Air conditioning servicing in Old Town: the local picture
The coast is only about 2 miles from Old Town. Near the sea, rinsing and checking the outdoor coil for corrosion is an important part of every service. The middle of Old Town is part of the Old Town Conservation Area. 9 conservation areas lie within a mile of central Old Town. About 28 listed entries lie within half a mile of central Old Town, Church of St Mary (grade I) among them. For most visits that makes no difference. It only comes up when an outdoor unit has to be replaced on a protected building. VOA council tax data put about 40% of homes across Old Town and its surrounding area before 1919, and about 48% of households live in flats, according to Census 2021 figures. In flats, outdoor units are often on balconies, roofs or high walls, so tell us how we reach yours.
If you run premises near Eastbourne station, ask about servicing several units in one visit. A service once a year suits most home systems, and some business systems need more.

Air conditioning servicing for homes and businesses in Old Town
People in Old Town book a service for all sorts of reasons: a musty smell, weak cooling, water dripping indoors or simply because it’s been a while. The same full set of checks applies whatever prompted the call. If you are dealing with iced-up coils or pipework and weaker cooling than last year, we can sort it out.
Outdoor units around Old Town tend to be close to gardens and hedges, so the outdoor coil can clog with leaves and seeds. Every service includes cleaning it.
Looking after a system is mostly common sense: clear space around the outdoor unit, the cleaning the manual describes and a service at the recommended interval. That also helps where the warranty terms ask for regular servicing.

How it works
Refrigerant work is done by qualified engineers working for an F-Gas certified company, and electrical work is done by us as NICEIC approved contractors. So on the day, you do not need a separate electrician for the electrical side. On site, it takes a short visit for one split system, longer for multi-split, ducted or commercial plant. Seeing the property in photos first helps us plan the trip to Old Town.
- First, we agree a time and confirm the cost of the service.
- We switch the system on and check it in operation.
- Then the cleaning: filters, coils, fan and the drain line.
- We check the wiring, controls and refrigerant circuit, and leak check systems that need it.
- A final test run follows, then you get the service record.
Getting ready for the visit
- Unlock any gate, garage or side passage we need
- Let us know if the units are on a roof, a high wall or in a locked area
- Plan for pets to be kept clear during the visit

Looking after your system
Systems last better with the right care. Here’s what we suggest:
- Keep the filters clean between visits
- Check what your manufacturer’s warranty asks of you
- Do not wait for a small drip to become a leak
Any fault we find is explained, with a fixed price for the repair. Nothing extra is done without your say-so, so you stay in control of the cost.
Act on the early signs. A new noise, a faint smell or a drip is easier to deal with early than once the system has stopped.
Questions from Old Town
Will you come out to Old Town?
Yes. Old Town is within the area we cover across London and the South East. Visits to smaller places are planned so the engineer arrives with what the job needs.
Does my air con in Old Town need a yearly service?
A yearly visit is right for most households. Larger systems holding 5 tonnes CO2 equivalent or more also need a leak check at least every 12 months under the F-gas rules.
Do you survey before quoting?
Yes, every time. We diagnose before we treat: the survey tells us what the job needs and how to do it and the fixed price is built on it.
Does my air conditioning need an F-gas leak check?
It depends on the system’s tonnes of CO2 equivalent (tCO2e). From 5 to under 50 tCO2e, leak checks are required at least every 12 months, and from 50 to under 500 tCO2e every 6 months. Hermetically sealed systems under 10 tCO2e are exempt.
Will I get records for the system?
Yes, on every job. New installations come with commissioning details, F-Gas records and warranty information, while repairs and services get a written note of what was found and done.
Can you set up regular servicing?
Yes. Tell us what you have and how it’s used and we will propose a schedule and quote for it. That can include the leak checks the F-gas rules require for larger systems.
Can I do any of the installation myself?
No, not the refrigerant side. The F-gas rules require certified companies and qualified engineers for it, and a new circuit is notifiable under Part P unless a registered electrician, such as a NICEIC approved contractor, does it.
What you can do yourself, and what needs us
On air conditioning, the filters in the indoor unit are normally the one part owners can clean where the manufacturer’s manual explains how. With the power off, they lift out, can be vacuumed or rinsed and must be fully dry before they go back. For a heat pump, the main owner jobs are a clear outdoor unit and sensible control settings.
Don’t move, re-route or disconnect units or pipework yourself. Disconnecting a system means dealing with refrigerant, which only a qualified engineer can do, and the electrics need care too. Ask us to quote for a move instead.
Let and managed properties
Larger air conditioning systems in buildings need more than servicing: a TM44 inspection by an accredited energy assessor is required at least every 5 years for systems over 12 kW. We can arrange it, prepare the system for it and fix what it finds.
If you look after several properties, we can plan visits across the portfolio and price them together. Every address has its own paperwork, so the files stay tidy.
From one of our customers
“Office air con broke down in the July heatwave. Called at 8am, engineer was here by noon and fixed within 2 hours. Brilliant emergency response. They now hold the service contract for the whole building.”
