Air conditioning in ME12: how it works
Wall-mounted, multi-split, ducted and cassette systems are all part of what we install, plus VRF systems for bigger commercial buildings. The right choice depends on the rooms, the building and how visible you want the indoor units to be and we talk you through it on the survey. The work covers wall-mounted split systems, multi-split systems and ceiling cassettes, and the jobs we see most are commercial rooms that are too warm for staff and a home office that warms up with screens and equipment.
Think of the visit in three stages: diagnose, treat and sign off. First we check the system or the space against the plan, then we do the work, and finally we test, record and explain. Most of the time goes on the middle part, and that takes anything from a day for one room to several days for a multi-room or ducted system.
- You send photos, or we visit and survey the rooms and outside.
- The system is sized, positions are agreed and the price is fixed.
- Sheets go down first, then the indoor unit and the condenser are mounted.
- Pipework, cable and drain are run, the circuit is connected and the pipework is pressure tested and evacuated.
- We commission, show you the controls and leave the F-Gas and warranty paperwork.

Air conditioning across ME12: local notes
Our air conditioning work across ME12 takes in places such as Minster, Sheerness and Halfway Houses and the smaller places around them. Every place on our ME12 list (9 in all) is covered.
Our area stretches from Greater London through Surrey, Kent and Sussex to Hampshire, Berkshire, Buckinghamshire, Oxfordshire, Hertfordshire and Essex, and ME12 sits within it. You reach the same people wherever you are in it. Near the coast in ME12, outdoor units last longer with shelter from sea wind and a yearly service.
Minster: Homes near The Abbey Church Of St Mary And St Sexburga are a good example of where we look up the heritage status of the building before fixing anything to it. Most people start with the room that gets hottest, then add more rooms on a multi-split if needed.
Why deal with it now?
The outdoor unit’s position is worth getting right first time. Placing it well keeps noise away from bedrooms and boundaries and makes servicing easier, and it can make a difference to planning. It’s agreed on the survey, not on the day.
Comparing quotes
- Who does the electrical work, and whether they can certify it
- If the quote is based on a survey, photos or a diagnosis
- How extra work would be agreed if they find something unexpected
- Whose warranty applies, and on what terms
Looking after it afterwards
Systems last better with the right care. Here’s what we suggest:
- Let filters dry fully before you put them back
- Leave space around the outdoor unit
- Keep the F-Gas records, commissioning details and warranty information together
- Keep to the service interval the manufacturer recommends
The handover includes the records you need: the commissioning details, the F-Gas records and the manufacturer’s warranty information. File them together, because the manufacturer or a future engineer may ask to see them.
Report drips, noises or error codes early. Water from the indoor unit, a new rattle or a code on the display usually means something needs attention, and early repairs are typically simpler.
System by system
Pipework and condensate drains
We pressure test and evacuate the pipework before the system is charged, so the system starts life clean, dry and leak-tight. The results go into the commissioning records.
Outdoor unit positions
The outdoor unit can go on a wall bracket, on the ground or on a flat roof, depending on the property and the pipe route. It needs space around it to breathe and for an engineer to work on it.
What we are called out for in ME12
Bedrooms that are too warm at night are a frequent reason for a call. An open window does not always cool a bedroom that has warmed up all day, especially on a still night.
What we’re most often called about:
- Not knowing which system, size or brand to choose
- Working from home in a room that gets too warm
- Old electric heaters you’d like to replace with something more efficient
- An office, shop or restaurant that is uncomfortable for staff and customers
Questions from ME12
Do you work for landlords and businesses?
Yes. We work for homeowners, landlords, letting and managing agents, and businesses of every size across London and the South East. Let us know who the records should go to.
Who has to arrange F-Gas leak checks?
Whoever operates the equipment, together with the technicians who service it. Larger systems need regular checks: at least every 12 months from 5 tCO2e and every 6 months from 50 tCO2e. We will work out which band applies to yours.
Why use an F-Gas certified company?
For refrigerant work, both the engineer and the company need the right F-gas credentials. It’s worth checking before you book, and we’re happy to show ours.
Which brands do you work with?
The main ones, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. For a new system, we suggest the make and model that suit the property and explain why.
Can you fit air conditioning in a leasehold flat?
In many cases, but permissions come first. You will typically need the landlord’s or management company’s consent for the outdoor unit and the pipe route, so check the lease. Planning rules for flats are tighter too, so we point out anything that may need permission on the survey. This is general information, not legal advice.
Do you protect the property while you work?
Protection goes down first: sheets over the floor and nearby furniture. Any drilling is agreed with you first, and we clear up the dust and offcuts before we leave.
When will I hear back?
We reply to enquiries the same working day. If it’s an emergency, ring the 24/7 line instead.
