Around Withdean, older cottages and newer houses can be very different to work on. Thick walls and beams mean planning the pipe route carefully, and if the home is listed, consent comes before any work.
Warranty on the equipment is the manufacturer’s own, on the manufacturer’s terms, and we set them out on your quote. Each brand sets its own conditions, and we’re happy to talk you through them.

Let and managed properties
Landlords, letting agents and managing agents book us, not only the people who live or work in the property. Tell us who the contact on site is and who should receive the paperwork, and we will keep everyone informed.
Managing agents often deal with us directly. Send the address, what’s needed and how access works, and we will send a fixed-price quote.

Withdean questions
Is planning permission needed for air conditioning in Withdean?
That depends on the building and where the outdoor unit goes. The Preston Park Conservation Area is close to the centre of Withdean. Put simply: reversible systems on houses can be permitted development, cooling-only ones cannot, listed buildings need consent, and conservation areas limit outdoor units facing a road. When your property needs a decision, we contact Brighton and Hove council, which is typically the planning authority for Withdean.
Is Withdean within the area you cover?
Yes, smaller places are covered as well as towns. Visits to smaller places are planned so the engineer arrives with what the job needs.
What size air conditioning unit do I need?
We size each room on the survey, from its size, glazing, orientation and use. An undersized unit never catches up, and an oversized one cycles and wastes energy and we explain the output we recommend.
What does F-Gas certified mean?
The law says any company working on equipment containing F gas has to be certified, and each engineer needs the right qualifications too. It means the refrigerant in your system is handled legally.
Can I fit air conditioning or a heat pump myself?
Anything that involves the refrigerant needs an F-Gas qualified engineer from a certified company. That’s the law, not just our preference, and manufacturers expect it for their warranty too. We are happy to quote for the full job, supply to commissioning.
How do you keep the place clean during the work?
Floors and furniture near the work are covered with dust sheets before we start, and the area is kept tidy throughout. At the end, we clear up and show you what we have done.
What does it cost to install air conditioning?
From £1,200 + VAT for a single-room split, with a typical range of £1,200–£2,200 + VAT. That covers supply, installation, commissioning and the F-Gas paperwork and is fixed after a survey or from pictures.
The process
Everything the job needs comes with us, from tools and test equipment to ladders and dust sheets. You only need to give us clear access to the units, or their planned positions, and to the fuse board. On site, the work takes about a day for a single-room system, longer for multi-room and ducted systems. In a place like Withdean, parking is rarely an issue, but tell us about gates and access to the back of the property.
- Diagnosis comes first, with a survey of the rooms, outside space and fuse board.
- Then the prescription: the right system and size for each room, on a fixed-price quote.
- Then the work: units up, pipes and drain run, and a new circuit where necessary.
- Before it runs, the pipework is proved tight and put under vacuum.
- Finally, the clean bill of health: commissioning, the controls explained and your paperwork handed over.
Before we arrive
- Let us know if the units are on a roof, a high wall or in a locked area
- Give us access to the outside wall, roof or yard where the outdoor unit sits
- Clear a path to the units and the space around them
Getting a price
Quoting starts with a diagnosis, either on a site survey or, for simple jobs, from your photos and details. Then you get a fixed price before any work starts.

Safe owner checks
There are a few things you can safely do yourself: keep the outdoor unit clear of leaves, plants and clutter, check the settings and the remote, and follow the cleaning the manual describes. Opening up the units, the electrics and the refrigerant circuit are a job for us.
Write down what you notice: error codes, noises, drips, smells or a drop in performance. It helps us diagnose quickly, and a photo of the display helps even more.
Air conditioning around Withdean
Withdean lies within about 2 miles of the sea. Salt air is hard on outdoor units, so we site them out of the worst of the sea wind where we can, and can suggest models with corrosion-protected coils where the manufacturer offers them.
With historic houses such as Preston Manor & Gardens about 0.6 miles south, it’s a reminder that older homes nearby may be listed, which changes the planning rules. Close to Preston Park station? A small study or box room used for work can normally be cooled with a single indoor unit.

Looking after it afterwards
Looking after it is simple, and it helps at the next service:
- Keep the F-Gas records, commissioning details and warranty information together
- Never run the system with the filters out
- Report drips, noises or error codes straight away
Questions after the installation go to the same number. Let us know what’s happening and any error code and we will help you sort it out.
Set it and leave it. Choose the right mode and a comfortable temperature rather than the lowest setting and keep doors and windows shut while it runs.
A customer’s words
“Very professional from the initial survey through to installation. The engineer explained everything clearly and the quote was exactly what we paid. Would not hesitate to recommend AirCon Doctor.”
