Air conditioning across CT21: what to expect

Wall-mounted, multi-split, ducted and cassette systems are all part of what we install, plus VRF systems for bigger commercial buildings. Which one suits you depends on the space, the building and how much of the unit you want to see, and we explain the options on the survey. Typical jobs include not knowing which system, size or brand to choose and rooms heated by plug-in heaters, on wall-mounted split systems, VRF systems and multi-split systems.

Testing is the last part of the visit wherever the system can be switched on. Then we explain what was done and answer your questions, and anything that needs a follow-up is pointed out there and then. All told, the work takes a day for most single-room installations, with multi-split, ducted and cassette systems taking longer.

  1. You send pictures, or we visit and survey the rooms and outside.
  2. Each room is sized and the unit positions agreed, then you get a fixed-price quote.
  3. Sheets go down first, then the indoor unit and the condenser are mounted.
  4. Pipework, cable and drain are run, the circuit is connected and the pipework is pressure tested and evacuated.
  5. It’s switched on, checked and handed over with its records.

Landmarks near Hythe

Locally, jobs take us to houses, flats and workplaces close to Church of St Michael and All Angels, Brockhill Park Performing Arts College and Hythe Bay CofE Primary School, among other places. Also close by are Oaklands Park (within half a mile south-east) and Red Lion Public House (within half a mile south-west). The closest station to Hythe is Sandling station, roughly 1.4 miles north-west. Other landmarks nearby include Saltwood Castle (0.7 miles north) and Royal Victoria Hospital (4.1 miles east). For a walk, there’s Tolsford Hill.

Air conditioning across CT21: local notes

Planning rules are the same across England, CT21 included: an air-to-air system that heats as well as cools can be permitted development on a house, but cooling-only units, listed buildings and outdoor units facing a road in conservation areas need more care.

Message us from anywhere in CT21 and you’ll hear back the same working day. Breakdowns can go to the 24/7 line instead. CT21 includes coastal places, where salt in the air speeds up corrosion of outdoor coils and fixings. We choose positions and fixings with that in mind.

Hythe: Westenhanger Castle (roughly 2.7 miles north-west) shows the area has its share of heritage. A listed home needs consent before an outdoor unit or pipework goes on. Living close to Church of St Michael and All Angels? Some older properties in parts like that are protected, and the survey finds out whether yours is.

For landlords and property managers

Facilities teams in offices, schools and public buildings book us too across Kent. Larger buildings can be done in stages to keep disruption down.

Under the GB F-gas rules, responsibility for leak checks is shared between whoever operates the equipment and the engineers who work on it. Where a building is let or managed, the lease or contract should make clear who looks after the system and we’re happy to deal with whoever it is.

System by system

Ducted systems

A ducted system needs a ceiling void or loft deep enough for the unit and ducts, and access for servicing. The survey confirms whether there’s room.

Pipework and condensate drains

Cooling produces water as the air is dried, and the condensate drain carries it away. Where it cannot fall naturally to a drain, a condensate pump lifts it and we allow for that in the quote.

When it’s something else

Not every problem is solved by air conditioning, and we will tell you before we start. It does not solve:

  • A lack of fresh air (most split systems recirculate room air rather than bringing fresh air in, which is a job for ventilation)
  • Heat loss through very poor insulation (a system will heat the room, but insulation is a separate job)
  • Damp from leaks or a lack of ventilation

Pricing air conditioning in CT21

You will get a fixed price before any work starts. It takes into account:

  • The type of system, from a single split to a larger system
  • The condition of any existing system
  • The size of the job
  • How easy the units are to reach

Putting the work off seldom saves money. Small problems, from blocked filters to slow leaks, tend to get worse, and a system working harder than it should costs more to run. If you are unsure, ring 07833 053749 or use the quote form and we will give you an honest view and a fixed price.

Helping us quote

Simple jobs can often be priced from pictures and some basics. Useful things to send:

  • A photo of the consumer unit with the cover closed
  • The paperwork from the last service, if you have it
  • A few pictures of the room and the wall the unit is on, or will go on
  • Where the outdoor unit is, or where you’d like it

Need a price for air conditioning? Please phone us on 07833 053749 or drop us a line and tell us about the job. We will explain what we’d recommend and why, then send a fixed-price quote before you commit to anything.

Questions from CT21

Can you look at a system you didn’t fit?

Yes. We look at it first and tell you what we find, including any issues with how it was fitted. You get a fixed price before any work goes ahead.

Do you look at the job first?

Yes. For simple jobs, pictures and a few details can be enough, while bigger systems and repairs that need testing get a visit.

Can I have air conditioning in a flat?

That depends on the lease, the building and where the outdoor unit could go. An outdoor unit can sometimes go on a balcony, roof or rear wall, with consent, and we check the options on the survey. This is general information, not legal advice.

What does F-Gas certified mean?

Certification shows a business is approved to work on systems that hold F gas refrigerant. In Great Britain, that certification is a legal requirement, not an optional extra, and AirCon Doctor is certified.

Where will you put the outdoor unit?

We agree it with you on the survey. It must have clear airflow and space for servicing, and walls or roofs facing a road can raise planning questions. We explain the options and any permissions to check.

Will you need to do electrical work?

Most of the time, yes: a dedicated circuit is needed. Under Part P, a new circuit has to be notified unless a registered competent person does it, and we are NICEIC approved, so we can install and certify it.

Do you offer maintenance contracts?

Yes. Tell us what you have and how it’s used and we will propose a schedule and quote for it. Leak checks required by the F-gas rules can be built in for larger systems.
