Commercial air conditioning near California

For landlords and property managers

Records are where property maintenance often slips. Each visit produces a dated record, plus the F-Gas records where refrigerant is involved, so you can show what was done and when.

For anyone managing more than one building, we can plan visits across the portfolio and price them together. Each property gets its own records, so each one has its own history.

About our commercial air conditioning in California

Buildings whose air conditioning totals more than 12 kW need a TM44 inspection at least every 5 years. The inspection is carried out by an accredited energy assessor; we are not assessors, but we prepare systems for inspection and act on what the report finds. The work covers wall-mounted split systems, ceiling cassettes and server and comms room cooling, and people most often call us about buildings that can’t close for the work and leak check schedules that have slipped.

Around California, commercial jobs tend to be pubs, shops, halls, surgeries and farm or rural businesses. Older buildings may be listed or in a conservation area, so we check the planning side first.

Refrigerant work is written up in the F-Gas records: what was done, the refrigerant type and any amount added or recovered. File them with the system’s paperwork, as a manufacturer or a future engineer may ask to see them.

Kitchens and dining rooms gain heat quickly, and hotels need quiet units in guest rooms, so each is designed for its use.

How it works

Protection comes first: sheets over the floor and any furniture nearby and nothing is moved without asking you. After that, anything electrical is made safe and we start. It takes anything from a day or two for a small office to several weeks of phased work on a large building, and we tidy up before we leave. For a village like California, tell us about narrow lanes, gates and parking when you book.

  1. First comes a survey, looking at the building and how it’s occupied.
  2. You get our recommendation and a fixed price.
  3. The programme is agreed, including any out-of-hours or phased work.
  4. We install the units, pipework, drainage, electrics and controls.
  5. Commissioning and handover follow, with the F-gas records and manufacturer paperwork.

Preparing for the visit

  • Keep pets and children away from the work area
  • Mention any managing agent or landlord rules we need to follow
  • Find the manual or the paperwork for the system, if you have it

How to get a quote

The quickest way to a quote is to send pictures: the inside and outside of the property where the work is, plus the rating plate of any unit already there. Tell us the address and what you need, and simple jobs can often be priced without a visit.

Advice

What owners can safely do

Refrigerant is off limits for anyone without the right qualifications. The law requires anyone working on equipment containing F gas to hold the right qualifications, and the company to be certified, and escaping refrigerant can cause cold burns. A suspected leak is our job, not yours.

For air conditioning, cleaning the indoor unit’s filters is the main job owners can do where the manufacturer’s manual explains how. They come out, get a gentle clean and go back only when they’re dry. For a heat pump, the main owner jobs are a clear outdoor unit and sensible control settings.

California: your questions answered

Do you cover smaller places like California?

Yes, smaller places are covered as well as towns. We’re based in East Grinstead and plan each visit so the job can be finished in one trip where possible.

Will air conditioning in California need planning permission?

The answer turns on the property and where the outdoor unit would sit. The centre of California is in a conservation area. Put simply: reversible systems on houses can be permitted development, cooling-only ones can’t, listed buildings need consent, and conservation areas limit outdoor units facing a road. When your property needs a decision, we contact Wokingham council, which is typically the planning authority for California.

Can landlords and managing agents book you?

Yes. Homeowners, landlords, agents and businesses all book us in California and across Wokingham. Tell us who should receive the paperwork.

Can I do any of the installation myself?

The refrigerant side has to be done by a qualified engineer working for an F-Gas certified company. That’s the law, not just our preference, and it also matters for the manufacturer’s warranty. We are happy to quote for the full job, supply to commissioning.

Do I get paperwork after the visit?

Yes. Every visit is written up, including F-Gas records for any refrigerant work. Keep them with the manual and the warranty documents.

How does the warranty work?

Warranty is the manufacturer’s own, on its terms. Each brand sets its own conditions and periods, so we explain them on your quote.

How much does commercial air conditioning cost?

Every commercial job is priced after a site survey. The building, the heat load, the system type and the programme all affect the cost, and you get a fixed-price quote before work starts.

Leave it or put it right?

TM44 inspections are required at least every 5 years for systems over 12 kW. The recommendations often point to simple improvements and we can do the work they recommend. A dirty or faulty system works harder and costs more to run.

Every job is different, so we price each one individually. The equipment, how we reach it, the route between units and the work needed all make a difference.

Why us?

  • Every job looked at before it’s priced
  • Leading brands including Daikin, Mitsubishi Electric and Fujitsu
  • A 24/7 emergency line
  • Warranty terms set out brand by brand
