Commercial air conditioning in South Street, done properly
Commercial air conditioning is a big part of what we do, for businesses in South Street and the rest of Greater London. Offices, shops, restaurants, hotels, schools and server rooms all come with different demands, and each one gets a system chosen for how the space is used. The work covers ducted systems, multi-split systems and ceiling cassettes, and common reasons people get in touch are commercial systems near the end of their life and planning ahead for the HFC phase-down.
In a London area like South Street, commercial air conditioning goes into offices, shops, restaurants and server rooms, often in shared buildings. That means planning noise, outdoor unit positions and access with the landlord or managing agent, and the work is normally planned around trading hours.
Equipment warranty comes from the manufacturer, on its own terms, and we set them out on your quote. Terms differ from brand to brand, so we go through them with you rather than leave you to find the small print.

FAQs for South Street
Is South Street in your area for commercial air conditioning?
Yes. South Street is one of the places we cover. To start, phone 07833 053749, or email if that’s easier with a few photos.
Can I fit air conditioning in South Street without planning permission?
It depends on the property. The half-mile around the middle of South Street holds about 1 listed buildings and structures. Permitted development only covers heat pumps that aren’t used solely for cooling, and not within the grounds of a listed building. Conservation areas add limits on outdoor units facing a road. Where needed, we check with the planning department at Bromley council, normally the authority for South Street.
Do you offer maintenance contracts?
Yes. Maintenance contracts are part of what we do, with visits at the interval your system and the manufacturer need. Each visit is written up and F-Gas records kept where they apply.
How long will it take to install air conditioning in our building?
An installation takes as long as the site and the system need, from a short install to a phased project planned around opening hours. The survey lets us set a firm programme, so ring 07833 053749 or write to us at info@aircondoctor.co.uk to arrange one.
Which accreditations do you hold?
We hold F-Gas company certification, which the law requires for any business working on refrigerant. NICEIC approval, MCS certification for heat pumps and Checkatrade membership sit alongside it.
What F-gas duties does a business have?
For systems at or above 5 tCO2e, the operator must have leak checks carried out and keep records. Checks are at least every 12 months from 5 to under 50 tCO2e, and every 6 months from 50 to under 500 tCO2e and we carry out the checks and keep the records.
Whose job is it to check the system for leaks?
The F-gas rules share it between the equipment’s operator and the engineers who work on it. The interval depends on the refrigerant charge, measured in tonnes of CO2 equivalent: at least yearly for 5 to under 50 tCO2e, and every 6 months for 50 to under 500 tCO2e.
Different systems, different jobs
Shops and restaurants
Restaurant dining rooms have changing loads through the day and the controls need to handle that.
Hotels and schools
Hotel bedrooms need individual control and quiet running and installation has to be planned around occupancy. Phased installation keeps rooms available.
How it works
Think of the visit in three stages: diagnose, treat and sign off. First we check the system or the space against the plan, then we do the work, and finally everything is tested, recorded and explained. Most of the time goes on the middle part, and that takes a few days for a small shop or office, longer for VRF across several floors. If a freeholder or agent needs to agree the work in South Street, we can send them the details.
- An engineer walks the building with you to understand its layout, its users and its heat sources.
- The written quote is fixed and lists the plant, where it goes and the order of works.
- Dates are set with you so trading, teaching or treatment carries on, using evenings, weekends or phases where it helps.
- Indoor and outdoor units, pipework, condensate and controls are installed and the electrics connected.
- Finally it’s commissioned and handed over, with the refrigerant records and manuals for your files.
Before we arrive
- Let us know if the units are on a roof, a high wall or in a locked area
- Arrange for someone to be there to let us in
- Make sure we can reach the consumer unit or fuse board

Cooling for South Street businesses
Food Standards Agency data counts about 11 cafés, restaurants and staff canteens and about 5 care homes, nurseries and hospitals within roughly a mile and a half of the centre of South Street. Kitchens and dining rooms gain heat quickly, and hotels need quiet units in guest rooms, so each is designed for its use. London commercial jobs typically involve a landlord or managing agent, and plant space is often tight.
Churches and halls such as Church of St Mary the Virgin are often used a few hours at a time, which suits a system that heats or cools a space quickly, once consents are in place. Clinics, dental practices and pharmacies around Tandridge Priory (about 3.2 miles south) normally want quiet indoor units with filters that are simple to keep clean.
