Need commercial air conditioning in The Common?

For landlords and property managers

Keeping records across a portfolio is half the battle. Each visit is written up, with F-Gas records wherever refrigerant work is involved, ready for a tenant, a buyer or an inspection.

Landlords, letting agents and managing agents book us, not only the people who live or work in the property. Tell us who the contact on site is and who should receive the paperwork and we’ll copy in whoever needs it.

Commercial air conditioning in The Common, done properly

Commercial air conditioning is a big part of what we do, for businesses in The Common and the rest of Essex. Offices, shops, restaurants, hotels, schools and server rooms all come with different demands, and each one gets a system chosen for how the space is used. The work covers VRF systems, wall-mounted split systems and ducted systems, and the jobs we see most are R410A systems getting dearer to top up and systems over 12 kW due a TM44 inspection.

In a village like The Common, commercial air conditioning is typically for a pub, a shop, a surgery, a village hall or a rural business. Older buildings may be listed or in a conservation area, so we check the planning side first.

We are an F-Gas certified company, NICEIC approved for electrical work, with MCS certification for heat pumps and Checkatrade membership. Our engineers hold the F-gas qualifications needed to work on refrigerant.

The Common questions

Do you cover The Common for commercial air conditioning?

Yes, The Common is within the area we cover. To start, ring us on 07833 053749 or write to us at info@aircondoctor.co.uk with a few pictures.

Is The Common within the area you cover?

Yes. The Common is within the area we cover across London and the South East. We’re based in East Grinstead and plan each visit so the job can be finished in one trip where possible.

What types of commercial air conditioning do you install?

Everything from wall-mounted units for single rooms to VRF or VRV systems serving whole buildings. Cassettes and ducted units suit offices, shops and restaurants.

Does my building need a TM44 inspection?

Over 12 kW, a TM44 inspection is needed at least every 5 years. The rules are set out on GOV.UK, and we can help you prepare.

Does servicing affect my warranty?

That depends on the brand. If servicing is in the terms, missing one could affect a claim and we’ll tell you what your brand asks for.

Can you do our TM44 air conditioning inspection?

An accredited energy assessor has to carry out the inspection, and we’re not assessors. We get the system ready and act on the findings.

What warranty do I get?

Warranty is the manufacturer’s own, on its terms. Terms differ by brand, and we set them out on your quote.

What you can do yourself, and what needs us

Some faults have simple causes you can check first: is the system in the right mode, is the set temperature sensible, are the remote’s batteries working and has the breaker tripped. If the breaker trips a second time, leave it off and ring us on 07833 053749.

Leave the units and pipework where they are. Moving a unit involves the refrigerant circuit, so it needs an F-Gas qualified engineer, and the electrics need care too. If you need something moved, we can quote for it.

Signs you need commercial air conditioning in The Common

Ageing systems are a common reason for a call. Spares get scarce and performance drops so replacement starts to make more sense than repair.

Look out for any of the following:

  • TM44 recommendations that need acting on
  • Changes of use that need a new layout
  • Staff complaining about the temperature

Clinics, dental practices and pharmacies around Saffron Walden Community Hospital (about 3.5 miles west) normally want quiet indoor units with filters that are simple to keep clean.

Before booking anyone

  • Whether extra work needs your approval first
  • Who does the electrical work, and whether they can certify it
  • Which VAT rate the quote uses, and why

How the visit works

Each visit runs to the same pattern: check the plan with you, protect the area, do the work, test what we’ve done and talk you through it. On site, the work takes as long as the site and the system need, from a short install to a phased project planned around opening hours. Work in The Common is booked in advance at a time that suits you.

  1. We visit the site to look at the building, how it’s used and what the system needs to do.
  2. The written quote is fixed and lists the plant, where it goes and the order of works.
  3. We agree a programme that suits the site, including evening, weekend or phased installation.
  4. Indoor and outdoor units, pipework, condensate and controls are installed and the electrics connected.
  5. The system is commissioned and you receive the F-gas records, handover notes and manufacturer paperwork.

Before we arrive

  • Unlock any gate, garage or side passage we need
  • Have the make and model of any existing unit to hand
  • Tell us about parking and loading

Ask for a quote

Every quote shows the VAT clearly, with the rate that applies to your job. VAT can differ between homes and businesses and between kinds of work, so we confirm it in writing rather than guess. For a fixed-price quote, phone us on 07833 053749 or email us.

What commercial work looks like in The Common

Listed buildings are part of the picture here: about 9 within half a mile of the centre, such as Numbers 1-4 Thatched Cottages (grade II). That matters for air conditioning: permitted development doesn’t apply within the grounds of a listed building, in a conservation area the outdoor unit can’t go on a wall or roof facing a road, and a unit used only for cooling is not covered at all, so we check with Uttlesford council, typically the planning authority here where needed. At about 41 miles from central London, The Common sits inside the area we cover across London and the South East.

Schools such as Radwinter Church of England Voluntary Aided Primary School typically have the work done in the holidays, when classrooms are empty.
