Air con installers in London Docklands
Any installation we do in London Docklands follows the same process as everywhere else we work: a site survey, or photos for simple jobs, then a fixed-price quote, the installation, commissioning and F-Gas records. You know the price before work begins and the paperwork is in your hands when we finish. Most split systems we fit in London Docklands are reversible: in heating mode they work as an air-to-air heat pump, which is why many owners use theirs all year.
New circuits are done by our NICEIC approved electricians, so the electrical paperwork comes with the installation.
Top-floor flats and rooms with big south- or west-facing windows tend to be the first to overheat in London. A single wall-mounted unit in the worst room is often where people start, and a multi-split can cover more rooms from one outdoor unit where space outside is short.
Each manufacturer sets its own warranty period. For example, Daikin’s standard warranty on split air conditioning is 2 years, and its longer extensions apply to its air-to-water units only. For any other brand, we explain the manufacturer’s terms on your quote.

What an install looks like in London Docklands
About 70% of homes across London Docklands and its surrounding area have been built since 2000, according to the Valuation Office Agency’s council tax figures, and the 2021 Census found about 92% of households live in flats. Newer homes typically have cavity walls and loft space that make pipe runs easier, though some estates have planning conditions or covenants worth checking. In flats, the lease and the freeholder typically decide where an outdoor unit can go, and the permitted development rules for flats are tighter. In London, outdoor unit positions, building rules and access tend to need more planning than the install itself.
Living close to St Peter's Church? Some older properties in parts like that are protected, and the survey finds out whether yours is. If you commute from Canary Wharf station and work from home on other days, one wall-mounted unit in the home office is often all that is needed.

Before you call an engineer
There are a few things you can safely do yourself: keeping the outdoor unit clear, checking the mode and set temperature, and the routine cleaning in the manual. Anything inside the units, the electrics and the refrigerant is engineer’s work.
Never try to top up, release or handle refrigerant yourself. The law requires anyone working on equipment containing F gas to hold the right qualifications, and the company to be certified, and escaping refrigerant can cause cold burns. A suspected leak is our job, not yours.
When it’s something else
It’s worth knowing the limits before booking:
- Problems with a gas boiler or the radiators
- Building damp that has a structural cause
- A lack of fresh air (most split systems recirculate room air rather than bringing fresh air in, which is a job for ventilation)
Not sure which it is? You can ring 07833 053749 and we’ll tell you honestly.

What the work involves, system by system
Ceiling cassettes
A cassette needs a void above the ceiling for the unit, pipework and drain, with a condensate pump where the drain cannot fall naturally. We check the ceiling void on the survey.
Wall-mounted split systems
A wall-mounted split is the most common choice for a single room. One unit inside, one outside, connected by pipework, a cable and a drain, routed as agreed on the survey.
What we do, step by step
You do not need to do much on the day. Someone needs to let us in and show us the units, or where they’re going, and we take it from there. Before we leave, the area is tidied and we explain what we have done. Some blocks in London Docklands need contractor details in advance, so tell us what your building needs.
- We start by looking at the rooms, the walls and where the outdoor unit can go.
- Cooling loads are worked out room by room, and the written price names the make, the model and every position.
- The units go up and the pipework, cable and condensate drain are run neatly between them.
- Power is wired in, the joints are proved leak-tight under pressure and a vacuum pump draws out air and moisture.
- Last comes the run-up: every mode checked, the controls explained and the paperwork left with you.
Preparing for the visit
- Plan for pets to be kept clear during the visit
- Give us access to the outside wall, roof or yard where the outdoor unit sits
- Let us know where the consumer unit is

Common questions in London Docklands
Is planning permission needed for air conditioning in London Docklands?
There’s no single answer: the building and the outdoor unit position decide it. Central London Docklands is a short walk from the St Matthias' Church Conservation Area. Put simply: reversible systems on houses can be permitted development, cooling-only ones cannot, listed buildings need consent, and conservation areas limit outdoor units facing a road. When your property needs a decision, we contact Tower Hamlets council, which is normally the planning authority for London Docklands.
Can I have air conditioning in a flat in London Docklands?
Often, yes, but the lease and the freeholder normally have a say. We look at where the outdoor unit could go, such as a balcony, flat roof or rear wall, and write it up for the freeholder or agent.
Whose job is it to check the system for leaks?
The F-gas rules share it between the equipment’s operator and the engineers who work on it. How often depends on the size of the refrigerant charge in tonnes of CO2 equivalent: at least every 12 months from 5 tCO2e, and every 6 months from 50 tCO2e.
Where does the outdoor unit go?
Wall brackets, ground level and flat roofs are all options, chosen for the pipe route, airflow and access. We also think about noise near bedrooms and neighbours, and the position can affect planning.
What warranty do I get?
The manufacturer’s warranty, on the manufacturer’s terms. Each brand sets its own conditions and periods, so we explain them on your quote.
Do you work on commercial properties?
Yes. From one rented home to commercial buildings, we work the same way: survey or diagnosis, a fixed price and proper paperwork.
Should I choose wall-mounted, ducted or cassette?
There’s no single best type. A split suits one room, a multi-split several, a ducted system hides the unit, and a cassette spreads air across larger rooms. We recommend one on the survey and explain why.
A customer’s words
“Office air con broke down in the July heatwave. Called at 8am, engineer was here by noon and fixed within 2 hours. Brilliant emergency response. They now hold the service contract for the whole building.”
