Air conditioning in Eastbourne: get a fixed-price quote

Air conditioning installation in Eastbourne

Eastbourne’s seafront, its large Victorian and Edwardian houses and its blocks of sea-view flats all catch plenty of sun, and rooms facing south can get very warm in summer. We install, service and repair air conditioning across the town, from one wall-mounted unit in a bedroom to multi-split systems for a whole house and commercial systems for hotels, shops, offices and care settings.

We’re based in East Grinstead, West Sussex, and we work across East Sussex, Eastbourne included. We’re an F-Gas certified company, NICEIC approved for electrical work and MCS certified for heat pumps. We fit leading brands including Mitsubishi Electric, Daikin, Fujitsu, Panasonic and Toshiba, and we explain the manufacturer’s warranty for your chosen unit on the quote.

Here’s how a job runs. We look at the property on a site survey, or from photos for simpler jobs. You get a fixed-price quote. We install, repair or service the system. Then we commission it, record the refrigerant details for your F-Gas records and show you how to use it. A single-room split system is typically £1,200–£2,200 + VAT; three to five rooms, £4,500–£8,500 + VAT. Our Lewes and Eastbourne cost guide has more detail.

If your existing system isn’t cooling, our repair service covers all makes, with diagnosis from £75 + VAT. Near the sea, regular servicing matters even more, as the next section explains.

VAT on home installs depends on the product and the property. HMRC’s Notice 708/6 zero-rates air source heat pumps installed in homes until 31 March 2027, and HMRC says most air conditioning units are air source heat pumps, but each case turns on its facts. We confirm the VAT on your quote. Hotels and other businesses pay the standard rate. This is general information, not tax advice.

Salt air, sea views and big old houses

Living by the sea is hard on outdoor units. Salt carried on the wind settles on the outdoor coil, and over time it can corrode the fins, pipe joints and casing. Units on the seafront or facing straight out to sea wear faster than units a few streets back. Some manufacturers offer coil coatings or models suited to coastal sites, and their installation manuals give guidance on positions near the sea. We take that into account when choosing the unit and where it goes, usually favouring a sheltered wall.

A yearly service is a sensible minimum near the front. We clean salt and dirt off the outdoor coil, check the fins, fixings and electrical connections, and look for early signs of corrosion before they turn into a leak. Our guide to salt air protection explains what you can do between visits.

Many of Eastbourne’s older houses are large, with high ceilings, bay windows and solid brick walls. Big rooms need properly sized units, so we measure each one rather than guessing. Solid walls need core drilling for pipework, and we plan the route to keep it out of sight on the main elevations. In a house split into flats, the outdoor unit may need to go on a rear wall, a flat roof or in a basement area, and the lease will usually need the landlord’s consent.

Seafront blocks often have balconies, but many building managers control what goes on them, and the wind and salt make placement even more important. We’ll look at what your building allows and work with the managing agent where needed.

Most split systems heat as well as cool. The Energy Saving Trust notes that air-to-air heat pumps are sometimes referred to as air conditioning, and in a large, draughty room a unit in heat mode can be a useful top-up in the cooler months.

Eastbourne also has many bungalows and retirement flats, where comfort in a heatwave matters a great deal. A wall-mounted unit with a simple remote, set up for the person who will use it, can make a real difference. We take time at handover to show how it works and set it to sensible temperatures. Our guide to cooling for elderly relatives has practical tips for families.

A recent job in Eastbourne

Meads Road, Eastbourne (BN20)

Property
A large Victorian detached house.
Work carried out
Installation of a Mitsubishi Electric multi-split system serving three bedrooms and a study. The Victorian property had solid brick walls requiring core drilling for refrigerant pipework. All external pipework was run in matching painted trunking at the client’s request. The outdoor unit was positioned in the walled rear garden to minimise noise impact on neighbours.
Outcome
The client, a retired couple, had previously experienced significant discomfort during summer months due to the south-facing bedrooms. All three bedrooms now maintain comfortable sleeping temperatures throughout the night during hot weather.

Planning and conservation in Eastbourne

Planning in the town is handled by Eastbourne Borough Council, which shares its services and website with Lewes District Council; you can search applications on its planning pages. Eastbourne has several conservation areas, including Meads, and the council’s conservation pages have appraisals, maps and drop-in advice sessions. Article 4 directions also apply in parts of the town, including Park Close and Devonshire Meads, removing some permitted development rights. To the west, the town meets the South Downs National Park, where the National Park Authority is the planning authority.

For houses outside those restrictions, an air source heat pump can be permitted development if it meets set limits. The Planning Portal’s heat pump guidance explains them: an outdoor unit of no more than 1.5 m³, compliance with MCS 020(a), not used solely for cooling, not on a pitched roof, and extra limits on walls facing a road in conservation areas. Flats have tighter limits. A cooling-only air conditioning unit isn’t covered, so the council needs to be asked. Listed building consent is a separate matter.

On the survey, we’ll tell you which route your job is likely to need, and we can supply product data, noise figures and drawings for an application or for your landlord. The council makes the decision, and we only start once the right consents are in place.

A new electrical circuit is notifiable building work under Part P. The Planning Portal explains that a registered competent person can self-certify it. We’re NICEIC approved, so we certify the circuit and give you the paperwork.

If you live in a block of flats, the lease and the managing agent will usually decide what can go on balconies and outside walls. We can provide the details they need to make that decision.

Hotels, care settings and seafront businesses

Eastbourne’s hotels, guest houses, cafés, shops and care settings all have rooms that overheat in summer. We install and maintain commercial air conditioning for them, including cassettes, ducted systems and VRF for larger buildings. See our pages on hotels and medical settings, and our guide to air conditioning in care homes.

Business systems need leak checks above the F-gas thresholds, refrigerant records and, over 12 kW, TM44 inspections. A maintenance contract covers all of it and keeps coastal units clean.

Seafront hotels and guest houses often want individual control in each room, quiet units at night and outdoor plant hidden on a roof or in a rear yard. A VRF system can serve many rooms from a small number of outdoor units, with each guest controlling their own room. For a smaller guest house, a few multi-split systems may be simpler and cheaper. We look at the building, the number of rooms and how it’s used before recommending either.

For care settings, we plan work around residents, keep noise and dust to a minimum and agree timings with the manager in advance.

How it works

  1. Diagnose. We look at the rooms or building on a site survey, or from your photos for simple jobs, and work out what size and type of system it needs.
  2. Quote. You get a fixed-price quote with the make and model of every unit, the pipe runs, electrics and condensate route, and the VAT.
  3. Treat. An F-Gas certified engineer installs, repairs or services the system, with any new circuit done by our NICEIC approved electricians.
  4. Sign off. We commission and leak-test the system, keep the F-Gas records, explain the controls and go through the manufacturer’s warranty terms for your brand.

Questions from Eastbourne

Will sea air shorten the life of my unit?

It can speed up corrosion on the outdoor coil. A suitable unit, a sheltered position and a yearly service with coil cleaning all help.

Do you cover Eastbourne from East Grinstead?

Yes. We’re based in East Grinstead and work across East Sussex, including Eastbourne, Hailsham and the villages around them.

Can I fit air conditioning in Meads?

Often, yes, but Meads is a conservation area, so outdoor units facing the road are restricted and cooling-only units need the council’s view. We’ll advise on the survey.

What does a whole-house system cost?

Three to five rooms on a multi-split is typically £4,500–£8,500 + VAT, supplied and fitted. You get a fixed-price quote after the survey.

Do you service hotels and care settings?

Yes. We install, service and repair commercial systems and can set up a maintenance contract covering leak checks and F-Gas records.

When will you get back to me?

We reply to every enquiry the same working day. For a breakdown, call our 24/7 line on 07833 053749.
