How air conditioning works in CT7

Wall-mounted, multi-split, ducted and cassette systems are all part of what we install, with VRF for larger buildings. The right choice depends on the rooms, the building and how visible you want the indoor units to be, and we explain the options on the survey. The work covers air-to-air heat pumps, ceiling cassettes and VRF systems, and the jobs we see most are expensive direct electric heating and a business premises that overheats in summer.

The visit has three parts, a bit like a doctor’s appointment: diagnose, treat and sign off. First comes a careful look at the system or the space, then we do the work, and finally we test, record and explain. Most of the time goes on the middle part, which takes a day or more, depending on the number of rooms, the pipe routes and the access.

  1. You send photos, or we visit and survey the rooms and outside.
  2. The system is sized, positions are agreed and the price is fixed.
  3. We protect the area, then fit both halves of the system.
  4. Connections are made, checked for leaks and pulled down to a vacuum.
  5. The system is commissioned, the controls explained and the F-Gas records handed over.

How we quote

Putting several jobs into one visit can make for a more efficient booking. Mention every unit or room you need covered, and you’ll get one fixed price.

Getting a price

Every quote shows the VAT clearly, with the rate that applies to your job. Homes, businesses and different kinds of work can be treated differently for VAT, so we confirm it on the quote. To get one, phone 07833 053749 or use the quote form.

Air conditioning across CT7: local notes

In CT7, as across England, the same permitted development rules apply: cooling-only units aren’t covered, listed buildings need consent and conservation areas restrict outdoor units facing a road.

Refrigerant work is done by F-gas qualified engineers for a certified company, and the electrics come under our NICEIC approval. In the coastal parts of CT7, outdoor units benefit from a sheltered position and regular servicing.

Birchington: If you commute from Birchington-On-Sea station and work from home on other days, one wall-mounted unit in the home office is often all that’s needed. Older streets near Church of All Saints may fall within a conservation area, so we check the planning position before choosing where the outdoor unit goes.

When something else is needed

We will always give you a straight diagnosis, so here’s what air conditioning will not do:

  • A ventilation problem rather than a temperature problem
  • Damp from leaks or a lack of ventilation
  • A building fabric problem such as single glazing or no loft insulation

Safe owner checks

Leave the units and pipework where they are. Disconnecting a system means dealing with refrigerant, which only a qualified engineer can do, and the electrics need care too. Ask us to quote for a move instead.

On air conditioning, the filters in the indoor unit are usually the one part owners can clean where the manufacturer’s manual explains how. They come out, get a gentle clean and go back only when they’re dry. For a heat pump, the main owner jobs are a clear outdoor unit and sensible control settings.

After we’ve gone

Aftercare is straightforward, and it makes the next visit easier:

  • Keep the handover documents somewhere safe
  • Keep the indoor unit’s filters clean
  • Tell us if the unit starts to leak, rattle or show a code
  • Choose a comfortable set temperature rather than the lowest

We clear up before we go: sheets removed, packaging cleared up and pipe holes sealed. Pipework outside is covered in trunking or insulated and neatly fixed as agreed on the survey.

Clean the filters regularly, not just at the service. Blocked filters cut airflow and make the system work harder, which costs you more to run.

Let and managed properties

Keeping records across a portfolio is half the battle. Each visit produces a dated record, with F-Gas records wherever refrigerant work is involved, so you can show what was done and when.

Where a tenant occupies the property but the landlord owns the system, it’s worth checking the agreement for who looks after the system. We are happy to deal with either side and send the records to whoever needs them.

Your questions about air conditioning in CT7

Which type of system should I choose?

There’s no single best type. Wall-mounted splits suit single rooms, multi-splits run several rooms from one outdoor unit, ducted systems hide the unit in the ceiling, and cassettes suit offices and larger rooms. We recommend one on the survey and explain why.

Which brands do you work with?

The main ones, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. For new systems, we recommend a brand and model to suit the job and tell you why.

Why use an F-Gas certified company?

Certification shows a business is approved to work on systems that hold F gas refrigerant. In Great Britain, that certification is a legal requirement, not an optional extra, and AirCon Doctor is certified.

How do you keep the place clean during the work?

Protection goes down first: sheets over the floor and nearby furniture. Holes and fixings are agreed with you, and we clean up afterwards when we finish.

What warranty do I get?

Warranty is the manufacturer’s own, on its terms. Each brand sets its own conditions and periods, so we explain them on your quote.

Do you work for landlords and businesses?

Yes. From a single let flat to offices, shops and public buildings, we work the same way: a look first, a fixed-price quote and written records.

Do you survey before quoting?

Yes, always. Diagnosis comes before treatment: the survey tells us what the job needs and how to do it, and the quote is based on that.
