- Condensate leaking into the room
How we handle air conditioning servicing in Goring-by-Sea
Servicing covers both halves of the system: the indoor units in the rooms and the outdoor unit outside. We clean the filters and coils, clear the condensate drain, check the electrics and controls, and look at how the refrigerant circuit is performing. We service systems in Goring-by-Sea and across West Sussex, for most leading brands. If you are dealing with systems that haven’t been serviced for a while and iced-up coils or pipework, we can sort it out.
We book services in Goring-by-Sea at a time that suits you, and a single system usually takes an hour or two.
Warranty on the equipment is the manufacturer’s own, on the manufacturer’s terms, and we explain those terms on your quote. Each brand sets its own conditions, so we go through them with you rather than leave you to find the small print.

Keeping the system healthy
Aftercare is straightforward, and it helps at the next service:
- Report drips, smells or noises early
- Keep the drain outlet clear
- Rinse the indoor unit filters every few weeks when the system is in heavy use
Once we have gone, use the system as normal and see how it performs. If you notice anything unusual, call 07833 053749 or email us and we will talk it through.
Make sure condensate pipes outside are not crushed, blocked or buried. A pipe that’s been knocked or covered can back up into the indoor unit.
What owners can safely do
There are a few things you can safely do yourself: keep the outdoor unit clear of leaves, plants and clutter, check the settings and the remote, and follow the cleaning the manual describes. Anything inside the units, the electrics and the refrigerant is engineer’s work.
Don’t move, re-route or disconnect units or pipework yourself. Moving a unit involves the refrigerant circuit, so it needs an F-Gas qualified engineer, and the electrics need care too. Ask us to quote for a move instead.
How it works
Protection comes first: dust sheets over floors and furniture near the work and nothing is moved without asking you. After that, anything electrical is made safe and we start. The work on site takes an hour or two for most homes, and longer where there are several indoor units or a ducted system, and we clear up before we go. Because we plan from pictures or a survey, a job in Goring-by-Sea can normally be finished in one visit.
- We ask about the system: the make, the number of indoor units and any problems you’ve noticed.
- The system is run and checked before anything is opened up.
- Dust and grime come off the filters and coils, and the drain is flushed so water runs away properly.
- Next come the terminals, the controller and the refrigerant side, with a leak check if the system’s size makes one a legal duty.
- Before leaving, the engineer writes up the visit and talks you through anything worth knowing.
Before we arrive
- Let us know if the building has a permit or sign-in process
- Find the manual or the paperwork for the system, if you have it
- Tell us about parking and loading
Get a fixed-price quote
Some jobs can be priced from pictures, while others need a survey. Multi-room systems, commercial buildings and anything with a long or hidden pipe route are normally surveyed first. Either way, you get a fixed price before any work is booked.

Goring-by-Sea: your questions answered
Do you cover smaller places like Goring-by-Sea?
Yes, smaller places are covered as well as towns. A few pictures and the postcode are enough to get things started.
How often do you service systems in Goring-by-Sea?
Once a year suits most home systems. Business systems may also need F-gas leak checks, at least every 12 months from 5 tonnes CO2 equivalent.
Do I need a service to keep the manufacturer’s warranty?
Each manufacturer sets its own terms. Some may have servicing conditions attached, so check the terms for your system. We are happy to go through them with you, and our service record shows the work was done.
Do you work for landlords and businesses?
Yes. Homeowners, landlords, agents and businesses all book us in Goring-by-Sea and across West Sussex. Let us know who the records should go to.
Will you make a mess?
We start with protection: sheets over the floor and nearby furniture. Holes and fixings are agreed with you, and we clean up afterwards before we leave.
Can we book visits on a schedule?
Yes. Maintenance contracts are part of what we do, with visits at the interval your system and the manufacturer need. Each visit is written up and F-Gas records kept where they apply.
Does my air conditioning need an F-gas leak check?
The rules are based on tCO2e, which comes from the refrigerant charge and its GWP. At 5 to under 50 tCO2e, it’s at least every 12 months; at 50 to under 500 tCO2e, every 6 months. Hermetically sealed systems holding less than 10 tCO2e do not need them.
System by system
Wall-mounted, ducted and cassette units
Cassette units are set into the ceiling and blow air in several directions. We drop the grille to clean the filters and check the condensate pump.
Fans and electrics
Electrical connections are checked for tightness and signs of overheating. A loose terminal can be the cause of an intermittent fault, so this matters.
