Homes in Etchingham and air conditioning
About 74% of households live in detached or semi-detached houses, according to the last census (2021). A side passage or back wall normally gives the outdoor unit a home, and more than one bedroom can be cooled through a multi-split.
Bateman's (roughly 2.8 miles south-west) shows the area has its share of heritage. A listed home needs consent before an outdoor unit or pipework goes on. Plenty of people near Etchingham station split the week between the train and a spare room, and that spare room is often the first to get a unit.

Most single-room installs in Etchingham are done in a day, with multi-room systems taking longer depending on pipe routes.
Space outside is rarely the problem in a place like Etchingham. More often it’s the walls, the electrics and the length of the pipe run that need thinking about.
Looking after a system is mostly common sense: keep the outdoor unit clear, follow the manufacturer’s guidance on cleaning and book a service at the interval they recommend. That also helps where the warranty terms ask for regular servicing.

What we do, step by step
We book the visit for a day and time that suit you, and we let you know if plans need to move. On arrival, the engineer compares the job with the survey, your pictures or the details you gave us. If something is different, we talk it through with you before carrying on. From there, the work takes anything from a day for one room to several days for a multi-room or ducted system. Seeing the property in pictures first means the trip to Etchingham can be planned properly.
- We survey the rooms and the outside of the property, or work from pictures and details for simple jobs.
- The quote is fixed and shows the equipment, where each unit goes and what’s included.
- The indoor unit is fixed in place, the outside unit positioned, and the connecting runs put in tidily.
- We connect the supply, pressure test the pipework and evacuate it before the refrigerant is released.
- The system is commissioned and checked in every mode, and we hand over the controls, F-Gas records and warranty information.
Before we arrive
- Plan for pets to be kept clear during the visit
- Let us know where the consumer unit is
- Mention any managing agent or landlord rules we need to follow

Advice
FAQs for Etchingham
Will you come out to Etchingham?
Yes, and the size of the place makes no difference to how we work. Visits to smaller places are planned so the engineer arrives with what the job needs.
Do I need planning permission for air conditioning in Etchingham?
That depends on the building and where the outdoor unit goes. A conservation area takes in the middle of Etchingham. Permitted development only covers heat pumps that are not used solely for cooling, and not within the grounds of a listed building. Conservation areas add limits on outdoor units facing a road. Where necessary, we check with Rother council, which is usually the planning authority for Etchingham.
Which type of air conditioning is best?
It depends on the rooms and the building. A split suits one room, a multi-split several, a ducted system hides the unit, and a cassette spreads air across larger rooms. The survey ends with a recommendation and the reasons.
Do you provide F-Gas records?
Yes. It’s the record a manufacturer or the next engineer will ask to see: a dated note of the work, with refrigerant details where they apply.
Why does F-Gas certification matter?
Anyone installing, repairing or servicing the refrigerant side must be qualified, and their company certified. It’s worth checking before booking, and we are happy to show ours.
How much does air conditioning installation cost?
For one room, a split system is typically £1,200–£2,200 + VAT. A two-room multi-split is typically £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT, including supply, installation, commissioning and F-Gas documentation. The price is fixed before we start.
How does the warranty work?
It’s the manufacturer’s, and the terms are theirs. Some terms depend on regular servicing by a qualified engineer, so keep your service records.
Leave it or put it right?
New systems now use lower-impact refrigerants. From 2025, single splits under 3 kg cannot use refrigerants with a GWP over 750, which is why R32, with a GWP of 675, is now common. R410A, used in many older systems, has a GWP of 2088. A system that’s left with a fault, or without a service, typically costs more to run.
Putting the work off seldom saves money. Faults and wear in a system tend to grow, and a struggling system uses more electricity to do less. If you are not sure what’s needed, phone 07833 053749 for straight advice and a fixed price.

How we price air conditioning
Jobs vary more than people expect. What affects the quote:
- The number of rooms, units or zones
- The pipe route between the units
- One-off work versus a regular service cycle
One room or a whole building, the quote is built the same way: the work involved, the access and the equipment. You’ll have a fixed price before any work starts, and the quote sets out the VAT.
Asking for a quote
When you call or email, these details help:
- A photo of the consumer unit with the cover closed
- The postcode and whether it’s a home, flat or business
- A close-up of the unit’s label showing the model number
Quoting starts with a diagnosis, either on a site survey or, for simple jobs, from your photos and details. Then you get a fixed price before any work starts.
Before you call an engineer
Never try to top up, release or handle refrigerant yourself. Under the F-gas rules, engineers need their own qualifications and the company must be certified, and escaping refrigerant can cause cold burns. If you suspect a leak, switch the system off and call us.
On air conditioning, the filters in the indoor unit are typically the one part owners can clean where the manufacturer’s manual explains how. They come out, get a gentle clean and go back only when they’re dry. On a heat pump, the equivalent is keeping the outdoor unit clear and checking the controls.
From one of our customers
“Very professional from the initial survey through to installation. The engineer explained everything clearly and the quote was exactly what we paid. Would not hesitate to recommend AirCon Doctor.”
