Managing agents and facilities teams in Sprig's Alley

Whether it’s one property or many, the approach is the same: a look at the job first, a fixed-price quote, work booked with the occupier and written records afterwards.

If you look after several properties, we can plan visits across the portfolio and price them together. Each property gets its own records, so the files stay tidy.

How we handle air conditioning servicing in Sprig's Alley

Some systems need F-gas leak checks by law, and some don’t. Under the GOV.UK rules, 5 to under 50 tCO2e means a leak check at least every 12 months, and 50 to under 500 tCO2e means every 6 months. We tell you which band your system falls into and carry out the checks it needs. If you are dealing with new noises from the indoor or outdoor unit and weaker cooling than last year, we can sort it out.

We plan the trip to Sprig's Alley and can service more than one unit in one visit.

Aftercare is simple, and most of it is in the manual: keep the outdoor unit clear, follow the manufacturer’s guidance on cleaning and book a service at the interval they recommend. That also helps where the warranty terms ask for regular servicing.

How the visit works

The visit has three parts, a bit like a doctor’s appointment: diagnose, treat and sign off. First comes a careful look at the system or the space, then the work itself, and finally we test, record and explain. The middle part takes longest, which takes anything from an hour for a simple split system to most of a day for a larger installation. Work in Sprig's Alley is booked in advance at a time that suits you.

  1. We book a time that suits you and confirm the price.
  2. We switch the system on and check it in operation.
  3. We clean the filters, coils and fans and clear the condensate drain.
  4. We check the wiring, controls and refrigerant circuit, and leak check systems that need it.
  5. It’s run once more to confirm all is well, and the record is left with you.

Preparing for the visit

  • Move furniture away from the wall where we will be working
  • Have the make and model of any existing unit to hand
  • Let us know if the units are on a roof, a high wall or in a locked area

What affects the cost of air conditioning servicing

Jobs vary more than people expect. What affects the quote:

  • Access, including height, roofs and ladders
  • The size of the job
  • What electrical work the job needs

No two properties are the same, so each one gets its own fixed-price quote. The system, the access, the pipe routes and the parts involved all play a part.

Before you get in touch

Before you ask for a quote, gather:

  • Photos showing the indoor unit and the space around it
  • The outdoor side of the property, including any roof or flat area
  • A close-up of the unit’s label showing the model number

Photos are enough for some jobs; others need a visit first. Bigger systems, commercial sites and awkward pipe routes are normally surveyed on site. Either way, you get a fixed price before any work is booked.

Different systems, different jobs

Fans and electrics

We test the controls, the modes and the timers to make sure the system responds properly.

Refrigerant performance and leak checks

F-gas leak checks are required for systems from 5 tCO2e upwards, at least yearly up to 50 tCO2e and every 6 months from 50 to under 500 tCO2e. Hermetically sealed systems under 10 tCO2e are exempt.

FAQs for Sprig's Alley

How often should air conditioning in Sprig's Alley be serviced?

Once a year suits most home systems. Larger systems holding 5 tonnes CO2 equivalent or more also need a leak check at least every 12 months under the F-gas rules.

Yes. Sprig's Alley is within the area we cover across London and the South East. A few photos and the postcode are enough to get things started.

What accreditations do you have?

We hold F-Gas company certification, which the law requires for any business working on refrigerant. We’re also NICEIC approved, MCS certified for heat pumps and Checkatrade members.

We start with protection: sheets over the floor and nearby furniture. Holes and fixings are agreed with you, and we clean up afterwards before we leave.

The warranty comes from the manufacturer, on its own terms. Check your brand’s conditions, which may mention servicing and file every service record.

Do you work on all makes?

We install and work on the leading makes, from Mitsubishi Electric, Daikin and Fujitsu to Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. Tell us the make and model and we’ll take it from there.
