Landlords, agents and facilities managers

We regularly work with managing agents. Send the address, what’s needed and how access works and we will come back with a fixed-price quote.

If you look after several properties, we can quote and plan the work across all of them. Every address has its own paperwork, so each one has its own history.

About our air conditioning servicing in Rackham

A service is not the same as a regas. Refrigerant runs in a sealed circuit and shouldn’t need adding to. If the performance checks point to a leak, we explain the options for finding and fixing it rather than just topping up. Common call-outs are for systems that haven’t been serviced for a while and a musty or damp smell when the unit starts, on air-to-air heat pumps, VRF systems and wall-mounted split systems.

We plan the trip to Rackham and can service more than one unit in one visit, which keeps it simple.

Warranty on the equipment is the manufacturer’s own, on the manufacturer’s terms, and we explain those terms on your quote. Each brand sets its own conditions, so we go through them with you rather than leave you to find the small print.

Before you call an engineer

Never try to top up, release or handle refrigerant yourself. The law requires anyone working on equipment containing F gas to hold the right qualifications, and the company to be certified, and escaping refrigerant can cause cold burns. A suspected leak is our job, not yours.

Owners can handle the everyday basics: keep the outdoor unit clear of leaves, plants and clutter, check the settings and the remote, and follow the cleaning the manual describes. Opening up the units, the electrics and the refrigerant circuit are a job for us.

How the visit works

Everything the job needs comes with us, from tools and test equipment to ladders and dust sheets. All we ask is clear access to the units, or to where they’ll go, and to the consumer unit. The visit takes a short visit for one split system, longer for multi-split, ducted or commercial plant. We agree a date with you and plan the visit to Rackham so we arrive with what’s needed.

  1. First, we agree a time and confirm the cost of the service.
  2. Before any cleaning, the system is run so we can see how it behaves.
  3. Filters, coils, fans and drains are cleaned and cleared.
  4. Electrical and refrigerant checks follow, including a leak check if the rules require one.
  5. We run the system again and leave you a service record.

Getting ready for the visit

  • Plan for pets to be kept clear during the visit
  • Give us access to the outside wall, roof or yard where the outdoor unit sits
  • Let us know where the consumer unit is

FAQs for Rackham

Does my air con in Rackham need a yearly service?

Normally once a year for homes, more often for busy business systems. Larger systems holding 5 tonnes CO2 equivalent or more also need a leak check at least every 12 months under the F-gas rules.

Do you cover smaller places like Rackham?

We do. Villages and hamlets get the same service as the bigger towns. Send a few details and photos, and we reply the same working day.

Do you offer emergency call-outs?

Yes. There’s a 24/7 emergency line for breakdowns that can’t wait. Call 07833 053749 and tell us what’s happened.

Do you top up refrigerant during a service?

A regas is a separate job, done once a leak has been found and fixed. Topping up without finding the leak means the gas escapes again, so we do not recommend it.

Which accreditations do you hold?

We hold F-Gas company certification, which the law requires for any business working on refrigerant. NICEIC approval, MCS certification for heat pumps and Checkatrade membership sit alongside it.

Which manufacturers do you install and repair?

Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries, Hitachi and others. For a new system, we suggest the make and model that suit the property and explain why.

How do you keep the place clean during the work?

Floors and furniture near the work are covered with dust sheets before any work starts, and the area is kept tidy throughout. Before we leave, we clear up and run through the work with you.

Looking after it afterwards

A little care keeps the system in better shape. We recommend:

  • Check the condensate pipe outside isn’t blocked or crushed
  • Don’t wait for a small drip to become a leak
  • Keep to an annual service, or more often if needed

Put the next service in the diary straight away. Many people book in spring, before the cooling season, or in autumn if they use the system for heating although we service all year round.

Keep the area around the outdoor unit clear. Leaves, garden waste, bins and climbing plants all restrict the airflow and should be moved away.

Air conditioning servicing in Rackham: the local picture

Rackham Farmhouse, listed at grade II, is one of roughly 5 protected buildings and structures in the half-mile around Rackham’s centre. For most visits that makes no difference. It only comes up when an outdoor unit has to be replaced on a protected building. At about 44 miles from central London, Rackham sits inside the area we cover across London and the South East.

Most homes book one service a year; busy offices and shops may want more. Water dripping from the indoor unit often traces back to a drain that needs clearing.
