Air conditioning across BN41: what to expect

Thinking about air conditioning but not sure where to start? Just call us on 07833 053749 or fill in the contact form with photos of the rooms and the outside of the property, and you will hear back from us the same working day about a survey or a fixed-price quote. The work covers wall-mounted split systems, air-to-air heat pumps and VRF systems, and common reasons people get in touch are fans and portables that don’t keep up and a room that’s unbearable on warm days.

On the day, we arrive at the time agreed with you and check the plan with you first. Floors and furniture near the work are covered with dust sheets, and anything electrical is made safe before work starts. On site, it takes about a day for a single-room system, longer for multi-room and ducted systems.

  1. You send photos, or we visit and survey the rooms and outside.
  2. Each room is sized and the unit positions agreed, then you get a fixed-price quote.
  3. On the day, dust sheets go down and the indoor and outdoor units are fitted.
  4. Pipework, cable and drain are run, the circuit is connected and the pipework is pressure tested and evacuated.
  5. It’s switched on, checked and handed over with its records.

What affects the price in BN41

What you pay depends on the system and the number of rooms or units, how easy the units are to reach and what the work involves. You get a fixed price before any work starts, so there are no surprises.

How to get a quote

What’s near Portslade

In Portslade, that means homes and buildings near Peter Gladwin Primary School, Benfield Hill and The Mill House. You’ll also find King's School (within half a mile south-west) and St Nicolas Church (less than half a mile south-west). Portslade’s nearest station is Fishersgate station, roughly 0.7 miles south. Other landmarks nearby include British Engineerium (1.8 miles east) and Southlands Hospital (1.8 miles west). Green spaces nearby include Shoreham Beach and Thundersbarrow Hill.

Air conditioning around BN41

In BN41, as across England, the same permitted development rules apply: an air-to-air system that heats as well as cools can be permitted development on a house, but cooling-only units, listed buildings and outdoor units facing a road in conservation areas need more care.

Our area stretches from Greater London through Surrey, Kent and Sussex to Hampshire, Berkshire, Buckinghamshire, Oxfordshire, Hertfordshire and Essex, and BN41 sits within it. One phone number covers all of it. In the coastal parts of BN41, outdoor units benefit from a sheltered position and regular servicing, and some manufacturers offer corrosion-protected coils.

Portslade: Portslade Manor (roughly 0.1 miles south-west) shows the area has its share of heritage. A listed home needs consent before an outdoor unit or pipework goes on. If your home is in one of the older streets near St Nicolas Church, it’s worth checking whether it’s listed or in a conservation area before an install.

Landlords, agents and facilities managers

Where a tenant occupies the property but the landlord owns the system, it’s worth checking the agreement for who looks after the system. We can quote either party and send the records to whoever needs them.

Larger air conditioning systems in buildings need more than servicing: a TM44 inspection by an accredited energy assessor is required at least every 5 years for systems over 12 kW. We can arrange it, prepare the system for it and fix what it finds.

How we price air conditioning

The survey or diagnosis tells us what the work involves. We look at:

  • How far the pipework has to run, and where
  • Which make and model is being fitted or worked on
  • The size of the job
  • A single visit or a regular plan

Whatever the property, the quote works the same way: what’s needed, how we reach it, the parts and the labour. Call for a fixed-price quote and we will go through it with you.

Helping us quote

The more you tell us, the more accurate the quote. With your enquiry, please include:

  • A short video of any fault, such as a noise or a flashing light
  • A few pictures of the room and the wall the unit is on, or will go on
  • The outdoor side of the property, including any roof or flat area
  • Where the property is and what kind of building it is

The quickest way to a quote is to send photos: the inside and outside of the property where the work is, plus the rating plate of any unit already there. Tell us the address and what you need, and many jobs can be priced from that.

What the work involves, system by system

Electrical supply

Most systems need their own circuit from the consumer unit. As NICEIC approved contractors, we install it and issue the certificate and that covers the Part P side.

Pipework and condensate drains

After the pipework is fitted, the refrigerant circuit is pressure tested and evacuated, which keeps moisture and air out of the circuit. The results go into the commissioning records.

Why act early?

The best time to plan air conditioning is before the hot weather, not during it. A rushed choice is often the wrong size or in the wrong place, which is costly to undo. A survey now gives time to choose properly.

What your quote should include

  • Whether the price is fixed or an estimate
  • What records you get at the end
  • Proof of F-Gas company certification
  • Whether they looked at the job before pricing it

Questions from BN41

Why use an F-Gas certified company?

F-Gas certification shows a company is approved to work on equipment containing fluorinated gases, such as the refrigerant in air conditioning and heat pumps. In Great Britain, that certification is a legal requirement, not an optional extra, and we hold it.

Do you offer maintenance contracts?

Yes. Maintenance contracts are part of what we do, with visits at the interval your system and the manufacturer need. Each visit is recorded, with F-Gas records where refrigerant work is involved.

Can I have air conditioning in a flat?

Often, yes, but there are extra steps. Leaseholders normally need consent from the landlord or management company for an outdoor unit and holes through outside walls and the lease will say. Permitted development rules for flats are also tighter than for houses, and we flag anything that may need permission. This is general information, not legal advice.

How do I know what size unit to get?

Sizing is done on the survey, room by room. Too small, and it runs flat out; too big, and it switches on and off and wastes energy and we explain the output we recommend.

Do I get paperwork after the visit?

Yes. You get a written record of every visit, including F-Gas records for any refrigerant work. Keep them with the manual and the warranty documents.

Can I do the refrigerant work myself?

Not the refrigerant work. The F-gas rules require certified companies and qualified engineers for it, and a new circuit is notifiable under Part P unless a registered electrician, such as a NICEIC approved contractor, does it.

Do you offer emergency call-outs?

Yes, 24/7. Call the emergency line and tell us the make, the symptoms and any error code, and we’ll talk you through the next steps.
