Air conditioning in MK12: how it works
Wall-mounted, multi-split, ducted and cassette systems are all part of what we install, with VRF for larger buildings. Which one suits you depends on the space, the building and how much of the unit you want to see and we talk you through it on the survey. We’re often asked to deal with working from home in a room that gets too warm and fans and portables that don’t keep up, across air-to-air heat pumps, ducted systems and wall-mounted split systems.
There’s very little for you to do on the day. Just let us in and point us to the units, or to where they’ll be fitted, and we take it from there. At the end, we tidy up and run through the work with you.
- Diagnosis comes first, with a survey of the rooms, outside space and fuse board.
- Then the prescription: the right system and size for each room, on a fixed-price quote.
- Then the work: units up, pipes and drain run, and a new circuit where needed.
- Before it runs, the pipework is proved tight and put under vacuum.
- Finally, the clean bill of health: commissioning, the controls explained and your paperwork handed over.
What you will pay
What you pay depends on the system and the number of rooms or units, how easy the units are to reach and what the work involves. We give you a fixed price before any work starts, so you know where you stand.

Air conditioning across MK12
Across MK12, from Bradwell, Old Wolverton and Two Mile Ash to the villages, homes range from older terraces and cottages to new estates and flats. Each install starts with a survey of the rooms, the walls and where the outdoor unit can go, then a fixed-price quote.
We’re based in East Grinstead and work across London and the South East, MK12 included. Each job starts with a survey and a fixed-price quote.
Old Wolverton: If you work from home near Wolverton station, a home office that overheats is one of the easiest rooms to cool. Homes near Holy Trinity Church are a good example of where we look up the heritage status of the building before fixing anything to it.
Why it fails
Many people try a portable unit first. Portables push their warm air out through a hose in the window, so the window cannot close properly and the noisy part of the unit is in the room. With a split system, the compressor lives outside.
If any of these sounds familiar, it’s worth a diagnosis:
- An office, shop or restaurant that’s uncomfortable for staff and customers
- Fans and portables that do not keep up
- Old electric heaters you’d like to replace with something more efficient
- A loft conversion that’s too warm to use
When something else is needed
To be straight with you, there are a few things this work will not fix:
- Problems with a gas boiler or the radiators
- A room that can’t take an outdoor unit or pipe route without the landlord’s, management company’s or council’s consent (that consent comes first)
- A ventilation problem rather than a temperature problem
Different systems, different jobs
Wall-mounted split systems
A wall-mounted split is the most common choice for a single room. The indoor unit sits high on a wall, the outdoor unit goes outside, and the two are joined by insulated pipework, a cable and a condensate drain, routed as agreed on the survey.
Outdoor unit positions
On flats and terraced houses, space outside is often the deciding factor. Every option is checked on the survey and we flag any consent you may need.
Before you call an engineer
Refrigerant is off limits for anyone without the right qualifications. The law requires anyone working on equipment containing F gas to hold the right qualifications, and the company to be certified, and escaping refrigerant can cause cold burns. If you suspect a leak, switch the system off and call us.
On air conditioning, the filters in the indoor unit are usually the one part owners can clean where the manufacturer’s manual explains how. With the power off, they lift out, can be vacuumed or rinsed and must be fully dry before they go back. On a heat pump, the equivalent is keeping the outdoor unit clear and checking the controls.
FAQs for MK12
Is there a survey before the work?
Yes. Every job is looked at first, either on a site survey or from pictures and details for simple jobs. Then you get a fixed-price quote.
Can I have air conditioning in a flat?
Often, yes, but there are extra steps. You will usually need the landlord’s or management company’s consent for the outdoor unit and the pipe route and the lease will say. Planning rules for flats are tighter too, so we point out anything that may need permission on the survey. This is general information, not legal advice.
Who is responsible for leak checks?
The operator of the equipment, working with qualified engineers. Larger systems need regular checks: at least every 12 months from 5 tCO2e and every 6 months from 50 tCO2e. We can tell you which band your system falls into.
Do I need planning permission?
Sometimes. Heat pumps and cooling-only units are treated differently, and so are flats, listed buildings and conservation areas. We point out anything that may need permission at the survey, and the council has the final say. This is general information, not legal advice.
Do I need to service the system to keep the warranty?
That depends on the brand. If servicing is in the terms, missing one could affect a claim and we’ll tell you what your brand asks for.
Can you look at a system you didn’t fit?
Yes. Systems fitted by other companies are fine, on all the main brands. Send us the make and model, and any records you have.
What accreditations do you have?
We’re an F-Gas certified company, with NICEIC approval for electrical work and MCS certification for heat pumps. We are members of Checkatrade too.
