Air conditioning in The Stocks

For landlords and property managers

When the building owner and the occupier are different, the lease or tenancy agreement normally sets out who maintains what. We are happy to deal with either side and send the records to whoever needs them.

Larger air conditioning systems in buildings need more than servicing: a TM44 inspection by an accredited energy assessor is required at least every 5 years for systems over 12 kW. We arrange the inspection, get the system ready and put right anything it picks up.

Air conditioning in The Stocks

Most air conditioning needs its own electrical supply from the consumer unit. Under Part P, a new circuit is notifiable unless a registered competent person does it, and our NICEIC approval means we install and certify it ourselves. A lot of the calls we get from The Stocks are about one room that is too hot to sleep or work in. That’s typically a single wall-mounted split, from £1,200 + VAT.

In a village like The Stocks, many homes are older, and some are listed. We check that first, because permitted development doesn’t apply within the grounds of a listed building, and the outdoor unit position is chosen to suit the building.

Equipment warranty comes from the manufacturer, on its own terms, and we set them out on your quote. Each brand sets its own conditions, so we go through them with you rather than leave you to find the small print.

Before you call an engineer

On air conditioning, the filters in the indoor unit are typically the one part owners can clean, if the manual says so. With the power off, they lift out, can be vacuumed or rinsed and must be fully dry before they go back. On a heat pump, the equivalent is keeping the outdoor unit clear and checking the controls.

Some faults have simple causes you can check first: check the mode, the set temperature, the remote’s batteries and the breaker. If the breaker trips a second time, leave it off and give us a ring on 07833 053749, or email if that’s easier.

What air conditioning cannot fix

Not every problem is solved by air conditioning, and we will tell you before any work starts. It will not put right:

  • A ventilation problem rather than a temperature problem
  • Heat loss through very poor insulation (a system will heat the room, but insulation is a separate job)
  • Building damp that has a structural cause

If in doubt, give us a ring on 07833 053749 or send an email and we’ll say what we think.

FAQs for The Stocks

Do you cover The Stocks for air conditioning?

Yes. We work across London and the South East from our base in East Grinstead, and The Stocks is part of that. To start, phone us on 07833 053749, or email if that’s easier with a few pictures.

Can I fit air conditioning in The Stocks without planning permission?

That depends on the building and where the outdoor unit goes. The centre of The Stocks is in a conservation area. An air-to-air system used for heating as well as cooling can be permitted development on a house if it meets the conditions, but a cooling-only unit isn’t covered, listed buildings need consent and conservation areas restrict outdoor units facing a road. Where needed, we check with the planning department at Ashford council, normally the authority for The Stocks.

Do you work on all makes?

We install and work on the leading makes, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. Tell us the make and model and we will take it from there.

Are you F-Gas certified?

AirCon Doctor is an F-Gas certified company, NICEIC approved for electrical work and MCS certified for heat pumps. We’re also Checkatrade members.

Can landlords and managing agents book you?

Yes. Homeowners, landlords, agents and businesses all book us in The Stocks and across Kent. Let us know who the records should go to.

How do you keep the place clean during the work?

We start with protection: dust sheets over floors and anything close to the work. Holes and fixings are agreed with you, and we clean up afterwards when we finish.

Do I get paperwork after the visit?

Yes. It’s your proof of what was done: a dated note of the work, with refrigerant details where they apply.

Air conditioning around The Stocks

About 81% of households live in detached or semi-detached houses, according to the last census (2021). With homes like that, finding a sensible outdoor unit position is rarely hard, and a multi-split lets two or more rooms run off it.

Older streets near Parish Church of St John the Baptist may fall within a conservation area, so we check the planning position before choosing where the outdoor unit goes. With historic houses such as Smallhythe Place about 2 miles north-west, it’s a reminder that older homes nearby may be listed, which changes the planning rules.

The Stocks is about 11 miles south-west of Ashford, in Kent. The Stocks gets the same approach as every job we take on: diagnosis first, a fixed price and proper paperwork when we’ve finished. In Kent alone we list 922 places and The Stocks is among them. For properties nearby, see our Eastbourne page, about 25 miles away.

The closest recent job we can point to from The Stocks was on Mermaid Street, Rye (TN31), about 4 miles south: installing three Fujitsu wall-mounted units in guest bedrooms, with the outdoor units positioned in the hotel’s walled rear garden. See the job

We work across the TN30 postcode area for air conditioning and the roads nearby. Local streets include Stocks Road, Budd's Lane and Wittersham Road, all of which are in our area. If you’re just outside The Stocks, we cover Acton (1 mile north), Wittersham (1 mile west), Stone Corner (1 mile north), Stone in Oxney (2 miles east) and Reading Street (2 miles north-east). We also work in nearby towns such as Ashford (11 miles north-east), Tenterden (4 miles north), Kennington (13 miles north-east) and New Romney (10 miles east).

What happens on the day

If the system has to be off for part of the visit, we tell you before we start so it does not catch you out. In a business, work can often be done one area at a time. The work takes about a day for a single-room system, longer for multi-room and ducted systems. For a place like The Stocks, the timing is set with you and the travel is our side of the planning.

  1. First comes a site survey, or photos and measurements for a straightforward job.
  2. Each room is sized and you get a fixed-price quote setting out the equipment and the unit positions.
  3. The units go up and the pipework, cable and condensate drain are run neatly between them.
  4. The electrical supply is connected, and the refrigerant circuit is pressure tested and evacuated.
  5. Last comes the run-up: every mode checked, the controls explained and the paperwork left with you.

Getting ready for the visit

  • Tell us about access, such as roof hatches, high walls or locked plant areas
  • Make sure someone can let us in at the agreed time
  • Tell us about parking and loading
