Air conditioning in MK1: how it works

A single-room split system is typically £1,200–£2,200 + VAT, while a two-room multi-split is typically £2,800–£4,500 + VAT and three to five rooms £4,500–£8,500 + VAT. Those ranges include supply, installation, commissioning and F-Gas documentation, and commercial VRF systems are priced after a survey. Common call-outs are for fans and portables that don’t keep up and working from home in a room that gets too warm, on wall-mounted split systems, air-to-air heat pumps and multi-split systems.

We book the visit for a day and time that suit you, and we let you know if plans need to move. When we arrive, we check the job against the survey or the pictures you sent. If something is different, we talk it through with you before carrying on. From there, the work takes about a day for a single-room system, longer for multi-room and ducted systems.

  1. We start by looking at the rooms, the walls and where the outdoor unit can go.
  2. Cooling loads are worked out room by room, and the written price names the make, the model and every position.
  3. On the day, we fit the indoor and outdoor units and run the pipework, cable and condensate drain.
  4. Once the electrics are connected, the pipework is tested for leaks and put under vacuum before any refrigerant flows.
  5. Last comes the run-up: every mode checked, the controls explained and the paperwork left with you.

How we quote

Height, access and the distance between the indoor and outdoor units all affect the cost. Each of those is built into the quote and give you a fixed price before work begins.

What you get with us

  • Diagnosis first, then a fixed price
  • A 24/7 emergency line
  • Clear warranty information from the manufacturer
  • F-Gas certified company

How to get a quote

Photos are the fastest route to a quote: the room or the existing unit, the outside wall or roof where the outdoor unit sits or would go, and the label on any existing unit. Tell us the address and what you need, and many jobs can be priced from that.

Bletchley: Living close to St. Mary's Church? Some older properties in parts like that are protected, and the survey finds out whether yours is. If you work from home near Bletchley station, a home office that overheats is one of the easiest rooms to cool.

Leave it or put it right?

The best time to plan air conditioning is before the hot weather, not during it. A rushed choice is often the wrong size or in the wrong place, which is costly to undo. Booking the survey early gives you time to weigh up the options.

What your quote should include

  • Whether the manufacturer’s warranty depends on regular servicing
  • Whether the electrical work is done by a registered contractor, such as NICEIC approved
  • Whether the company is F-Gas certified, and whether you can check it
  • Which VAT rate the quote uses, and why

Managing agents and facilities teams in MK1

Records are where property maintenance often slips. Every visit is written up, plus the F-Gas records where refrigerant is involved, ready for a tenant, a buyer or an inspection.

From a single flat to a whole estate, the approach is the same: a look at the job first, a fixed-price quote, work booked with the occupier and written records afterwards.

Aftercare tips

A little care keeps the system in better shape. Our advice:

  • Do not cover or box in the outdoor unit
  • File the paperwork with the manual
  • Flag any change in how the system sounds or performs
  • Clean the filters every few weeks when the system is in heavy use

The filters are the one part you’ll look after yourself, so we show you how. Clean them every few weeks when the system is in heavy use, following the manual, and keep space clear around the outdoor unit.

Keep the outdoor unit clear. Anything piled against it, from leaves to garden furniture, reduces the airflow, and the system has to work harder as a result.

Owner checks or an engineer?

There are a few things you can safely do yourself: keep the outdoor unit clear of leaves, plants and clutter, check the settings and the remote, and follow the cleaning the manual describes. Anything inside the units, the electrics and the refrigerant is engineer’s work.

Owner care supports servicing; it doesn’t replace it. Clean filters and a clear outdoor unit help the system run as it should, but the inside of the units, the refrigerant and the electrics still need a qualified engineer.

Your questions about air conditioning in MK1

Which accreditations do you hold?

We are an F-Gas certified company, NICEIC approved for electrical work and MCS certified for heat pumps. We are members of Checkatrade too.

Which manufacturers do you install and repair?

Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries, Hitachi and others. For new systems, we recommend a brand and model to suit the job and tell you why.

Do you protect the property while you work?

We put dust sheets over floors and furniture near the work first, and we tidy up as we go. At the end, we clear up and show you what we have done.

How does the warranty work?

The manufacturer provides it, on its own terms. Some brands make regular servicing a condition so it’s worth keeping the service records.

Can I use air conditioning to heat a room?

Yes, most modern split systems run as heat pumps, so they can heat a room in winter. The Energy Saving Trust points out that an air-to-air heat pump is often just called air conditioning. Some cooling-only models exist, so we confirm it for the model on your quote.

Can you look at a system you didn’t fit?

Yes. Systems fitted by other companies are fine from all the leading brands. Tell us the make and model and send any paperwork you have.

Is planning permission needed for the outdoor unit?

Sometimes. Heat pumps and cooling-only units are treated differently, and so are flats, listed buildings and conservation areas. We point out anything that may need permission at the survey and the council makes the decision. This is general information, not legal advice.
