Commercial air conditioning for homes and businesses in Penn
Most businesses need to keep trading while the work is done. Work can be done in the evening, at weekends or in phases so disruption is kept down. The programme is agreed before we start. We are often asked to deal with leak check schedules that have slipped and workspaces that overheat on warm days, across wall-mounted split systems, ducted systems and multi-split systems.
Around Penn, there’s normally space for outdoor plant away from the road.
Each manufacturer sets its own warranty period. For instance, Daikin’s standard warranty on split air conditioning is 2 years, and its longer extensions apply to its air-to-water units only. For any other brand, we explain the manufacturer’s terms on your quote.

What we are called out for in Penn
A fit-out, refurbishment or change of use often means rethinking the air conditioning. New partitions, more staff or different equipment change the heat load and the system needs to match the new layout.
If any of these sounds familiar, it’s worth a diagnosis:
- Server rooms running too warm
- Staff complaining about the temperature
- Systems over 12 kW due a TM44 inspection
A bursar or site manager at a school like Tylers Green First School will want the install planned around the school calendar, and we work to that.
What your quote should include
- Who does the electrical work, and whether they can certify it
- Whether they looked at the job before pricing it
- How extra work would be agreed if they find something unexpected
Penn: your questions answered
Do you cover Penn for commercial air conditioning?
Yes. We work across London and the South East from our base in East Grinstead, and Penn is part of that. Get in touch with the details and we reply the same working day.
Is Penn within the area you cover?
Yes. Penn is within the area we cover across London and the South East. Visits to smaller places are planned so the engineer arrives with what the job needs.
How often is a TM44 inspection needed?
Where the air conditioning is over 12 kW, an inspection is needed at least every 5 years. It’s carried out by an accredited energy assessor, and we can prepare the system and act on the report.
Is there a survey before the work?
Yes. Every job is looked at first, on a survey, or from your photos and details where the job is simple. A fixed-price quote follows.
Will you work on another installer’s system?
Yes. We work on systems fitted by other installers as well as our own from all the leading brands. Tell us the make and model and send any paperwork you have.
Is planning permission needed for the outdoor unit?
It depends on the system and the property. In England, an air source heat pump on a house can be permitted development if it meets set conditions, including the MCS 020(a) noise check, but a cooling-only unit isn’t covered, so check with the council. Flats, listed buildings and conservation areas have tighter rules. This is general information, not legal advice.
Who has to arrange F-Gas leak checks?
The F-gas rules share it between the equipment’s operator and the engineers who work on it. How often depends on the size of the refrigerant charge in tonnes of CO2 equivalent: at least yearly for 5 to under 50 tCO2e, and every 6 months for 50 to under 500 tCO2e.
When it’s something else
Commercial air conditioning can’t fix everything, and we will tell you before we start. It will not put right:
- Major builder’s work such as new openings in structural walls
- Issuing TM44 reports
- Fire safety design or fire risk assessments
If you’re not sure, just call us on 07833 053749 or write to us at info@aircondoctor.co.uk and we will give you a straight answer before you book.

Other services in Penn
For landlords and property managers
Larger air conditioning systems in buildings need more than servicing: a TM44 inspection by an accredited energy assessor is required at least every 5 years for systems over 12 kW. We can arrange it, prepare the system for it and fix what it finds.
We work for landlords, letting agents and managing agents as well as homeowners and businesses. Tell us who the contact on site is and who should receive the paperwork and we’ll copy in whoever needs it.
Cooling for Penn businesses
There are about 13 cafés, restaurants and staff canteens, about 14 schools and colleges and about 11 care, childcare and hospital premises within 1.5 miles or so of the middle of Penn, according to the Food Standards Agency’s register. Many of those sites need air conditioning that is sized for long hours and maintained on a schedule. Penn’s centre is no more than about a third of a mile from the Penn and Tylers Green Conservation Area. Historic England lists about 30 buildings and structures within half a mile of the centre of Penn, including Dell Cottage (grade II). Heritage protection changes what an install can involve, so the survey looks at your address first and tells you plainly whether consent is likely.

How the visit works
If the system has to be off for part of the visit, we tell you before any work starts, so you can plan around it. For businesses, we can normally work room by room or zone by zone. The work takes as long as the site and the system need, from a short install to a phased project planned around opening hours. Work in Penn is booked in advance at a time that suits you.
- It starts with a survey on site, looking at the space, the people in it and the equipment.
- A fixed-price quote follows, covering the system type, the layout and the timing.
- We agree a programme that suits the site, including evening, weekend or phased installation.
- The system goes in, from units and pipework to drainage, wiring and controls.
- Commissioning, F-gas records and a handover of the controls finish the job.
