- Ageing air conditioning that keeps breaking down
How we handle commercial air conditioning in St Mary's
Commercial air conditioning comes with F-gas duties for the operator. Leak checks and records are required for systems from 5 tCO2e upwards. We carry out the checks, keep the records and tell you when the next one is due. We are often asked to deal with staff complaining about the temperature and systems that need out-of-hours or phased installation, on multi-split systems, ceiling cassettes and wall-mounted split systems.
In a place like St Mary's, commercial air conditioning is often for a shop, a surgery, a pub, an office unit or a farm business. Many need just one to four indoor units, sized from a site survey.
Equipment warranty comes from the manufacturer, on its own terms, and we set them out on your quote. Terms differ from brand to brand, and we’re happy to talk you through them.

The process
Anything involving refrigerant is handled by F-Gas qualified engineers, as the law requires, and electrical work is done by us as NICEIC approved contractors. So on the day, you do not need a separate electrician for the electrical side. On site, it takes from a couple of days for a few cassettes to a planned programme for a whole building. Getting to the outside of the property matters more than parking in a place like St Mary's.
- First comes a survey, looking at the building and how it’s occupied.
- We recommend a system and send a fixed-price quote.
- The programme is agreed, including any out-of-hours or phased work.
- The system is installed, wired and connected to its controls.
- Commissioning and handover follow, with the F-gas records and manufacturer paperwork.
Before we arrive
- Tell us about any building rules, permits or sign-in
- Let us know where we can park and unload
- Keep pets and children away from the work area
Getting a quote
Quoting starts with a diagnosis, either on a site survey or, for simple jobs, from your photos and details. After that, we send a fixed price so you know the cost before we begin.
Advice
Keeping the system healthy
To keep the system working properly:
- Review older R410A systems before they need major repairs
- Plan regular servicing with a contract
- Keep plant areas tidy
Once the system is commissioned, we hand over the records, the controls and the manufacturer documents. They’ll be needed for servicing, leak checks and TM44 inspections.
Replace ageing systems on your own timetable, particularly where they use R410A.
Questions from St Mary's
Is the coast a problem for outdoor units in St Mary's?
It can, as St Mary's is within about 1 mile of the sea, where salt in the air is hard on coils and fixings. We site outdoor units out of the worst of the sea wind where possible and can suggest models with corrosion protection where the manufacturer offers it.
Is St Mary's within the area you cover?
Yes. St Mary's is within the area we cover across London and the South East. We’re based in East Grinstead and plan each visit so the job can be finished in one trip where possible.
How often is a TM44 inspection needed?
If the air conditioning has an effective rated output over 12 kW, an inspection is required at least every 5 years. The rules are set out on GOV.UK, and we can help you prepare.
Do you carry out TM44 inspections?
TM44 inspections are carried out by accredited energy assessors, which we are not. We prepare systems for inspection and carry out the work the report recommends.
Can I do the refrigerant work myself?
Not the refrigerant work. Under the F-gas rules, it must be done by qualified engineers from a certified company, and a new electrical circuit is notifiable building work unless a registered competent person does it.
How are commercial air conditioning installs priced?
A survey comes first, then a fixed-price quote. The number of zones, the type of system, access and timing all play a part.
What types of commercial air conditioning do you install?
Wall-mounted, multi-split, ducted, cassette and VRF systems from the major manufacturers. We set out the choices after surveying the site.
Before you call an engineer
Owners can handle the everyday basics: keep the outdoor unit clear of leaves, plants and clutter, check the settings and the remote, and follow the cleaning the manual describes. Opening up the units, the electrics and the refrigerant circuit are a job for us.
Never try to top up, release or handle refrigerant yourself. The law requires anyone working on equipment containing F gas to hold the right qualifications, and the company to be certified, and escaping refrigerant can cause cold burns. If you suspect a leak, switch the system off and call us.

Cooling for St Mary's businesses
At about 1 mile from the coast, St Mary's is close enough for sea air to matter. For a business near the sea, outdoor plant position and corrosion protection are part of the design. The FSA’s food hygiene register shows about 309 restaurants, cafés and canteens, about 25 hotels, B&Bs and guest houses and about 32 schools and colleges within roughly a mile and a half of the centre of St Mary's. Restaurants, hotels, schools and care settings each need cooling designed for their hours and heat loads. About 40% of homes in the St Mary's area have been built since 2000, according to the Valuation Office Agency’s council tax figures, and Census 2021 figures found about 77% of households live in flats. In mixed streets, commercial outdoor units have to be placed and sized with the homes nearby in mind.
For a surgery or clinic in the Royal South Hants Hospital area, a planned maintenance contract keeps the system clean and its records up to date. Around Southampton Central station, an office brief might cover an open-plan floor, meeting rooms and a comms cupboard, each with its own needs.

What affects the quote in St Mary's
Typical ranges are on our prices page, and your quote is built on your job. The quote depends on:
- The distance and route between the indoor and outdoor units
- The number of rooms, units or zones
- The electrical supply and whether a new circuit is needed
Height, access and the distance between the indoor and outdoor units can all change the price. We take each of them into account, and the price is fixed before any work starts.
Asking for a quote
Before you ask for a quote, gather:
- The make and model of the system, from the label
- The fuse board and where it is in the property
- Any error code or flashing light on the display
For a fixed-price quote, call us on 07833 053749 or fill in the contact form with the address and a few details about the rooms or units involved. A few photos make it quicker. You will hear back from us the same working day.
