Otham questions
Does my air con in Otham need a yearly service?
For most homes, once a year. Check your manufacturer’s warranty terms too, as some of them make regular servicing a condition.
Do you cover smaller places like Otham?
Yes. Otham is within the area we cover across London and the South East. Visits to smaller places are planned so the engineer arrives with what the job needs.
Which accreditations do you hold?
F-Gas certified, NICEIC approved and MCS certified for heat pumps, plus Checkatrade membership. Engineers who handle refrigerant hold their own F-gas qualifications as well.
Which manufacturers do you install and repair?
We work with the leading brands, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. Send us the make and model if you have it.
How quickly will you reply?
You’ll hear from us the same working day. If it’s an emergency, ring the 24/7 line instead.
Do you work on commercial properties?
Yes. From one rented home to commercial buildings, the approach is the same: a look first, a fixed-price quote and written records.
What does F-Gas certified mean?
For refrigerant work, both the engineer and the company need the right F-gas credentials. It’s worth checking before you book and we’ll gladly show you ours.
How we handle air conditioning servicing in Otham
For homes with one or two units and businesses with many, we can set up a maintenance contract. We agree the visits, what each one covers and the price with your quote, so the system is looked after on a regular schedule. If the problem is humming, rattling or squealing from the system and a service that’s overdue, we can sort it out.
A yearly service suits most systems around Otham, and regular servicing can be a condition of some manufacturers’ warranties.
Aftercare is simple, and most of it is in the manual: keep the outdoor unit clear, follow the manufacturer’s guidance on cleaning and book a service at the interval they recommend. It also keeps you on the right side of any warranty terms that ask for servicing.

Why deal with it now?
A service can find a worn part or a loose connection while the system is still running. Waiting until the unit stops means dealing with it on the hottest day of the year. Dealing with it now is typically simpler than a breakdown later.
Typical ranges are on our prices page, but your price depends on the job in front of us. For a fixed-price quote, phone 07833 053749 or fill in the contact form, and we will explain what it covers.

How it works
Everything the job needs comes with us, from tools and test equipment to ladders and dust sheets. All we ask is clear access to the units, or to where they’ll go, and to the consumer unit. On site, the work takes around an hour for one indoor and one outdoor unit, with extra time for each additional indoor unit. We plan the visit to Otham from the survey or your pictures.
- A date is fixed and the service price confirmed in advance.
- The engineer runs the system and checks how it’s performing.
- Then the cleaning: filters, coils, fan and the drain line.
- The electrics, controls and refrigerant performance are checked, with a leak check where required.
- A final test run follows, then you get the service record.
Preparing for the visit
- Dig out any previous service or F-Gas records
- Clear access to the fuse board
- Make sure we can reach the outdoor unit, or where it will go
Getting a quote
Photos are enough for some jobs; others need a visit first. Multi-room systems, commercial buildings and anything with a long or hidden pipe route are normally surveyed first. Either way, you get a fixed price before any work is booked.
Advice
Owner checks or an engineer?
For air conditioning, cleaning the indoor unit’s filters is the main job owners can do where the manufacturer’s manual explains how. With the power off, they lift out, can be vacuumed or rinsed and must be fully dry before they go back. On a heat pump, the equivalent is keeping the outdoor unit clear and checking the controls.
Keep a note of anything odd: error codes, noises, drips, smells or a drop in performance. It makes our diagnosis quicker, and a photo or a short video of the display is even better.
Let and managed properties
Keeping records across a portfolio is half the battle. Each visit produces a dated record, with F-Gas records wherever refrigerant work is involved, ready for a tenant, a buyer or an inspection.
Bigger systems bring extra duties: a TM44 inspection by an accredited energy assessor is required at least every 5 years for systems over 12 kW. We can arrange it, prepare the system for it and fix what it finds.

Servicing in Otham: local notes
The Otham Conservation Area is within about a third of a mile of the centre of Otham. About 10 listed entries lie within half a mile of central Otham, Otham Manor (grade I) among them. Day-to-day work on an existing system isn’t affected; a replacement outdoor unit on a protected building might be. About 36% of homes across Otham and its surrounding area have been built since 2000, according to Valuation Office Agency council tax records. Let us know where the outdoor unit sits and whether a ladder is needed to reach it.
Site managers at schools like Senacre Technology College can have the site’s units serviced during a holiday. Spring is a good time for a service, before the system is needed for cooling.

“Very professional from the initial survey through to installation. The engineer explained everything clearly and the quote was exactly what we paid. Would not hesitate to recommend AirCon Doctor.”
