Owner checks or an engineer?

Write down what you notice: an error code, a new noise, a drip, a smell or a change in how well the system heats or cools. It helps us diagnose quickly, and a photo of the display helps even more.

Some faults have simple causes you can check first: check the mode, the set temperature, the remote’s batteries and the breaker. If the breaker trips a second time, leave it off and call us on 07833 053749.

Air conditioning in Norham Manor, done properly

Wall-mounted, multi-split, ducted and cassette systems are all part of what we install, with VRF for larger buildings. Which one suits you depends on the space, the building and how much of the unit you want to see and we talk you through it on the survey. Modern air conditioning heats as well as cools: the Energy Saving Trust notes that air-to-air heat pumps are sometimes called air conditioning, so a system bought for summer earns its keep in winter too.

New circuits are done by our NICEIC approved electricians, so the electrical paperwork comes with the installation.

Outdoor units around Norham Manor often sit on the ground or a low wall bracket at the back of the house, where it’s out of sight from the road and easy to service.

Refrigerant work is written up in the F-Gas records: the work carried out, the refrigerant involved and the quantities. Keep the records with the manual and the warranty documents, as a manufacturer or a future engineer may ask to see them.

The process

Everything the job needs comes with us, from tools and test equipment to ladders and dust sheets. All we ask is clear access to the units, or to where they’ll go, and to the consumer unit. On site, the work takes anything from a day for one room to several days for a multi-room or ducted system. Send pictures of the space and the outside wall, and we can plan the work near Norham Manor.

  1. We survey the property, or work from your photos for a simple job.
  2. Each room is sized and the unit positions agreed, then you get a fixed-price quote.
  3. We protect the area, then fit both halves of the system.
  4. Connections are made, checked for leaks and pulled down to a vacuum.
  5. It’s switched on, checked and handed over with its records.

Getting ready for the visit

  • Dig out any previous service or F-Gas records

Advice

Air conditioning around Norham Manor

VOA council tax data put about 40% of homes in Norham Manor and the neighbourhoods around it before 1919, and the 2021 Census found about 51% of households live in flats. Older homes often have solid walls, which take longer to core drill, so we plan pipe routes carefully and keep them as discreet as we can. In flats, the lease and the freeholder typically decide where an outdoor unit can go, and the permitted development rules for flats are tighter.

Holywell Manor, about 0.7 miles south-east, is one of the historic houses nearby, and if your own home is listed, consent comes before any air conditioning is fixed to it. A loft bedroom or a glazed extension is often the room that prompts the first call.

Common questions in Norham Manor

Is Norham Manor within the area you cover?

Yes, smaller places are covered as well as towns. We are based in East Grinstead and plan each visit so the job can be finished in one trip where possible.

Is air conditioning in Norham Manor permitted development?

It comes down to the building and the spot chosen for the outdoor unit. The North Oxford Victorian Suburb Conservation Area takes in the middle of Norham Manor. Since 2025, an air-to-air heat pump on a house can count as permitted development if it meets the conditions and is not used only for cooling. Listed buildings still need consent, and in a conservation area a road-facing wall or roof isn’t allowed under those rules. If there’s any doubt, we ask the local planning authority (for Norham Manor, normally Oxford City council).

Where will you put the outdoor unit?

Wall brackets, ground level and flat roofs are all options, chosen for the pipe route, airflow and access. We also think about noise near bedrooms and neighbours, and the position can affect planning.

What warranty do I get?

Warranty comes from the manufacturer and depends on the brand and product. For instance, Daikin’s standard warranty on split air conditioning is 2 years, and we explain the terms for whichever brand you choose.

How long does air conditioning installation take?

It takes about a day for a single-room system, longer for multi-room and ducted systems. The survey tells us how long your installation will need so there are no surprises.

Can you come out in an emergency?

Yes, any time. For anything urgent, such as a system failing in a server room or water leaking from a unit, ring our 24/7 line and we’ll agree what happens next.

What size air conditioning unit do I need?

Floor area is only part of it. Windows, the direction the room faces, the roof above and the people and equipment in it all count and the survey covers each of them.

What the work involves, system by system

Wall-mounted split systems

Bedrooms, offices and living spaces are where wall-mounted units are most often fitted. We choose the position for even airflow and easy filter access rather than blowing straight at the bed or desk.

Pipework and condensate drains

Air conditioning takes moisture out of the air when it cools, which the condensate drain takes away. Where it cannot fall naturally to a drain, a condensate pump lifts it and we allow for that in the quote.

Leave it or put it right?

Refrigerant rules have changed what new systems use. Since 2025, new single split systems with less than 3 kg of refrigerant cannot use F gases with a GWP above 750, which is why R32, with a GWP of 675, is now common. R410A, used in many older systems, has a GWP of 2088. For a place like Norham Manor, booking ahead lets us plan the visit properly.
