Air conditioning in BN9: how it works
Most modern split systems run as heat pumps, so they can heat as well as cool. The Energy Saving Trust makes the same point: an air-to-air heat pump is what many people simply call air conditioning, and a well-chosen system can earn its keep all year round. The work covers multi-split systems, ducted systems and VRF systems, and the jobs we see most are rooms that get too hot to sleep or work in and portable units that are noisy and barely cope.
If the system has to be off for part of the visit, we tell you before any work starts, so you can plan around it. In a business, work can often be done one area at a time. The work takes about a day for a single-room system, longer for multi-room and ducted systems.
- We survey the rooms and the outside of the property, or work from pictures and details for simple jobs.
- Cooling loads are worked out room by room, and the written price names the make, the model and every position.
- Brackets go on, the units are hung and the refrigerant lines, cable and drain are routed between them.
- Once the electrics are connected, the pipework is tested for leaks and put under vacuum before any refrigerant flows.
- We commission the system, show you the controls and leave the F-Gas records and the manufacturer’s warranty details.

Local landmarks in Newhaven
Locally, jobs take us to houses, flats and workplaces close to Castle Hill, Harbour Primary and Nursery School and UTC@Harbourside. Also close by are Church of St Michael and All Angels (under half a mile south-west) and The Ship Hotel (less than half a mile north). There’s a railway station in Newhaven itself: Newhaven Town station. A little further out are Chailey Heritage Marine Hospital (1.2 miles south-east) and Newhaven Museum (0.5 miles north-east). Not far away are Itford Hill.
Air conditioning around BN9
Our air conditioning work across BN9 takes in places such as Newhaven, Peacehaven and Denton and the smaller places around them. We cover every place we list for BN9, 6 in all.
London and the South East cover everything from city flats to rural cottages. We’re F-Gas certified, NICEIC approved and MCS certified for heat pumps. BN9 includes coastal places, where salt in the air speeds up corrosion of outdoor coils and fixings. Outdoor unit position and regular servicing both help near the sea.
Newhaven: Close to Newhaven Town station? A small study or box room used for work can normally be cooled with a single indoor unit. Around Church of St Michael and All Angels, a quick check of the listing and conservation maps is part of planning any install.
What we are called out for in BN9
Some people come to us for heating rather than cooling. Old direct electric heaters turn electricity straight into heat, while a heat pump moves heat in from the outside air, so it gives out more heat than the electricity it uses. That’s how most modern split systems work.
Most people get in touch after spotting one of these:
- Rooms heated by plug-in heaters
- An office, shop or restaurant that is uncomfortable for staff and customers
- Portable units that are noisy and barely cope
- Uncertainty over the right type and size of system
After we’ve gone
How well a system lasts depends on use and care. We suggest:
- Clean the filters every few weeks when the system is in heavy use
- Leave space around the outdoor unit
- Use moderate settings for comfort and economy
- Keep the handover documents somewhere safe
We show you how to take the filters out and clean them. Clean them every few weeks when the system is in heavy use, following the manual, and keep space clear around the outdoor unit.
Clean the filters regularly, not just at the service. Clean filters keep the air moving and help the system work as designed, which costs you more to run.
Different systems, different jobs
Offices, shops and commercial rooms
Systems over 12 kW of effective rated output bring extra duties for the building, such as a TM44 inspection by an accredited energy assessor at least every 5 years. We can arrange and prepare for it.
Pipework and condensate drains
After the pipework is fitted, the refrigerant circuit is pressure tested and evacuated, which keeps moisture and air out of the circuit. The results go into the commissioning records.
For landlords and property managers
For anyone managing more than one building, we can plan visits across the portfolio and price them together. Every address has its own paperwork, so the files stay tidy.
When the building owner and the occupier are different, the lease or tenancy agreement normally sets out who maintains what. We are happy to deal with either side, and the paperwork can go to both.
BN9 questions
What size air conditioning unit do I need?
Floor area is only part of it. Windows, the direction the room faces, the roof above and the people and equipment in it all count, and we take them all into account on the survey.
Which brands do you work with?
We install and work on the leading makes, from Mitsubishi Electric, Daikin and Fujitsu to Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. Tell us the make and model and we’ll take it from there.
Is there a survey before the work?
Yes, every time. We diagnose before we treat: the survey tells us what the job needs and how to do it, and the quote is based on that.
Will you need to do electrical work?
In most cases, yes: a dedicated circuit is needed. Adding a new circuit is notifiable building work under Part P unless it’s done by a registered competent person, and we’re NICEIC approved, so we can install and certify it.
Which type of air conditioning is best?
Number of rooms, space outside and how much of the unit you want to see all decide it. Ducted units need a void or loft, and cassettes need a suspended ceiling, which we check on the survey.
Whose job is it to check the system for leaks?
Responsibility is shared between the operator, usually whoever owns or controls the equipment, and the service technicians. The interval depends on the refrigerant charge, measured in tonnes of CO2 equivalent: at least every 12 months from 5 tCO2e, and every 6 months from 50 tCO2e.
Do I get paperwork after the visit?
Yes, on every job. New installations come with commissioning details, F-Gas records and warranty information, while repairs and services get a written note of what was found and done.
