Air conditioning in Lydd
A single-room split system is typically £1,200–£2,200 + VAT, two rooms on a multi-split £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT. Supply, installation, commissioning and F-Gas documentation are all included, and commercial VRF systems are priced after a survey. Whether you call it air con, air conditioning or an air-to-air heat pump, it’s the job we do every week across Kent.
Most single-room installs in Lydd are done in a day, with multi-room systems taking longer depending on pipe routes.
Homes around Lydd are mostly houses, many with gardens, which typically leaves room for an outdoor unit. The wall type and how the electrics reach the unit are often the main things to check.
If a fault appears while the equipment is under the manufacturer’s warranty, tell us the make, model and installation date. We’ll tell you how the manufacturer’s warranty is likely to apply before any chargeable work goes ahead.

What the work involves, system by system
Ceiling cassettes
A cassette sits flush in a suspended ceiling and spreads air in several directions, which suits offices, shops and open-plan spaces.
Ducted systems
One ducted unit can serve more than one room through separate ducts and grilles, which suits new builds, extensions and refurbishments where ceilings are open.

What happens if it’s left?
There’s a tax point for homes: installing energy-saving materials in residential accommodation is zero-rated until 31 March 2027, then 5%. Whether a particular system qualifies depends on the facts and we confirm the VAT on your quote. This is general information, not tax advice. For a place like Lydd, booking ahead lets us plan the visit properly.
Putting the work off seldom saves money. Faults and wear in a system tend to grow, and a struggling system uses more electricity to do less. If you are unsure, phone 07833 053749 for straight advice and a fixed price.

Lydd: your questions answered
Can I fit air conditioning in Lydd without planning permission?
That depends on the building and where the outdoor unit goes. There’s a conservation area, the Lydd Conservation Area, close to central Lydd. A system that heats as well as cools may not need an application on a house, provided it stays within the permitted development limits. Cooling-only units get no such allowance, and listed buildings and road-facing positions in conservation areas need more care. We speak to the local planning authority (for Lydd, normally Folkestone and Hythe council) when it matters.
Does being near the sea make a difference to air conditioning in Lydd?
It can, as Lydd is within about 3 miles of the sea, where salt in the air is hard on coils and fixings. We site outdoor units out of the worst of the sea wind where possible and can suggest models with corrosion protection where the manufacturer offers it.
Do you cover Lydd?
Yes. We cover Lydd and across Kent, as part of our area across London and the South East. For a fixed-price quote, phone 07833 053749 or write to us at info@aircondoctor.co.uk.
Can you look at a system you didn’t fit?
Yes. We look at it first and tell you what we find, including any issues with how it was fitted. You get a fixed price before any work goes ahead.
Which brands do you work with?
Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries, Hitachi and others. For a new system, we suggest the make and model that suit the property and explain why.
Do I need a new electrical circuit?
Typically, yes. The fuse board is checked on the survey, and any electrical work goes on the quote and we install and certify the circuit as NICEIC approved contractors.
How soon will you get back to me?
You’ll hear from us the same working day. For a breakdown that can’t wait, call our 24/7 emergency line.
How it works
The visit goes in the diary at a time that works for you, and we let you know if plans need to move. On arrival, the engineer compares the job with the survey, your pictures or the details you gave us. Anything unexpected is raised with you before we go further. From there, the work takes a day or more, depending on the number of rooms, the pipe routes and the access. We load the van from the survey notes so the work in Lydd can be done in one go where possible.
- First the diagnosis: a survey of the rooms, the walls, the outside and the electrics.
- Next, a recommendation for each room and a fixed price.
- The treatment: units fitted, pipework and drain routed, and the electrics installed.
- Before it runs, the pipework is proved tight and put under vacuum.
- The sign-off: commissioning, a walk through the controls, and the F-Gas records and warranty details.
How to prepare
- Have the make and model of any existing unit to hand
- Make sure we can reach the consumer unit or fuse board
- Clear a path to the units and the space around them
Getting a price
Some jobs can be priced from pictures, while others need a survey. Multi-room systems, commercial buildings and anything with a long or hidden pipe route are normally surveyed first. Either way, you get a fixed price before any work is booked.

Homes in Lydd and air conditioning
Lydd is within about 3 miles of the coast. Near the sea, outdoor unit position matters more: sheltered from salt-laden wind where possible, on fixings that will not rust. The last census (2021) found about 77% of households in detached or semi-detached houses. Houses usually have a side or rear wall with room for the outdoor unit, and a multi-split can serve several rooms from one outdoor unit.
Living close to All Saints Church? Some older properties in parts like that are protected, and the survey finds out whether yours is. A loft bedroom or a glazed extension is often the room that prompts the first call.

Let and managed properties
Records are where property maintenance often slips. Every visit is written up, plus the F-Gas records where refrigerant is involved, ready for a tenant, a buyer or an inspection.
For anyone managing more than one building, we can plan visits across the portfolio and price them together. Each property gets its own records, so each one has its own history.
