Air conditioning for homes and businesses in Millwall
Most air conditioning needs its own electrical supply from the consumer unit. Adding a new circuit is notifiable building work under Part P unless it’s done by a registered competent person, and our NICEIC approval means we install and certify it ourselves. Whether you call it air con, air conditioning or an air-to-air heat pump, in Millwall it means the same thing to us: the right unit in the right place, fitted and commissioned properly.
A typical install in Millwall is an indoor unit high on an outside wall, a neat pipe run and an outdoor unit on a bracket or ground pad, with the drain run planned so it never drips where it shouldn’t.
In a London area like Millwall, many of the homes we’re asked about are flats, maisonettes and terraced houses. That shapes the job: where the outdoor unit can go, how the pipework reaches it and who needs to agree first. A freeholder or managing agent often has a say in a flat, so we write up the proposed positions for them to see.
Think of the paperwork as the system’s health record: a dated account of the work and the readings we took. It makes the next visit quicker and any warranty question simpler and it’s worth keeping safe.

Air conditioning in Millwall: local notes
The Valuation Office Agency’s council tax figures show about 52% of homes in and around Millwall were built in 2000 or later, and the 2021 Census found about 87% of households live in flats. Newer homes are often easier to fit, with cavity walls and space in the loft for pipework. For a flat, we look at balconies, flat roofs and rear walls for the outdoor unit, and the lease often needs checking first. For a London home, we plan the outdoor unit position, the pipe route and any approvals before the day.
If you work from home near Deptford station, a home office that overheats is one of the easiest rooms to cool. Queen's House (roughly 0.9 miles south-east) shows the area has its share of heritage. A listed home needs consent before an outdoor unit or pipework goes on.
Millwall is about 1 mile north-west of Greenwich, in Greater London. We cover Millwall for air conditioning and across the rest of Greater London. In Greater London alone we list 764 places, and Millwall is one.
Not far from Millwall, a recent job of ours was on Greenwich High Road, Greenwich (SE10), about 1 mile south-east: installing a Mitsubishi Electric wall-mounted unit in the retail area and a second unit in the stockroom and office. More about it

What happens if it’s left?
Refrigerant rules have changed what new systems use. Since 2025, new single split systems with less than 3 kg of refrigerant can’t use F gases with a GWP above 750, which is why R32, with a GWP of 675, is now common. Older R410A systems have a GWP of 2088. Consents in London blocks can take time, which is another reason to plan the job in Millwall early.

What you can do yourself, and what needs us
Good habits make our visits easier, not unnecessary. Clean filters and a clear outdoor unit help the system run as it should, but the refrigerant circuit, the electrics and the parts you cannot see still need an engineer at the interval the manufacturer recommends.
Keep a note of anything odd: error codes, noises, drips, smells or a drop in performance. It makes our diagnosis quicker, and a photo or a short video of the display is even better.
For landlords and property managers
We regularly work with managing agents. Tell us the property, the work and the access arrangements, and we’ll send a fixed-price quote.
We also work for facilities teams in offices, schools and public buildings in Millwall and across Greater London. Work can be phased by floor, zone or building to keep disruption down.
Millwall: your questions answered
Do I need planning permission for air conditioning in Millwall?
That depends on the building and where the outdoor unit goes. Central Millwall sits inside the Chapel House Conservation Area. Put simply: reversible systems on houses can be permitted development, cooling-only ones cannot, listed buildings need consent, and conservation areas limit outdoor units facing a road. When your property needs a decision, we contact Tower Hamlets council, which is normally the planning authority for Millwall.
Can I have air conditioning in a flat in Millwall?
Often, yes, but the lease and the freeholder normally have a say. Permitted development rules for flats are tighter than for houses, so we check the outdoor unit position and give you the details to send to the freeholder or managing agent.
What size air conditioning unit do I need?
Floor area is only part of it. Glazing, orientation, the roof and what goes on in the room all affect it and the survey covers each of them.
How much does air conditioning installation cost?
For one room, a split system is typically £1,200–£2,200 + VAT. Two rooms on a multi-split are typically £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT, with supply, fitting, commissioning and F-Gas documentation included. The price is fixed before work begins.
Can we book visits on a schedule?
Yes. Maintenance contracts are part of what we do, with visits at the interval your system and the manufacturer need. Each visit is recorded and F-Gas records kept where they apply.
Can I use air conditioning to heat a room?
In most cases, yes. Running as a heat pump, it moves heat in from outside rather than making it from electricity alone. If you want it to replace your main heating, ask about air-to-air heat pumps and the conditions for the Boiler Upgrade Scheme grant.
Who is responsible for leak checks?
Responsibility is shared between the operator, normally whoever owns or controls the equipment, and the service technicians. How often depends on the size of the refrigerant charge in tonnes of CO2 equivalent: at least every 12 months from 5 tCO2e, and every 6 months from 50 tCO2e.
The process
If the system has to be off for part of the visit, we tell you before we start, so you can plan around it. In a business, work can often be done one area at a time. The work takes about a day for a single-room system, longer for multi-room and ducted systems. Before a visit in Millwall, we ask where the van can stop and how we reach the outdoor unit.
- We survey the rooms and the outside of the property, or work from pictures and details for simple jobs.
- Each room is sized and you get a fixed-price quote setting out the equipment and the unit positions.
- On the day, we fit the indoor and outdoor units and run the pipework, cable and condensate drain.
- Once the electrics are connected, the pipework is tested for leaks and put under vacuum before any refrigerant flows.
- We commission the system, show you the controls and leave the F-Gas records and the manufacturer’s warranty details.
How to prepare
- Make sure we can reach the consumer unit or fuse board
- Keep pets and children away from the work area
- Make sure someone can let us in at the agreed time
