Commercial air conditioning across Lower Earley

Looking after it afterwards

Once we have finished, these simple steps help:

  • Budget for replacing ageing plant
  • Track when the next TM44 inspection is due
  • Plan regular servicing with a contract

For systems that require leak checks, the first date goes in the diary and can include it in a maintenance contract.

Replace ageing systems on your own timetable especially where top-up refrigerant is getting harder to buy.

What commercial work looks like in Lower Earley

There are about 36 cafés, restaurants and staff canteens, about 3 hotels, B&Bs and guest houses and about 12 schools and colleges within about 1.5 miles of central Lower Earley, according to the Food Standards Agency’s register. Restaurants, hotels, schools and care settings each need cooling designed for their hours and heat loads.

Healthcare premises near Royal Berkshire Hospital need air conditioning that’s easy to clean and maintained on a schedule. For a school like Radstock Primary School, air conditioning work is best done out of term.

Not far from Lower Earley, a recent job of ours was on Princess Way, Camberley (GU15), about 10 miles south-east: installing a Samsung VRF system serving twelve rooms across two floors, including open-plan working areas, individual offices, a server room and a boardroom.

What the work involves, system by system

Server and comms rooms

IT equipment produces heat around the clock, so the cooling has to run continuously. We size the system on the heat load.

Offices

Offices gain heat from occupants, equipment and the sun. We size the system for the actual heat load and choose units that suit the ceiling and layout.

What commercial air conditioning can’t fix

Some problems need a different service or another trade:

  • Building work beyond the installation itself
  • Fire risk assessments
  • Boiler installation or repair

If you’re not sure, just give us a ring on 07833 053749 and we will give you a straight answer before booking.

Where we work

  • Server and comms room cooling
  • Multi-split systems
  • Ceiling cassettes
  • VRF systems
  • Ducted systems
  • Wall-mounted split systems

How the visit works

Each visit runs to the same pattern: agree the plan on site, protect the area, carry out the job, test what we have done and explain it all to you. On site, the work takes as long as the site and the system need, from a short install to a phased project planned around opening hours. In a place like Lower Earley, parking is rarely an issue, but tell us about gates and access to the back of the property.

  1. First comes a survey, looking at the building and how it’s occupied.
  2. You get our recommendation and a fixed price.
  3. The programme is agreed, including any out-of-hours or phased work.
  4. We install the units, pipework, drainage, electrics and controls.
  5. Commissioning and handover follow, with the F-gas records and manufacturer paperwork.

How to prepare

  • Tell us about access, such as roof hatches, high walls or locked plant areas
  • Arrange for someone to be there to let us in
  • Give us access to the outside wall, roof or yard where the outdoor unit sits

How to get a quote

Our prices page gives typical ranges, but your quote is based on your job, because every property is different. After a look at the job, by photos or a survey, the price is fixed. To start, phone us on 07833 053749 or email us.

Advice

Lower Earley: your questions answered

Can I fit air conditioning in Lower Earley without planning permission?

There’s no single answer: the building and the outdoor unit position decide it. The centre of Lower Earley is in a conservation area. Since 2025, an air-to-air heat pump on a house can count as permitted development if it meets the conditions and is not used only for cooling. Listed buildings still need consent, and in a conservation area a road-facing wall or roof is not allowed under those rules. If there’s any doubt, we ask the local planning authority (for Lower Earley, normally Wokingham council).

Do you cover smaller places like Lower Earley?

Yes, smaller places are covered as well as towns. Send a few details and pictures, and we reply the same working day.

Do I get paperwork after the visit?

Yes. You get a written record of each visit, and any work on the refrigerant circuit goes in the F-Gas records. File them with the system’s paperwork.

Does my building need a TM44 inspection?

If the air conditioning has an effective rated output over 12 kW, an inspection is required at least every 5 years. The rules are set out on GOV.UK and we’ll help with the system side.

When will I hear back?

On the same working day you contact us. Then we agree a date that works for you, and you get a fixed price before any work goes ahead.

Whose job is it to check the system for leaks?

The operator of the equipment, working with qualified engineers. Systems below 5 tCO2e fall outside the set leak check intervals, while larger ones need checks at least every 12 months, or every 6 months from 50 tCO2e. We can tell you which band your system falls into.

Can you set up regular servicing?

Yes. Send details of the systems and how they’re used and we will propose a schedule and quote for it. Leak checks required by the F-gas rules can be built in for larger systems.

From one of our customers

“Excellent service from start to finish. Two wall-mounted units installed in our home. Clean, tidy work: they protected all the floors and left no mess. The systems work brilliantly. Would highly recommend.”
