Air conditioning in Cyprus

Air conditioning in Cyprus, done properly

Think of it as diagnose, treat and sign off: the survey diagnoses what the rooms need, the installation is the treatment and commissioning is the sign-off. The sign-off includes testing every mode, showing you the controls and handing over the F-Gas records. When someone in Cyprus asks us for air con, the first questions are typically price and who will fit it. We publish typical prices and do the refrigerant work as an F-Gas certified company.

In Cyprus, as across London, the rooms that get hottest are usually under the roof or behind large sunny windows. A single wall-mounted unit in the worst room is often where people start, while a multi-split serves several rooms from one outdoor unit, which helps where outside space is limited.

Whatever the visit, you get a written record: commissioning details for an installation, a fault and repair note for a repair, or a record of the service. File it with the manual, because it helps with any later warranty question.

Landlords, agents and facilities managers

For anyone managing more than one building, we can quote and plan the work across all of them. Every address has its own paperwork, so the files stay tidy.

Keeping records across a portfolio is half the battle. Every visit is written up, plus the F-Gas records where refrigerant is involved, ready for a tenant, a buyer or an inspection.

What we do, step by step

There’s very little for you to do on the day. Someone needs to let us in and show us the units, or where they’re going, and the rest is down to us. At the end, we tidy up and run through the work with you. Pictures of the space and the outside wall help us plan the work in Cyprus.

  1. First comes a site survey, or pictures and measurements for a straightforward job.
  2. Cooling loads are worked out room by room, and the written price names the make, the model and every position.
  3. On the day, we fit the indoor and outdoor units and run the pipework, cable and condensate drain.
  4. Power is wired in, the joints are proved leak-tight under pressure and a vacuum pump draws out air and moisture.
  5. The system is commissioned and checked in every mode, and we hand over the controls, F-Gas records and warranty information.

Getting ready for the visit

  • Mention any parking restrictions near the property
  • Tell us about any building rules, permits or sign-in
  • Let us know if the units are on a roof, a high wall or in a locked area

Getting a quote

Every quote shows the VAT clearly, with the rate that applies to your job. Homes, businesses and different kinds of work can be treated differently for VAT, so we confirm it in writing rather than guess. To get one, phone us on 07833 053749 or drop us a line.

Advice

Common problems we fix in Cyprus

Most overheating comes from heat gained through the day. Sun through large windows, roof lights and glazed doors is the biggest source in many rooms, and once the room has warmed up, it holds on to it into the evening.

What we’re most often called about:

  • A home office that warms up with screens and equipment
  • A business premises that overheats in summer
  • Rooms that get too hot to sleep or work in

Living close to St Michael and All Angels Church? Some older properties in parts like that are protected, and the survey finds out whether yours is.

Before booking anyone

  • What paperwork you will receive afterwards
  • What happens if the job turns out to be different on the day
  • Whether the electrical work is done by a registered contractor, such as NICEIC approved

Questions to ask before you book

How the job changes from property to property

Outdoor unit positions

Where outside space is tight, the outdoor unit position shapes the whole design. We look at walls, roofs, balconies and yards on the survey and we flag any consent you may need.

Ducted systems

A ducted system needs a ceiling void or loft deep enough for the unit and ducts plus an access hatch for maintenance. The survey confirms whether there’s room.

Cyprus: your questions answered

Do I need permission to put air conditioning in my flat in Cyprus?

Often, yes, but the lease and the freeholder typically have a say. We look at where the outdoor unit could go, such as a balcony, flat roof or rear wall, and write it up for the freeholder or agent.

Can I fit air conditioning in Cyprus without planning permission?

That depends on the building and where the outdoor unit goes. Historic England lists about 3 buildings and structures within half a mile of the centre of Cyprus. A system that heats as well as cools may not need an application on a house, provided it stays within the permitted development limits. Cooling-only units get no such allowance, and listed buildings and road-facing positions in conservation areas need more care. We speak to the planning department at Newham council, normally the authority for Cyprus when it matters.

How do I know what size unit to get?

We size each room on the survey, from its size, glazing, orientation and use. Too small, and it runs flat out; too big, and it switches on and off and wastes energy and we explain the output we recommend.

Do I need to service the system to keep the warranty?

Each manufacturer decides. If servicing is in the terms, missing one could affect a claim and we’ll tell you what your brand asks for.

Which manufacturers do you install and repair?

We install and work on the leading makes, from Mitsubishi Electric, Daikin and Fujitsu to Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. Tell us the make and model and we will take it from there.

Does air conditioning work as heating?

Yes, most modern split systems run as heat pumps, so they can heat a room in winter. The Energy Saving Trust points out that an air-to-air heat pump is often just called air conditioning. We confirm the heating function of the model we quote.

Can I do the refrigerant work myself?

Not the refrigerant work. Under the F-gas rules, it must be done by qualified engineers from a certified company, and a new circuit is notifiable under Part P unless a registered electrician, such as a NICEIC approved contractor, does it.

Homes in Cyprus and air conditioning

About 42% of homes in the Cyprus area have been built since 2000, according to Valuation Office Agency council tax records, and the 2021 Census found about 56% of households live in flats. Newer homes are often easier to fit, with cavity walls and space in the loft for pipework. For a flat, we look at balconies, flat roofs and rear walls for the outdoor unit, and the lease often needs checking first. In London, outdoor unit positions, building rules and access tend to need more planning than the install itself.

Eastbury Manor House, about 2.3 miles north-east, is one of the historic houses nearby, and if your own home is listed, consent comes before any air conditioning is fixed to it.

“Office air con broke down in the July heatwave. Called at 8am, engineer was here by noon and fixed within 2 hours. Brilliant emergency response. They now hold the service contract for the whole building.”
