Stede Quarter: your questions answered

Is Stede Quarter in your area for air conditioning?

We do: Stede Quarter falls inside our working area. Tell us a little about the job and we will take it from there.

Can I fit air conditioning in Stede Quarter without planning permission?

That depends on the building and where the outdoor unit goes. Central Stede Quarter sits inside a conservation area. Since 2025, an air-to-air heat pump on a house can count as permitted development if it meets the conditions and isn’t used only for cooling. Listed buildings still need consent, and in a conservation area a road-facing wall or roof isn’t allowed under those rules. If there’s any doubt, we ask the planning department at Ashford council, normally the authority for Stede Quarter.

Who is responsible for leak checks?

Responsibility is shared between the operator, typically whoever owns or controls the equipment, and the service technicians. The interval depends on the refrigerant charge, measured in tonnes of CO2 equivalent: at least every 12 months from 5 tCO2e, and every 6 months from 50 tCO2e.

Will you make a mess?

Floors and furniture near the work are covered with dust sheets before any work starts, and the area is kept tidy throughout. Before we leave, we clear up and run through the work with you.

Is the equipment covered by a warranty?

Warranty is the manufacturer’s own, on its terms. Terms differ by brand, and we set them out on your quote.

Do you work on commercial properties?

Yes. From one rented home to commercial buildings, we work the same way: survey or diagnosis, a fixed price and proper paperwork.

Do you provide F-Gas records?

Yes. Each visit is written up, including F-Gas records for any refrigerant work. Keep them with the manual and the warranty documents.

Air conditioning for homes and businesses in Stede Quarter

Single-room systems are typically £1,200–£2,200 + VAT, two rooms on a multi-split £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT. Those ranges include supply, installation, commissioning and F-Gas documentation, with commercial and VRF systems priced after a survey. Air conditioning installation in Stede Quarter starts with a site survey, followed by a fixed-price quote with the brand, model and every part of the job set out.

A single room takes a day in most homes, with multi-room systems taking longer depending on pipe routes, and we leave the room clean and the controls explained.

For a home in or near Stede Quarter, an air-to-air system can cool in summer and heat in the cooler months, which suits rooms the main heating doesn’t reach well, such as a garden room or loft.

Warranty periods vary by brand and by product. Daikin, for example, gives a standard 2 years on split air conditioning, with longer extensions only on its air-to-water heat pumps. Whatever the brand, the manufacturer’s terms are explained on your quote.

How it works

The visit goes in the diary at a time that works for you, and we let you know if plans need to move. On arrival, the engineer compares the job with the survey, your pictures or the details you gave us. If something is different, we talk it through with you before carrying on. From there, the work takes a day or more, depending on the number of rooms, the pipe routes and the access. Pictures of the space and where the outdoor unit could go let us plan the work in Stede Quarter.

  1. First comes a site survey, or photos and measurements for a straightforward job.
  2. We size the system for each room, then send a fixed-price quote with the units and where they go.
  3. Brackets go on, the units are hung and the refrigerant lines, cable and drain are routed between them.
  4. Once the electrics are connected, the pipework is tested for leaks and put under vacuum before any refrigerant flows.
  5. Last comes the run-up: every mode checked, the controls explained and the paperwork left with you.

Before we arrive

  • Mention any parking restrictions near the property
  • Keep pets out of the rooms we’re working in
  • Clear a path to the units and the space around them

What air conditioning can’t fix

Not every problem is solved by air conditioning, and we’d rather say so up front. It doesn’t solve:

  • Central heating repairs
  • A lack of fresh air (most split systems recirculate room air rather than bringing fresh air in, which is a job for ventilation)
  • A building fabric problem such as single glazing or no loft insulation

Not sure which it is? You can phone 07833 053749 or use the quote form and we’ll tell you honestly before booking.

What the work covers

  • Ducted systems
  • Ceiling cassettes
  • Air-to-air heat pumps
  • Wall-mounted split systems
  • Multi-split systems
  • VRF systems

Air conditioning in Stede Quarter: local notes

Census 2021 figures found about 75% of households in detached or semi-detached houses. Detached and semi-detached houses normally have space for the outdoor unit, and several rooms can share one on a multi-split.

A loft bedroom or a glazed extension is often the room that prompts the first call. Many split systems run in heating mode too, which makes them useful outside summer.

Managing agents and facilities teams in Stede Quarter

When the building owner and the occupier are different, it’s worth checking the agreement for who looks after the system. We are happy to deal with either side, and the paperwork can go to both.

We regularly work with managing agents. Send the address, what’s needed and how access works, and we will send a fixed-price quote.

Owner checks or an engineer?

There are a few things you can safely do yourself: keeping the outdoor unit clear, checking the mode and set temperature, and the routine cleaning in the manual. Anything inside the units, the electrics and the refrigerant is engineer’s work.

Leave the units and pipework where they are. Moving a unit involves the refrigerant circuit, so it needs an F-Gas qualified engineer, and the electrics need care too. If you need something moved, we can quote for it.

A customer’s words

“Excellent service from start to finish. Two wall-mounted units installed in our home. Clean, tidy work: they protected all the floors and left no mess. The systems work brilliantly. Would highly recommend.”
