Air conditioning in BN23: how it works
We approach an installation much as a doctor approaches a patient: the survey diagnoses what the rooms need, the installation is the treatment and commissioning is the sign-off. The sign-off includes testing every mode, showing you the controls and handing over the F-Gas records. The work covers VRF systems, air-to-air heat pumps and wall-mounted split systems, and the jobs we see most are working from home in a room that gets too warm and an old system that needs replacing.
There’s very little for you to do on the day. Just let us in and point us to the units, or to where they’ll be fitted, and we take it from there. At the end, we tidy up and run through the work with you.
- You send pictures, or we visit and survey the rooms and outside.
- Output, positions and price are settled before anything is booked.
- On the day, dust sheets go down and the indoor and outdoor units are fitted.
- Pipework, cable and drain are run, the circuit is connected and the pipework is pressure tested and evacuated.
- It’s switched on, checked and handed over with its records.
What affects the price in BN23
Several rooms, units or sites on one quote often makes better use of the time. Tell us about everything you’d like looked at and we will price it together.

Near you in Eastbourne
Typical jobs here are in properties near St Andrew, Princes Park and Stafford Junior School and the streets around them. Other local landmarks include The King's Arms Public House (0.9 miles south-east), WMG Academy for Young Engineers (1.5 miles south-west) and Ratton School (1.1 miles west). The nearest railway station is Hampden Park station, roughly 0.7 miles north-west. A little further out are Pevensey Castle (3 miles north-east) and Royal Sussex Regimental Museum (1 mile south-east). The countryside around Eastbourne includes Combe Hill.
Where we install in BN23
In BN23, as across England, the same permitted development rules apply: cooling-only units are not covered, listed buildings need consent and conservation areas restrict outdoor units facing a road.
Across London and the South East, we reply to enquiries the same working day, with a 24/7 emergency line for breakdowns. In the coastal parts of BN23, outdoor units benefit from a sheltered position and regular servicing.
Eastbourne: If your home is in one of the older streets near St Andrew, it’s worth checking whether it’s listed or in a conservation area before an install. If you commute from Hampden Park station and work from home on other days, one wall-mounted unit in the home office is often all that is needed.
Why deal with it now?
The best time to plan air conditioning is before the hot weather, not during it. A rushed choice is often the wrong size or in the wrong place, and that’s hard to put right later. A survey now gives time to choose properly.
Comparing quotes
- If the quote is based on a survey, photos or a diagnosis
- What paperwork you will receive afterwards
- Why the equipment they’re quoting suits the job
- What the manufacturer’s warranty covers and for how long
When it’s something else
An honest diagnosis matters more to us than a booking, so here’s what air conditioning will not do:
- A room that cannot take an outdoor unit or pipe route without the landlord’s, management company’s or council’s consent (that consent comes first)
- Heat loss through very poor insulation (a system will heat the room, but insulation is a separate job)
- Problems with a gas boiler or the radiators
Safe owner checks
Keep a note of anything odd: an error code, a new noise, a drip, a smell or a change in how well the system heats or cools. It makes our diagnosis quicker, and a photo of the display helps even more.
Some faults have simple causes you can check first: is the system in the right mode, is the set temperature sensible, are the remote’s batteries working and has the breaker tripped. If a breaker trips again after you reset it, leave it off and call us on 07833 053749 or drop us a line.
Pricing air conditioning in BN23
The quote reflects the job in front of us. We take into account:
- The condition of any existing system
- One-off work versus a regular service cycle
- The pipe route between the units
- Whether the existing supply is suitable
One room or a whole building, we price it on the same basis: what needs doing, how we get to it and what it needs. You will have a fixed price before any work starts, and the quote sets out the VAT.
Helping us quote
Simple jobs can often be priced from photos and some basics. Useful things to send:
- Wide photos of the room or the existing unit
- Your consumer unit or fuse board
- The make and model of the system, from the label
- Where the outdoor unit is, or where you’d like it
To help us quote: the address and the type of property, photos of the rooms or units, the make and model of any existing system and any symptoms, from error codes to drips. Then ring us on 07833 053749, or email if that’s easier.
BN23 questions
Do you protect the property while you work?
Floors and furniture near the work are covered with dust sheets before we start, and the area is kept tidy throughout. At the end, we clear up and show you what we have done.
What does it cost to install air conditioning?
A single-room split system is typically £1,200–£2,200 + VAT. Two rooms on a multi-split are typically £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT, with supply, fitting, commissioning and F-Gas documentation included. The price is fixed before work begins.
Do I get paperwork after the visit?
Yes, on every job. A new system comes with commissioning details, F-Gas records and the manufacturer’s warranty information, and repairs and services get a record of the work.
Can you fit air conditioning in a leasehold flat?
In many cases, but permissions come first. You will usually need the landlord’s or management company’s consent for the outdoor unit and the pipe route and the lease will say. Permitted development rules for flats are also tighter than for houses, so we point out anything that may need permission on the survey. This is general information, not legal advice.
What warranty do I get?
The manufacturer’s warranty, on the manufacturer’s terms. Terms differ by brand, and we set them out on your quote.
Can air conditioning heat my home as well?
In most cases, yes: modern splits are usually heat pumps, so they can heat a room in winter. The Energy Saving Trust points out that an air-to-air heat pump is often just called air conditioning. Some cooling-only models exist, so we confirm it for the model on your quote.
Where will you put the outdoor unit?
The position is agreed on the survey, not on the day. It needs space around it to breathe and room for an engineer to service it, and walls or roofs facing a road can raise planning questions. We will tell you what to check before we fit it.
