Air conditioning servicing in Sheerness, done properly

Servicing is also a chance to spot faults early. The engineer checks fans, pipe insulation, controls and electrical connections, and tells you about anything that looks like it’s heading for trouble. We are often asked to deal with an unpleasant odour when the system runs and noisy fans or rattling from the outdoor unit, across VRF systems, multi-split systems and wall-mounted split systems.

For most homes near Sheerness, a service once a year keeps the system efficient and the filters clean, and some manufacturers’ warranty terms ask for regular servicing.

Warranty periods vary by brand and by product. Daikin, for instance, gives a standard 2 years on split air conditioning, with longer extensions only on its air-to-water heat pumps. For any other brand, we explain the manufacturer’s terms on your quote.

What happens if it’s left?

A service can find a worn part or a loose connection while the system is still running. Left alone, the same fault tends to show itself when you most need the system. A dirty or faulty system works harder and costs more to run.

Common questions in Sheerness

Will you come out to Sheerness?

Yes, and the size of the place makes no difference to how we work. Send a few details and pictures, and we reply the same working day.

How often should air conditioning in Sheerness be serviced?

Normally once a year for homes, more often for busy business systems. Business systems may also need F-gas leak checks, at least every 12 months from 5 tonnes CO2 equivalent.

Does the manufacturer’s warranty require regular servicing?

That is down to your manufacturer’s terms, which vary. Where servicing is a condition, keeping an annual service record helps show the terms were followed, and we can explain what your brand asks for.

Do you work for landlords and businesses?

Yes. We work for homeowners, landlords, letting and managing agents, and businesses of every size across London and the South East. Tell us who should receive the paperwork.

Is an F-gas leak check a legal requirement for my system?

The requirement starts at 5 tCO2e. Many small split systems fall below it: 3 kg of R32, for instance, is about 2.0 tCO2e. We check the label and tell you whether your system needs checks and how often.

Is there a survey before the work?

Yes. Every job is looked at first, on a survey, or from your pictures and details where the job is simple. Then you get a fixed-price quote.

Do you offer air conditioning maintenance contracts?

We do, for one unit at home or many across a site. The visits, what each covers and the price are agreed with your quote, so servicing and any required leak checks stay on schedule.

Keeping systems in Sheerness running

Sheerness lies within about 1 mile of the sea. A yearly service matters more near the coast, where salt speeds up corrosion on coils and fixings. Roughly a third of a mile or less from central Sheerness, you reach the Sheerness Mile Town Conservation Area. 3 conservation areas lie within a mile of central Sheerness. About 22 listed entries lie within half a mile of central Sheerness, Clock Tower (grade II) among them. We keep it in mind in case a new outdoor unit is ever needed, as protected buildings can need consent for that. About 51% of homes in and around Sheerness were built before 1919, according to VOA council tax data, and about 49% of households live in terraced houses, according to Census 2021 figures. On terraced streets, outdoor units are normally at the back, so tell us how we get to the rear of the property.

For a school like Rose Street Primary School, maintenance visits can be booked out of term. If you run premises near Sheerness-On-Sea station, ask about servicing several units in one visit.

For landlords and property managers

From a single flat to a whole estate, you get the same standard: a look at the job first, a fixed-price quote, work booked with the occupier and written records afterwards.

For anyone managing more than one building, we can quote and plan the work across all of them. Each property gets its own records, so the files stay tidy.

The process

We book the visit for a day and time that suit you, and we let you know if plans need to move. On arrival, the engineer compares the job with the survey, your photos or the details you gave us. Anything unexpected is raised with you before we go further. After that, it takes around an hour for one indoor and one outdoor unit, with extra time for each additional indoor unit. Visits to a place like Sheerness are planned ahead, so we arrive with what the job needs.

  1. A date is fixed and the service price confirmed in advance.
  2. Before any cleaning, the system is run so we can see how it behaves.
  3. Filters, coils, fans and drains are cleaned and cleared.
  4. We check the wiring, controls and refrigerant circuit, and leak check systems that need it.
  5. We run the system again and leave you a service record.

Before we arrive

  • Make sure we can reach the outdoor unit, or where it will go
  • Tell us about any building rules, permits or sign-in
  • Make sure we can reach the consumer unit or fuse board

Every quote shows the VAT clearly, and the rate that applies to your job is stated. VAT can differ between homes and businesses and between kinds of work, so we confirm it on the quote. For a fixed-price quote, phone us on 07833 053749 or send an email.

What you can do yourself, and what needs us

Refrigerant is off limits for anyone without the right qualifications. Under the F-gas rules, engineers need their own qualifications and the company must be certified, and refrigerant lines can cause cold burns. If you suspect a leak, switch the system off and call us.

Some faults have simple causes you can check first: is the system in the right mode, is the set temperature sensible, are the remote’s batteries working and has the breaker tripped. If the breaker trips a second time, leave it off and call 07833 053749 or send an email.
