Air conditioning for homes and businesses in Donkey Street
Single-room systems are typically £1,200–£2,200 + VAT, while a two-room multi-split is typically £2,800–£4,500 + VAT and three to five rooms £4,500–£8,500 + VAT. Supply, installation, commissioning and F-Gas documentation are all included, and commercial VRF systems are priced after a survey. Most enquiries from Donkey Street start with one hot room: a bedroom, a home office or a loft conversion. A single-room split system is often the answer, from £1,200 + VAT.
Most installations here are a wall-mounted indoor unit, a short pipe run through the wall and an outdoor unit on the back or side of the property, with the drain run planned so it never drips where it shouldn’t.
Space outside is rarely the problem in a place like Donkey Street. More often it’s the walls, the electrics and the length of the pipe run that need thinking about.
Some manufacturers make regular servicing by a qualified engineer a condition of their warranty. Where yours does, a regular service with us keeps that side in order and each visit is recorded.

Common questions in Donkey Street
Does sea air affect air conditioning in Donkey Street?
It can, as Donkey Street is within about 2 miles of the sea, where salt in the air is hard on coils and fixings. We site outdoor units out of the worst of the sea wind where possible and can suggest models with corrosion protection where the manufacturer offers it.
Will you come out to Donkey Street?
Yes, smaller places are covered as well as towns. Visits to smaller places are planned so the engineer arrives with what the job needs.
Do you have a 24/7 line?
Yes. There’s a 24/7 emergency line for breakdowns that cannot wait. Call 07833 053749 and tell us what’s happened.
Do I need planning permission?
Sometimes. Heat pumps and cooling-only units are treated differently, and so are flats, listed buildings and conservation areas. We point out anything that may need permission at the survey, and the council has the final say. This is general information, not legal advice.
Will you work on another installer’s system?
Yes. Systems fitted by other companies are fine from all the leading brands. Tell us the make and model and send any paperwork you have.
Are you F-Gas certified?
AirCon Doctor is an F-Gas certified company, NICEIC approved for electrical work and MCS certified for heat pumps. We’re members of Checkatrade too.
How long does it take to fit air conditioning?
Allow about a day for a single-room system, longer for multi-room and ducted systems. The survey tells us how long your installation will need, so you can plan around it.
How it works
Protection comes first: dust sheets over floors and furniture near the work and nothing is moved without asking you. Then the electrics are made safe and the work begins. It takes a day for most single-room installations, with multi-split, ducted and cassette systems taking longer, and we clear up before we go. We agree a date with you and plan the visit to Donkey Street so we arrive with what’s needed.
- We survey the rooms and the outside of the property, or work from pictures and details for simple jobs.
- We size the system for each room, then send a fixed-price quote with the units and where they go.
- The units go up and the pipework, cable and condensate drain are run neatly between them.
- We connect the supply, pressure test the pipework and evacuate it before the refrigerant is released.
- Finally, it’s commissioned, tested in each mode and handed over with the F-Gas records.
Before we arrive
- Move furniture away from the wall where we will be working
- Keep pets out of the rooms we’re working in
- Tell us about access, such as roof hatches, high walls or locked plant areas
Getting a quote
The quickest way to a quote is to send photos: the room or the existing unit, the outside wall or roof where the outdoor unit sits or would go, and the label on any existing unit. Add the address and what you’d like done, and simple jobs can often be priced without a visit.

How we price air conditioning
The diagnosis comes before the price. The main factors are:
- How many units are involved
- A single visit or a regular plan
- How easy the units are to reach
Typical ranges are on our prices page, but each job is priced on what it involves. Call for a fixed-price quote, and we will explain what it covers.
What to send for a quote
There’s no need for technical detail. It helps if you can send:
- The fuse board and where it is in the property
- A few photos of the room and the wall the unit is on, or will go on
- The paperwork from the last service, if you have it
For a fixed-price quote, phone 07833 053749 or use the quote form with the address and a few details about the rooms or units involved. A few pictures make it quicker. You will hear back from us the same working day.
When to call us in Donkey Street
Rooms in the roof are often the hardest to keep cool. Heat comes in through the roof and rises from the rest of the building, so a bedroom or office under the roof can stay warm well into the night.
Keep an eye out for any of the following:
- A portable unit with a hose out of the window
- A study or office that overheats during the day
- Old electric heaters you’d like to replace with something more efficient
Westenhanger Castle, about 3.2 miles north, is one of the historic houses nearby, and if your own home is listed, consent comes before any air conditioning is fixed to it.

Air conditioning in Donkey Street: local notes
At about 2 miles from the coast, Donkey Street is close enough for sea air to matter. Salt air is hard on outdoor units, so we site them out of the worst of the sea wind where we can, and can suggest models with corrosion-protected coils where the manufacturer offers them. About 4 listed entries lie within half a mile of central Donkey Street, Church of All Saints (grade II*) among them. Before any outdoor unit is fixed here, we find out whether the building is protected. Where it is, the planning team at Folkestone and Hythe council, which typically handles Donkey Street has the final say on what’s allowed. VOA council tax data date about 40% of homes across Donkey Street and its surrounding area to the post-war years, 1945 to 1972, and about 88% of households live in detached or semi-detached houses, according to the 2021 Census. Homes of that age normally have cavity or solid brick walls, and we check which before planning the pipe route. A side passage or back wall normally gives the outdoor unit a home, and more than one bedroom can be cooled through a multi-split.
Living close to Church of All Saints? Some older properties in parts like that are protected, and the survey finds out whether yours is.

System by system
Ducted systems
One ducted unit can serve more than one room through separate ducts and grilles, and they’re easiest to fit while ceilings are open, such as during a refurbishment.
Multi-split systems
A multi-split runs several indoor units from one outdoor unit. It’s a neat answer when space outside is limited and several rooms need it and each indoor unit has its own controls.
