Need commercial air conditioning in River?

Commercial air conditioning in River, done properly

Commercial air conditioning is a big part of what we do, for businesses in River and the rest of Kent. That includes offices, shops, restaurants, hotels, schools and server rooms, and each one gets a system chosen for how the space is used. We’re often asked to deal with work raised by a TM44 inspection and buildings that can’t close for the work, on server and comms room cooling, multi-split systems and ceiling cassettes.

Around River, many businesses choose systems that heat as well as cool, which can replace old heaters in shops and offices.

Think of the paperwork as the system’s health record: what was fitted or found, what was done and when. It makes the next visit quicker and any warranty question simpler, so keep it safe.

How the visit works

Protection comes first: sheets over the floor and any furniture nearby and nothing is moved without asking you. After that, anything electrical is made safe and we start. It takes a few days for a small shop or office, longer for VRF across several floors, and we tidy up before we leave. Tell us about any gates or steps at your property near River when you book.

  1. You tell us about the building and what’s needed.
  2. We survey the site to check heat gains, layout and access.
  3. We set out the options, the price and the programme.
  4. Installation goes ahead around the business.
  5. We commission it, hand it over and can set up a maintenance contract.

Getting ready for the visit

Advice

River: your questions answered

Is air conditioning in River permitted development?

It depends on the property. Central River sits inside a conservation area. A system that heats as well as cools may not need an application on a house, provided it stays within the permitted development limits. Cooling-only units get no such allowance, and listed buildings and road-facing positions in conservation areas need more care. We speak to Dover council, which is typically the planning authority for River when it matters.

Is River within the area you cover?

Yes, and the size of the place makes no difference to how we work. A few photos and the postcode are enough to get things started.

Do you offer commercial maintenance contracts?

We do. A contract keeps the system serviced and any required leak checks on schedule and each visit is recorded.

Is the equipment covered by a warranty?

Warranty comes from the manufacturer and depends on the brand and product. For instance, Daikin’s standard warranty on split air conditioning is 2 years and we explain the terms for your brand on the quote.

How much time does a commercial air con install need?

A typical installation takes from a couple of days for a few cassettes to a planned programme for a whole building. Out-of-hours and phased work can spread the programme but keeps the business running.

What accreditations do you have?

F-Gas company certification, NICEIC approval for electrical work and MCS certification for heat pumps, and we are Checkatrade members. Our engineers also hold the individual F-gas qualifications needed to work on refrigerant.

How often is a TM44 inspection needed?

Systems with an effective rated output over 12 kW need a TM44 inspection at least every 5 years. An accredited energy assessor carries it out and we can help before and after.

When it’s something else

In fairness, some problems need a different answer:

  • Building work beyond the installation itself
  • Getting landlord or building owner approval
  • Carrying out the TM44 inspection itself, which needs an accredited energy assessor

If in doubt, call us on 07833 053749 or fill in the contact form and we will say what we think.

Rented and managed buildings

Bigger systems bring extra duties: a TM44 inspection by an accredited energy assessor is required at least every 5 years for systems over 12 kW. We can arrange it, prepare the system for it and fix what it finds.

Under the GB F-gas rules, responsibility for leak checks is shared between whoever operates the equipment and the engineers who work on it. Where a building is let or managed, the lease or contract should make clear who looks after the system, and we can work for either side.

Owner checks or an engineer?

There are a few things you can safely do yourself: keeping the outdoor unit clear, checking the mode and set temperature, and the routine cleaning in the manual. Anything inside the units, the electrics and the refrigerant is engineer’s work.

Good habits make our visits easier, not unnecessary. Clean filters and a clear outdoor unit help the system run as it should, but the inside of the units, the refrigerant and the electrics still need a qualified engineer.
