the visit

Advice

Safe owner checks

On air conditioning, the filters in the indoor unit are usually the one part owners can clean where the manufacturer’s manual explains how. With the power off, they lift out, can be vacuumed or rinsed and must be fully dry before they go back. For a heat pump, the main owner jobs are a clear outdoor unit and sensible control settings.

Refrigerant is off limits for anyone without the right qualifications. Under the F-gas rules, engineers need their own qualifications and the company must be certified, and escaping refrigerant can cause cold burns. If you suspect a leak, switch the system off and call us.

Common problems we fix in Kimbridge

Ageing systems are a common reason for a call. Spares get scarce and performance drops so replacement starts to make more sense than repair.

The things we’re asked about most are:

  • Comms rooms without enough cooling
  • Changes of use that need a new layout
  • Systems that need out-of-hours or phased installation

A bursar or site manager at a school like Awbridge Primary School will want the install planned around the school calendar, and we work to that.

Before booking anyone

  • What paperwork you’ll receive afterwards
  • What’s in the price and what isn’t
  • What the manufacturer’s warranty covers and for how long
