Lambeth questions

Is Lambeth in your area for air conditioning?

Yes. Lambeth is one of the places we cover. To start, phone 07833 053749 with a few photos.

Can I have air conditioning in a flat in Lambeth?

Often, yes, but the lease and the freeholder typically have a say. We look at where the outdoor unit could go, such as a balcony, flat roof or rear wall, and write it up for the freeholder or agent.

Will skipping a service affect the warranty?

Each manufacturer decides. If servicing is in the terms, missing one could affect a claim, so we explain the terms on your quote.

Does air conditioning work as heating?

Yes, most modern split systems run as heat pumps, so they heat as well as cool. The Energy Saving Trust notes that air-to-air heat pumps are sometimes referred to as air conditioning. Some cooling-only models exist, so we confirm it for the model on your quote.

Where will you put the outdoor unit?

The position is agreed on the survey, not on the day. It must have clear airflow and space for servicing, and walls or roofs facing a road can raise planning questions. We’ll tell you what to check before we fit it.

Can you fit air conditioning in a leasehold flat?

It depends on the building and the lease. Balconies, flat roofs and rear walls can all work, subject to consent and the survey looks at every option. This is general information, not legal advice.

Will you make a mess?

We put dust sheets over floors and furniture near the work first, and the area is kept tidy throughout. Before we leave, we clear up and run through the work with you.

Air conditioning for homes and businesses in Lambeth

Wall-mounted, multi-split, ducted and cassette systems are all part of what we install, with VRF for larger buildings. The right choice depends on the rooms, the building and how visible you want the indoor units to be and we talk you through it on the survey. Air con, air conditioning, a split system: whatever you call it, it’s the job we do every week across Greater London.

Top-floor flats and rooms with big south- or west-facing windows tend to be the first to overheat in London. Many people start with one wall-mounted unit in the room that suffers most, and a multi-split can cover more rooms from one outdoor unit where space outside is short.

Any work on the refrigerant circuit is recorded: what was done, the refrigerant type and any amount added or recovered. Keep the records with the manual and the warranty documents, ready for the next service or a warranty query.

Air conditioning in Lambeth: the local picture

VOA council tax data show about 36% of homes in and around Lambeth were built in 2000 or later, and about 90% of households live in flats, according to the 2021 Census. Newer homes typically have cavity walls and loft space that make pipe runs easier, though some estates have planning conditions or covenants worth checking. In flats, the lease and the freeholder typically decide where an outdoor unit can go, and the permitted development rules for flats are tighter. London installs often hinge on outside space, the lease and access to the building.

If your home is in one of the older streets near St Peter's Church, it’s worth checking whether it’s listed or in a conservation area before an install.

Lambeth is about 1 mile south-west of London, in Greater London. Anywhere in SE11, we cover air conditioning. Across Greater London, we cover 764 places, Lambeth among them.

Not far from Lambeth, a recent job of ours was on East Hill, Wandsworth (SW18), about 4 miles south-west: installing a Daikin wall-mounted unit in the open-plan living area. Read more

Gibson Road, Langley Lane and Randall Road and the roads off them are all inside our area. Lambeth is on the A3203 and A3204, so it’s easy for us to get to. When to call us in Lambeth

Portable units are often where people start, and why they call us. Portables push their warm air out through a hose in the window, so the window can’t close properly and the noisy part of the unit is in the room. A fixed split system puts the compressor outside.

What we’re most often called about:

  • Too many options and no clear advice
  • Commercial rooms that are too warm for staff
  • A portable unit with a hose out of the window

With historic houses such as Benjamin Franklin House about 1.2 miles north, it’s a reminder that older homes nearby may be listed, which changes the planning rules.

Choosing an air con installer

Leave it or put it right?

There’s a tax point for homes: installing energy-saving materials in residential accommodation is zero-rated until 31 March 2027, then 5%. Whether a particular system qualifies depends on the facts and we confirm the VAT on your quote. This is general information, not tax advice. If a lease or managing agent is involved in Lambeth, start the conversation early.

Height, access and the distance between the indoor and outdoor units can all change the price. We take each of them into account, and the price is fixed before we start.

Owner checks or an engineer?

Do not move, re-route or disconnect units or pipework yourself. Moving a unit involves the refrigerant circuit, so it needs an F-Gas qualified engineer, and the electrical side needs a competent person. If you need something moved, we can quote for it.

Good habits make our visits easier, not unnecessary. Simple care keeps the air moving through the system, but the refrigerant circuit, the electrics and the parts you cannot see still need an engineer at the interval the manufacturer recommends.

What we do, step by step

The work area is kept tidy throughout, with dust sheets down and offcuts and packaging cleared up. Any holes, fixings or cable routes are agreed with you before we drill. On site, it takes a day for most single-room installations, with multi-split, ducted and cassette systems taking longer. Parking bays, permits and roof or balcony access are the first things we ask about in Lambeth.

  1. We start by looking at the rooms, the walls and where the outdoor unit can go.
  2. You receive one fixed figure covering the kit, the fitting and the positions we agreed.
  3. The indoor unit is fixed in place, the outside unit positioned, and the connecting runs put in tidily.
  4. Once the electrics are connected, the pipework is tested for leaks and put under vacuum before any refrigerant flows.
  5. The system is commissioned and checked in every mode, and we hand over the controls, F-Gas records and warranty information.

Preparing for the visit

  • Make sure we can reach the outdoor unit, or where it will go
  • Clear access to the fuse board
  • Tell us about any building rules, permits or sign-in
